Tammy Davis on Building Pulse Pipeline AI and Why Most Realtors Are Leaving Money on the Table

Tammy Davis built Pulse Pipeline AI to solve a real estate problem: top agents waste time on manual follow-ups instead of nurturing existing leads. She went from nursing assistant to Scrum Master to founder, using Claude to accelerate her business planning. Her AI agent pre-screens buyers and automates CRMs so realtors stop leaving money on the table.

Welcome back to another episode, and we have officially changed our podcast name on Fridays at least. What has been known as Jam-packed Business Made Easy with AI is now The Human Side of AI with Flora, and I'm your host Flora. Today I sat down with Tammy Davis, founder of Pulse Pipeline AI, and Tammy's path to building an AI company is not a straight line like anyone else's, right? She started in healthcare at 18, became a real estate agent, landed a Scrum master role at Cigna and then discovered AI through a really through a women's community online or group. So that combination of industries really gave her a perspective most founders don't have, and she used it to build something specific, a company that helps realtors fix the system problems that are quietly killing their business. We talk about lead nurturing, CRM setup, what it actually takes to build a business before you're ready to take clients, and the honest challenge of moving from builder mode into sales and marketing mode. Tammy is generous with what she knows, and I think you're going to get a lot out of this one. Let's jump in. Hey, Tammy, how are you doing today?
I'm wonderful. How are you?
Doing great. And is that your actual background or is that a virtual background?
It's a virtual background.
It looks very realistic. Oh, technology. Thank you.
I mean, you've been using this one for about a year now.
I love it. I love it. I wonder if someone ever comes into your house, like, expecting that to be your office. Space. So, Tammy, you and I connected on Women Builds AI, and I'd love to learn just, you know, kind of what brought you to that school community and tell us a little bit about Pulse and a little bit about yourself. Okay.
So I have been— I'm just going to say I started my AI journey, my learning journey, almost 2 years ago. Sabrina Rahmanoff has been, you know, one of my top AI, I'm gonna call her an influencer, okay, for YouTube. And you know, she's always just giving so many tips for free and showing how things are changing in the AI space. And I had recently built like a custom GPT, which they're calling, you know, AI agents. And I saw Sabrina post on Substack that she had this school community. It was only for women. That right there just felt empowering. And that to get into the community, you had to prove that you have actually built something with AI. Love it. And I was like, I wanna do this. You know, I love her, I love the information that she's giving out every single day, so why not? And I joined the community and I mean, every day I'm just blown away by all of the things that the women in the community are doing. Wow.
Like what, what are some of the things that stick out to you?
The app building, for one. I never— it's like, these women are so brilliant with these ideas that they're coming up with for these apps and, you know, using Call a Coworker and using— I'm just like, wait, you know, at first I was like, maybe I'm too far behind. But the community is actually for everyone. And that's another thing that I love. It doesn't matter if you're a beginner, it doesn't matter if you're intimate, inter— I can't talk right now. Intermediate, or if you are an expert, you know, we all can learn from each other and grow from each other. And that's what I really love about the community.
Well, and just in life in general, right? Like there's always going to be people ahead of you and good, right? Because you want to be able to look ahead and have that motivation. So, Tammy, let's take us back a little bit. You know, before you even started your AI journey, tell us a little bit about what life looked like for you.
Oh, at 18, I entered the healthcare field, started out as a nursing assistant. Yeah. And then, but I stayed in the healthcare field. I became a single mom and I was a salary employee as an office manager, and that just was not enough. To take care of a child in the DC metro area by myself. So I went to school for real estate, became a realtor, and I was a busy office manager during the day, and by evening and night, I was a realtor.
Awesome.
I stopped doing real estate in 2022. I had this client, he was purchasing a house from me, and he introduced me to tech. You know, one day he was talking to me and he's like telling me about how the loan officer keeps calling him and bugging him. And he says, you know, Sammy, I'm making about $50,000 a month. You know, I can't keep taking these calls. I'm busy. I said, he makes about $50,000 a month? But I said, okay, now isn't the time, you know, to really question him and ask him what he does? Well, we're going to have this conversation later. And so we went to closing. The day of closing, I assisted him and his wife with their move. And I said, you know, something's been on my mind. I need to ask you, you know, what do you do? And he says, well, I work in tech. And I said, doing what? And he said, you wouldn't really understand. There's something called a Scrum Master. Yeah. He's like, it's something called a Scrum Master. And I said, well, you're right. I've never heard of that. I said, but tell me, what does a Scrum Master do? And he says, well, it's something, you know, along the lines of project management. I said, oh, okay, well, I know project management.
Yeah.
And he said, I actually teach this, you know, I actually teach it. And I said, oh, so when is your next class? So anyway, long story short, I, I went ahead, I registered for the next class. I started doing Scrum. I stopped doing real estate and office management. And it's like, I, you know, I've been missing tech my entire life. I'm, I fell in love with tech and I'm wondering why wasn't I introduced to tech years ago?
Wow. Cool.
Yeah.
So, okay. So you become a project manager in what, in what space?
So actually healthcare. So I was working for Cigna. Awesome. I was working for Cigna, which is a large insurance company, health insurance company, and I was a scrum master for them on one of their very large enterprise teams.
Amazing. I love, I love how all of your worlds just kind of came together. The healthcare, the real estate, the tech, like it— Yes. The way you're supposed to be. Amazing. Okay, so, so you're in this tech space when AI just like blows up and becomes available to everyone, right? And so, so I imagine you're just kind of like, you have to get on board, right? Otherwise you'll get behind, or talk to us a little bit about that.
Absolutely. So at first, of course, like many of us, I was, you know, all into ChatGPT, learning how to prompt. So taking classes on prompt engineering, learning, you know, the safe aspects of AI, making sure that I'm, you know, following the ethics of it and not doing things that we should not, you know, because a lot of people just think that you just open this, whichever AI tool it is that you want to use, and you just start telling it stuff. But we don't really understand that, you know, there's certain safety guidelines that we should follow and things like that when it comes to AI. So for me, it was super, super important to make sure that I was utilizing AI the right way. So again, started with ChatGPT and then I'm hearing all of this stuff with Sabrina talk about Claude. I'm like, okay, well, I guess I need to start doing some research and seeing how I can utilize Claude. And I will say this, switch— I still use ChatGPT, but switching from my business questions and my prompts from ChatGPT over to Claude AI have been a total game changer.
I mean, I just did the same. And it was so empowering. I thought, you know, I was like, how can I ever leave ChatGPT? And I pulled a prompt that helped me train my Claude. And I completely agree.
Yes, yes. All the time I'm calling ChatGPT my business bestie, you know, doing all this. And I'm like, no, Claude is definitely my business bestie. It has helped me plan, structure. I mean, do the work, everything. It's totally different. And I think that when a lot of business owners actually start utilizing Claude, they will really see the difference.
Yeah, because so many people utilize GPT as a Google.
Correct.
Claude is your true assistant.
That is correct. That's the difference.
So, so tell us a little bit about like what you're using these, these platforms for.
So because I was in real estate, I still have a passion for it. And I know that a lot of realtors, they don't have any structure in their business. And I'm talking about top, top performing realtors. They still do not have structure in their business. So they're still doing everything manually from calls to follow-ups, everything. And it's hard to actually manage your business when you're always on the go. They're showing homes, they're out at closings. And so I came up with a company called Pulse Pipeline AI. And what we actually do there is help realtors structure their business. So we start with, number one, we have our own lead qualifying agent. And the lead qualifying agent actually asks the buyer or seller or investor, you know, a list of questions, frequent asked questions. So the realtor doesn't have to do those things and they're already prepared before the client actually even comes comes to the consultation. So they already have that data ahead of time before they ever even meet.
Amazing. And it's saving probably both parties time there.
Correct. Correct.
Okay. Love a time saver.
The next thing is the paperwork and the CRM. A lot of realtors either have a CRM because their brokerages give them one for free, but they never go in it. They never organize it. They never set things up. So they're actually receiving leads into their CRM and they're just sitting there. There's no workflows. There's no automation. There's nothing there. So another thing that we do at Pulse Pipeline AI is actually build out the realtor CRM to something that they will use every single day. So we customize it to them. And we put the tags and again, the workflows and triggers and things like that for them.
And can that work with any CRM that they're working or are they implementing a new CRM?
No. So I have prior experience with 3 of the top real estate CRMs and those I'm already familiar with. But yes, I mean, you can definitely implement AI to any CRM. You can even build your own CRM. So if they will prefer to have their own CRM because that's easier for them to maintain, we can do that as well.
I love that. And then so how, where are you right now? You know, being a business owner has two parts, right? It's like the actual part of the business that you're offering, the service or the product, and then it's running the business, right? So talk to us a little bit about what it's like to be running this business.
I will tell you that when you first start a business, you are everything. I'm not sure right now if I even want to hire a VA. I know maybe further down the line I may want to hire a VA or bring someone on to help me. But right now, yes, I am everything. I am— I'm doing everything by myself. So it's me building the systems and the workflows and everything for the realtors, but it's also me having my daily consultations and showing demos to them. To make sure that they understand what we do and signing them on as clients. I'm doing the onboarding, I'm doing everything.
Wow. Yeah, you're sales, sales and all. So, so where do you see your company growing?
Oh my gosh, that's a great question. I would love for it to be worldwide. I really would, because, you know, we have realtors all over the world, not just here in the United States. So my projection for at least year one is to really have Pulse Pipeline and gain more visibility in the US. But of course, I would really love to see this go abroad and to enter some other countries as well in the future.
And what's your plan for that?
Oh gosh. So I do have a plan with Claude, of course. Claude has helped me to build out, you know, my business plan and everything. I'm just not sure how soon I want to implement it. So let me say that. Not, not shying away from it, but I really want to make sure that I actually grow in the US first before. So it's a 5-year plan.
So talk to us about kind of like the day-to-day, what a day, what a, what a typical day looks like for you. Okay.
Wake up in the morning, of course, have some coffee, my beverage of choice. But in the morning is posting on social media. I like to still post manually, and it's because I'm kind of old school and I can do it fast. But I do know we have several tools that can do that. So I wake up, I post on all of my socials, I update my CRM. So for all the consultations and demos that I've done the day before, I'm making sure that I add all of my clients to my CRM. Then after that, I start with my clients. I'm showing demos, I'm reaching out in Facebook groups every day, I'm reaching out on Instagram. And I'm having actual consultations with realtors and business owners for the remaining of the day.
Wow, I love that. So, we've talked a little bit, we've talked a good amount about your professional life. You mentioned earlier that you were a single mom, right? And the reason that we started this podcast at JAM AI is, as JAM's always saying, Using AI makes us more human. So how else are you using AI in your personal or your professional life to really bring you back more time in your day?
Yes, that's a really great question as well. So I, like I said, I still do use ChatGPT and, you know, just for simple, for simple things, like if something in my house breaks and I don't know how to fix it before I call a contractor, I'm taking a picture of it, I'm typing into ChatGPT, how How do I fix this? What can I do, you know, to— I use it for everything. So if things break—
How much money do you think that has saved you?
Oh my gosh, thousands, thousands, literally thousands. And you know what? Not just save me money, but save my friends headaches from me calling them and asking them, hi, do you know how to do this? And telling them that I broke something. So yes, but save me thousands of dollars.
I love it. Okay. What do you plan, how do you plan on expanding your tech stock?
That's a great question. You have such great questions. I really do not know at this time. I haven't really put a lot of thought into that. What I will tell you is this, every day, because every day I feel like we have so many things with AI that are thrown at us. And it's really hard to stay concentrated on what you're doing because I have a part of me that wants to keep building, building, building, building. But then I know that in order for me to grow, I have to stop and get out of the building phase and get more into the sales and marketing phase. So it's kind of hard for me right now because I want to keep building. And every day you see these more, you know, you see more and more amazing things that are being built. We have to learn how to separate and stop building. And then, like I said, move into execution and move into sales and marketing and so that we can grow because otherwise we're going to stay stagnant.
I feel like so many people are going to relate to what you just said because, you know, going back to this idea of like being a business that has those two sides, you know, and, and you're excited about what you're building. That's what brought you into this, this, this space, you know, you weren't, it wasn't like, you were just so excited to be a business owner. You just wanted to build and offer this, this service, this product, right? So I think what you just said is going to resonate with so many people.
Oh, I hope so. I mean, because it's a true reality. AI, you know, there's just so many things we can do with it. And people are in love with just the images that you can create and the different things that you can do. And it's like every day, you know, you see this image and you're like, oh, I want to follow this prompt and I want to look like this. Or tomorrow, you know, So we have to, and you can have fun with AI. I'm not saying don't have fun with AI at all. I'm not saying that, but what I am saying that if you are building, using it more so to build a business, we do have to get out of that building phase and start executing more.
So if someone came to you and they were just, just super green, they were like, hey, I want to start an, I, uh, start a business, I have this this, this product that I want to make with AI, what advice would you give them?
First, I will tell them that they should do a business plan. And the reason why is because it helps you first identify where you're going. And the market research part is really, really important because you want to make sure that, number one, there's even a market for your product before you start just trying to push it out to people and not even knowing if this is something that consumers actually want and will pay for. So I would definitely say start with a business plan. But if they already have their business plan and they know what they're doing and what they want to build, then the next thing I will let them know is visibility matters a lot. You can't be quiet. In real estate, there's a term that they say, we say you can't be a secret agent, right? Because if you're a secret agent, no one knows about you. They can't find you. So you can't, you can't be a secret business owner. You have to focus on visibility, letting people know what you do, making sure your systems are set up before you even take a client. I know a lot of people say, no, just go ahead and do it. For me, no. Before I take a client, I want to make sure that I have at least simple things that are set up first so that they can come to my website, they can book a free consultation discovery call with me, and then they already go into my pipeline automatically. That's going to save people, you know, so much time. So I would say start with the basics first. Sometimes we want to jump ahead, but start with the basics first and then, you know, continue to build your business.
I love what you just said. You know, it saves people so much time and people could get so excited about getting their first customer.
Yes.
You just kind of took a step back and said, you know what, I actually care about my future clients' time. And that's really—
Yes. Yes. Um, you know, the, the client process is important. Sometimes we're just looking at it from a business owner's aspect. and we're saying, oh, okay, well, we, we need clients, we want to bring them in. But think about your client's journey, you know, and people also don't even realize that when you have your systems and everything set up, that's, that's free advertising right there, especially if you're helping businesses set up, you know, start their own automation. You can just tell them, look how easy it was for you to, to book a discovery call with me, you know, that's, that's free advertising. Yeah.
So what would you say to a realtor listening to this?
I would say stop focusing on lead generation so much. I see a lot of realtors who are still paying for leads because I'm in these Facebook groups every day and, you know, they're always complaining, saying they don't have enough leads. And sometimes it's not that you don't have enough leads in your pipeline, it's more so that you're not nurturing the leads that you have. So you're, you're kind of walking away from money looking for new money, if that makes sense. But you already have money in your pocket. So, you know, you want to actually focus on the clients that you have first and then you can, you know, start thinking more so about lead generation, but don't disappear on the clients that you have or the prospects that you have currently in your pipeline.
And then continuing to speak to that realtor, how would they reach out to you to learn more about Whole So Paul's Pipeline AI can be found online at paulspipelineai.com.
I am on social media. So again, I'm on Facebook, I'm on TikTok, I'm on Instagram. On Instagram and TikTok, I am Tammy the Strategist. I do strategy calls to see where people are in their business so that we can see how I can help them. So it's part of a consultation and it's free. But yeah, that's how you can find me on social and then also on the internet.
Well, I'll be sure to link those. Tammy, you're killing it. Thank you so much for sharing your story and your tech stack and your background and your journey with us. I mean, I think it's really fun to dig into how people got to where they are now. So I'm really excited to continue following your journey, and I want to thank you again for jumping on with us today.
Thank you. I really appreciate it. This was fun and exciting, and I really just hope that it can expire— some— inspire someone and help them along on their journey as well.
I have no doubt. Thank you, Tammy.
You're welcome. Thank you. Have a great one.
