3 Mega-Trends in Real Estate AI That Agents MUST Know
22 Jan 2026 · 50 min
Jason Pantana breaks down three AI shifts reshaping real estate: search engines now answer questions directly, cutting through traditional marketing funnels; autonomous AI agents can handle follow-up and workflows without human input; and image and video tools are getting fast enough to produce property content in minutes. Agents need to answer bottom-of-funnel questions in their content, automate their workflows, and start using AI creative tools.

So here's the thing. Entrepreneurs, leaders, salespeople, we all want to create consistent, repeatable, and scalable ways to grow our business and our income.
And we want to do it better.
Faster, and more seamlessly. Why? So we can actually enjoy our lives, take vacations, and spend the quality time we want with the people that we love.
How do we do all this without.
Spending a fortune or running ourselves ragged?
That's the big question.
And this show is dedicated to the answer.
Hey, welcome back to the Tom Ferry Podcast Experience.
Have an epic show for you today.
Back in 2016, I sat in a conference and heard about something that I.
Had never heard before.
They talked about artificial intelligence. They talked about the singularity. They talked about where the world was going. And I remember sitting there in the room thinking, tom Ferry, what else do you not understand? And I leaned in, I'm sure, just as you did. Well, it really wasn't until, I think it was like October, November of 2022, when all of a sudden I got this access to a thing called ChatGPT, a simple little app that we all started to realize the world is shifting again. And now today, as we sit on January 9, as I'm filming this National Quitters Day here in the US how pathetic, how pathetic that we have, that I find myself absolutely amazed by what has happened just in this short period of time with artificial intelligence to help us do more, do it faster, do it better, to create workflows, to simplify. And as many of the people that I study are saying today, we will see multiple unicorn businesses created by one gal, one guy just simply using AI. Now, what we want to talk about today with my dear friend Jason Pantana, who many of you, you know, you've listened to, you know, you study, maybe you're a academy of, you know, AI marketing expert. Like, you're into this stuff with him, right? But here's what I'm thinking about, Jason. I'm thinking a lot about the transition, I believe we are going from, let's call it the manufacturing of leads and listings and transactions. The manufacturing of it. Think of, you know, think about it. The funnel management online lead generation, old school lead generation. We have figured out around the world how to manufacture leads and opportunities and close those transactions. I believe what's in front of us is the complete AI ification of your entire business. That just like Jason and I said, almost 18, you know, no, almost three years ago at the summit, right? When I said, in the next 18 months, everything you will hear out of every world leader, every business you know, owner, every CEO will be sitting in board meetings saying, what in the world are we doing with AI? We've got to AI ify everything. Well, now, my friends, it's apparent. It's apparent. Like when my buddy Gary Vaynerchuk used to say when I hired him a million years ago to go to seminars, and he would say things like, there's only going to be two kinds of real estate agents, people that use social media and people that don't sell houses. Like, he would say that kind of stuff. I would make the claim today. If you have the audacity to believe that AI is not going to impact your business, you're probably. You've already turned off this show. You're not that person. Right? It is touching everything. It is going to transform the world.
And what we want to do is.
At least today is listen to Jason, because he's going to talk about what he and I have discussed as the three mega trends of AI impacting you, right? Impacting your business. You don't have to worry about, is Elon Musk going to put enough satellites in the air to. To make sure we have enough, you know, compute power? You don't have to worry about that stuff. You need to be thinking about, how do I do everything I do better, faster, more efficiently, serve more customers, make more profit, have more joy and do it in less time, get a little more peace. It's that stuff, my friend, that should be very much on your mind. So with all that said, Jason, welcome.
To the show, buddy. Hey, man. Good to be here today. I'm excited for the conversation.
Yeah.
And I love the way you framed it. I think we're moving into this. AI is perceived as necessary, not novel. 2026 will be the year your customers expect it. 2026 is the year that the competitor starts to really adapt. And this is your chance to get off to the races. I think, Tom, for as big of a deal, like if you saw a word cloud of the most popular words and phrases of 2025, obviously AI is the big one in the middle. And in 2026, my argument is it gets even bigger, but it becomes less theoretical, less pie in the sky, more brass tacks. What are you actually doing with AI? This is the year where I believe AI starts to cash all the checks. It's been writing in 2020. So I'm excited about that.
Did you, did you see the MIT study from January to July? So for my friend listening, you know, you can go on perplexity and do a quick search to see this paraphrasing, Jason, and I think it speaks volumes to what we're talking about here. From from January to July of last year, 2025, MIT does this study where they go out and they basically study like 300 businesses. They interview, you know, dozens and dozens and dozens and do suite executives that basically put 30 to 40 billion dollars into AI. And at the end of it, Jason, listen to this. The end result was they all felt like they lost money and couldn't find any ROI until. So just think about that as we talk about the three mega trends. Everybody's trying to figure this out right now. The insight that I took away, beyond the fact that probably a bunch of, you know, board members going, we need AI and not really knowing what the specific use case should be or how do we think of first principle thinking, what is the fundamental problem I'm trying to solve? How do I optimize my unit economics to deliver enough value to make a profit? And can I scale it? I'm sure some were. But all we have to do is look at our industry and look at the impact it's having on realtor.com, on Zillow, on every website, every, every device or technology designed, increase conversion, create personalization. But back to the study. For six months, they studied these 300 companies that put 30 to 40 billion in. And they basically said, we lost money, 0ROI. Until they went to the individual employees and all the employees said, my productivity is skyrocketed. I'm so much faster, I'm so much better. I'm doing so much more quality work. I have this extra brain that is tapping into the world's knowledge base so I don't make decisions in silos like this. That was the insight. And I thought it was interesting because, you know, I, I do still get some pushback, Jason, like, is it still too early? You know what I mean?
Is it still too early?
And you could take that as a, as a, hey, good news, it's still too early. Or you can take it like, well, you know, I'll wait. And I, I would go for the first part, but Jason, they're not here to me. Hear me talk about my, you know, my, my craziness. Talk to us about what you did to synthesize down to three mega trends.
Yeah.
And then what are those three trends?
Yeah, there's a lot. I want to qualify it first. So Sam Altman, I'm going to paraphrase what he said. Sam is obviously founder, CEO, OpenAI chat, GPT, etc. He made A comment that I think is really true, that AI is going to seep into everything that we touch in our society. Right. We as a society will simply expect everything to be smart. This goes back to your idea. My idea that, hey, we're moving from novelty to necessary. It's becoming the norm. It's becoming part of our daily lives. Just like when you cited Gary Vaynerchuk getting on social media, leveraging video. This is a neck. This is a trend that's being adopted and normalized. Doesn't mean it's less impactful. It means the impact is really happening right now. But let me qualify where we're coming from today. Sam says AI is going to seep into everything we touch and do. And that's really true. You've been actually, this is, I've heard, interesting perspective because some people are calling it an AI bubble and it's about to burst. And some of the smartest people I know say you're looking at it wrong. You're looking at it as if AI is its own little ecosystem. You're not looking at it through the lens of every what is AI doing in finance? What is AI doing in properties and housing and real estate? What is AI doing in this vertical? That vertical, this vertical, that vertical. It's going to be in everything we do. And we're just at the beginning. There may be some verticals where it's a little oversaturated, but that's not going to be true across the board. And so when I look at AI and when I synthesize these trends that I'll share momentarily with you and then we can unpack what they mean for you, what is the application for you? It's coming through the lens of your marketing. AI Marketing Academy, which we co own and I operate, is all about your marketing mix. AI is going to be in everything. What I want to solve for you is what do you need to understand about its, its potential impact in your business to save you time to scale what you're doing to make things more efficient? What does that mean for your marketing? Because I think we know this. If you look back, you're like, man, where'd my business go? I'll bet you can trace back to when your marketing fell off the cliff 60 days ago, 90 days ago. And so my goal in sharing these principles today is to tell you where should you invest your effort to solve the biggest, most important problems in your business related to marketing? I'm willing to bet everybody listening is like, I'm struggling with time, Jason. I Wear all these hats. I'm out in the field, I'm showing properties. I don't have time to do marketing consistently enter into the movie. AI here to save the day to help you scale that marketing. So that's where I'm coming from today, Tom, is how do we drive your marketing? So I think what would be helpful is let me share the three trends and then let's unpack them. Does that work for you?
Sure. But I got to tell you, just really quick, you, you of all people will appreciate this. Somebody asked me as Jimmy Mack and he's like, what's the difference between the questions you get today versus three years ago? Oh, yeah. And you as a coach will also pre like the number one question I would get for all my friends out there listening. For you, my friend listening, the number one question I got was like, hey, what CRM should I use? Like, I've been asked that question for like 20 years now. It's like, hey fairy, what's a free tool that I could use to create micro content from long form YouTube videos that I can post on Insta TikTok that will absolutely generate listings and sales and build up my notoriety. I'd like the app to be free and I need to be able to do it from my phone, preferably in voice. That's the kind of questions I get.
Today versus who's the brain trust back there, right?
Like, versus what CRM should I use? So, so with that said, if the lens for my friend listening, the lens is through the marketing, through the marketing lens, through the marketing filter of, you know, can I attract more clients, can I win more business, Can I do more personalization? Can I stay more connected to my clients? So talk to us. What, what's trend number one?
All right. Trend number one. And I think this is the trend that takes the most shape today. It's immediate. It's already happening. It's a foot. AI driven search collapses the traditional marketing funnel. AI driven search collapses the traditional marketing funnel.
What does that mean? Yes, Collapses the traditional marketing funnel.
Yeah. So traditional marketing funnel. You've likely seen the upside down, the, the modern food pyramid. It's the upside down triangle where it's wide at the top, narrows and then the little tip of the triangle. It's a sales funnel. Top of funnel, middle of funnel, bottom of funnel. Every industry uses that exact same funnel. The top of funnel is typically called awareness, where it represents prospective clients or customers who are maybe thinking about the possibility of buying your product or hiring you for this or that service. They're window shopping, they're tire kicking. Yeah, they're not even tire kicking their window shopping. Middle of funnels, where they start tire kicking, that's often called consideration. And it's described as somebody who's exploring their options. Should I live in this neighborhood or that neighborhood, should I be in this budget or that budget? And they're just kind of considering the options as consideration. Bottom of funnel is called decision. It's where they've made the decision. They know, hey, I'm looking for the right house. When it's there, kaboom, I want to buy it, I'm looking for the right agent. When I see them, I'm going to know it. I've done my investigation, I know what I want, I'm in market. So when you think about your business, the leads you want are bottom of funnel leads. There's a reason why Zillow charges a premium for these leads. They're bottom of funnel. These are high intent leads. Who they may be, they may not be realistic in terms of what they think they can afford, but their desire to buy is, I want to do it. Now, I often call these three stages, walking, jogging, running. So top, middle, bottom of funnel. And the assertion I'm going to make to you today is that this marketing funnel goes squash down to this bottom of funnel or bust. And here's why. Because sound traditional marketing would tell you, hey, you're supposed to start creating top of funnel content super light, easy, keep it light, nothing too crazy, so that you can meet prospective customers where they are in the very early stages of their exploration about whether I should buy, whether I should sell. You don't want to spook them off top of funnel content. So I make light content on social media to get myself on their radar and then over time you nurture them with middle of funnel content. Middle of funnel content answers those questions, should I do this or should I do that? What about this? What about that? It's consideration, so to speak. And then bottom of funnel is where you typically make an offer like, do you want to go see this house? Do you want to get this valuable? What do you want to do? And it's taking action. And what's happening now is, and I'm going to just state this with the intention of being provocative. I'm looking to make a point to everybody. So take this literal, don't take this literal. Hear me out. You win a customer early in the process and the traditional sales funnel for a real estate sales life is like two years long. They could be two years in your pipeline before they ultimately convert. You get them top of funnel, you get in middle funnel, they're in your social media following, they're on your email list, you're dripping on them, you're checking in, you're inviting them to client events, blah blah, blah blah. And then on a rainy Wednesday, whenever it is, they make they, they enter into the bottom of funnel, they have decided it's time. And what do they do? They've got this one question that stands between them and taking action and now they go ask AI like you were funny a second ago when your coaching clients are coming to you now with all these robust, ridiculously verbose questions. Well that's because they've been going to AI. There was a study that Cornell University did where they juxtaposed how do people the way they used to search Google versus how they now use like ChatGPT for search, what's the difference? And the word count was vastly different. What they found is you would use a few words with Google search, see what the results looked by, look like and then rerun your search a couple times to get to wherever it is you were trying to get the knowledge you wanted to possess. ChatGPT, it's a spill your guts. I'm looking for this, this, this, this and this, but not this, not this, not this, I'll do this, but only if this. And then it's just all these conditions and they're talking to their AI as if it's genie in a lamp and they want to close every loophole for making their magic wish. And then AI has the ability to understand what they're looking for, deploy web search on their behalf, come back with the answer and they confide and trust in its answer. And so what's happening is they ask their question, that is the question that stands between them and buying that next house or them and hiring that ex listing agent. And then AI makes a recommendation for Joe Schmo agent, Joe Schmo agent just wins the day. You could have been marketing to this person for two years, nurturing them, emails, content, and now because you weren't optimized for bottom of funnel intent questions whereby when that per. And let me back up a step, I wanna explain this, what happened? Well, when somebody asks a question like that of a chatgpt or perplexity or whatever, it doesn't answer on its own inherent knowledge. The AI will always deploy a web search first. It will do so. In other words, it's not that search went away, it's that the AI is doing the search for you and then coming back and giving you the answer and telling you what to do next. Search still happened. And so what smart agents are going to be doing now and through the new year is they're going to be doing the research on what are those bottom of funnel intent questions that a buyer or a seller in my local marketplace will ask when it's time to make that decision. That will cause AI to go looking for answers when it searches the web. I want it to find my blog, I want it to find my webpage FAQ that answers that question so that it cites me as its source and then it drives traffic to me. Interestingly Tom, I know I'm going on here, but this is just a huge topic. We've been talking about this new zero click economy for a couple of years now, right? Zero click means people are just asking. Even if they go to Google, they ask their question and they get a Google AI overview that's literally taking over the whole top of the page. They don't even see the blue links anymore and most people don't even look at them. And so 0 click means on the right hand sidebar of an AI overview, you'll see the cited sources. How did the AI, what search did it deploy to synthesize that answer? It cites its sources but zero click means nobody clicks on the sources. They just, in other words, you're just giving the answer away for free and then poof, it's gone. But what Neil Patel's research revealed was really interesting. He said that's only true. Zero click economy is only true in top of funnel and middle of funnel intent types of searches. So like I'm trying to think of a if let's do a middle of funnel intent search, somebody says, hey, what's my house worth in 2026? Something like that, kind of. It's not, it's very loosey goosey. It's not high intent, it's middle of funnel. I mean it is high intent. Excuse me. And they might look at what the overview is and then move on with their life. It's, they don't, there's no next action per se. Or a better example might be.
I'm.
Trying to think on the fly here, what kinds of homes do they, what eras were homes built in X, Y and Z, zip code or something like that. It's just information and then I move on with my life. There's nothing to click, there's nothing to do next. And so Neil's research revealed that in those types of searches, you are seeing a massive reduction in click through performance. Nobody goes to your site, it's just evaporated. But if you can anticipate what is the question that stands between this person taking action, that there's actually a 10 to 23 times increased likelihood of them clicking your little cited source on that right hand sidebar of Google's AI overview than there was before if it had just been the blue link in the traditional search results. And they found that the conversion is way higher because you're specifically appealing to bottom of funnel, folks. So what we're. This is a lot.
Hold on, hold on. So let me ask the question that's on the mind of my listener. Where do I find the BofU questions? Yeah.
So where do I find the bottom of funnel?
Right, like bottom of funnel questions. Yeah.
So inside of AI Marketing Academy, we did a training on, we called it the automated BofU blogger. And it's a, it's a training we provided to all of our members that walks you through how to create an automation where the AI, you can decide how often is it daily, is it weekly? It's whatever you want, but let's say it's daily. Daily. The AI will do research on what are bottom of funnel intent questions in your local marketplace that prospective sellers and or buyers in your area might be searching. And so it, it does the research for you. And we provided a prompt into in our workflow where there's multiple steps in this thing. It's a whole training, but the prompt has our own proprietary lead scoring system. We have the ability, or I should say intent scoring system where we can discern is a question that a prospective buyer or seller might search an AI, is it top of funnel, middle of funnel, or bottom of funnel intent? So we put that inside of our prompt and it's a series, it's a process of thinking that the AI will then look at. Well, these are the questions that we see people asking in that local marketplace. When I run those questions through this prompt, this one over here is the most bottom of funnel intent. And then it decides to write that blog for you. And so going back to your question, Tom, how do you know if it's bottom of funnel intent? If it's okay, I'll share the framework with the, with the audience. Would that be helpful?
I think they would love that. Okay, please, this is gonna.
You know what, I can pull up a slide. You might need a visual on this. Let me pull up a slide for everybody here really fast.
And for my friend, that's in your car on a run and you're listening to this at 1.5 speed. How do you even do that with Jason Bandana? Congrats. I'll do my best to sort of describe what his visual is and then you can jump back to, you know, my YouTube channel. His YouTube channel, and you can see some of this stuff. Hey, it's Tom Ferry.
Question, what's your favorite social media platform? Are you big on Instagram? Do you love to tweet? No matter where you answer, I'd love for you to connect with me there. All you gotta do is just type in omferry and follow and lets you and I connect. I want to be able to deliver the right content, the right ideas, the ways to help you grow your business.
Stay fired up, keep moving, be in.
Action and run plays that work and the platform that matters most to you. So subscribe and I'll see you there soon.
Yeah. All right. So you're showing us the framework. I love the thought. And again, like, this is a good example of. I said we're going, we're not. We're not moving away from just the manufacturing of leads and transactions. We are moving towards the complete aification of all workflows in your business. That's right, all workflows in your business. I just went through a friend's new CRM company, not to be named, looking at the eight workflows I've looked at, you know, Boomtown, now, you know, Bold Trail, KVCore, Compass One. Like, I've looked at all the workflows. Yep. We're just trying to speed these up. So you're giving us a workflow for having AI do daily or weekly research to say, go find the questions that are most being asked so I can write effective blogs and you'll tell me if this is a top middle blog.
It decides for you. So the whole thing's a flywheel. Like, we're going to set it up and it just. And it will go from. Do the research, verify that it's the bottom of funnel, write the blog, save it as a draft so that you can just go in, be the final set of eyes, make some edits, publish. Good. Here's the framework.
Yeah, give me the framework. Go.
All right, so these are the. This is how we know if something is top of funnel, middle funnel, or bottom of funnel. There's two variables, proposal and placement. Proposal is what was the offer that was being made? When you think about. Tom, when you think about what is a lead in real estate. And I'm going To ask everybody who's listening or watching, put your thinking cap on. What's a lead in real estate? A lead is just somebody who has some level of intent to buy or sell real estate, and you have the permission to contact them about it. Right. They could have a lot of intent. They could have a little bit of intent. How do I know how much intent they have? Well, I look at these two variables. First is, what was the thing that you, as the marketer, offered to them that tells us something. So, for example, let's say the proposal was an open house. I can come into an open house. Well, we should ask the question, was the offer where they became aware of attending an open house this Sunday from 1 to 4pm Was it a dependent offer or an independent offer? And I'm using the word proposal and offer interchangeably as you look at the slide. If you're watching. Okay, so if you're not. If you're not seeing the slide, I'll try to spell this out. First thing we have to ask the question is, hey, what offer did I make to them? What am I offering them to do? And is this something where they need me to go do it? Or they can do it on their own. So, like, it's an automatic home valuation. They don't need me. They're gonna do that on a webpage. They can stay anonymous. But coming to an open house, they have to reveal themselves in person. If they have to show up for an appointment, if they have to call you, if they have to text you, if they have to talk to you, it is dependent. If it's anything other than that, it's independent. So, like, a Zillow lead is actually dependent because they have to contact the agent. They need you to go to the next step. Okay. Is that clear, Tom?
Yep.
Okay. Second variable placement. Where and how did they start to see your offer? Let's go back to the open house. We were just driving by and we just noticed a sign and some balloons and thought, why not involuntary? It wasn't premeditated versus. We actually looked on Zillow to see what houses were open last night, and we made a. We made a reminder that we wanted to go to yours today. Premeditated, Voluntary. So, for example, let's go back to the home valuation. I was just scrolling Facebook and I saw an ad for what's my home worth? And I clicked it. Involuntary versus. I went to Google and searched what's my home worth? And I saw an ad and I clicked it voluntary. You sought it out. So without going into too much complexity. We put this logic in a prompt for our members. And the way it works out is there's like a little table here. If you think of this scoring system, if it's dependent and if it's voluntary, then it's a bottom of funnel intent. That's what matters. You need the agent to take the action. Dependent. And they sought it out intentionally. It's voluntary. Does that make sense? Tom, I know this is a lot.
No, no, no. 100%. 100%.
That's the framework. So we just put that logic. It's our logic, Tom. This actually came out of a training we did for Tom Ferry coaching about five years ago. I dusted it off from a workshop and put it into a prompt and thought this could be useful again. And it's been really darn useful for us.
Absolutely.
Yeah. So that's. Yeah.
So being mindful of our friend, listening in their brain cells. If number one is AI driven, search collapses. The marketing funnel. The punchline is he or she who writes the answers to the questions at the bottom of the funnel customer is searching for has a higher probability of success. And those that don't have potential regret for not doing so because they might nurture somebody for three or four years and then everyone's experienced it. They bought a house from someone else. They listed a home.
The final moment. The one thing, Tom, that's the perfect way of making this easy. And it doesn't have to be a blog every day. It could be. It could be a blog every day. But what matters most is if you can anticipate the questions that are standing between somebody taking action and you provide the answers for your local marketplace, you are way better positioned to be that citation. And they're going to click over to you and you're going to get some leads from that. So that's. That's a big opportunity.
Jason, before we go to number two. And I know what it is, I just. I just caught something. If you're listening right now and you're not watching, watch. How random. This is the first concert I ever went to. I was nine years old. It was kissing in 1979, the last tour before they took their makeup off and the original two guitar player and drummer left the band. I just realized why I like the Tom Ferry logo behind me so much. It is. This is the same exact color scheme, Jason. This is how random. We'll see who's listening to this. If you're a KISS fan or you don't like Kiss, let me know. But if you're watching this on YouTube. Is this not Ace Freely's color scheme? The black with this color blue. Brandon, do you see it? How long have I had this studio with these lights and I just finally caught that.
It's kind of like a Freudian moment for you, isn't it?
It's very. It's. Yeah. Sorry, I just, I looked at. I'm like, oh, my God. And Ace Freely, by the way, was my favorite guy. All right. Yeah. The number two. So number one is AI driven search collapses, the marketing funnel. We got to get to the bottom of the funnel and answer the questions that are on the minds of those consumers. And you got a beautiful framework. Number two is AI breaks out of what?
AI breaks out of its chat box. So there's a big ten dollar word called agentic. AI.
Yes.
If you've ever heard anybody talk about AI agents, they don't mean AI real estate agents. They're using the word agent in a very general sense. It just means it has the ability to perform tasks on its own, autonomously or agentically. And so when I say breaks out of its chat, I would suggest that for Most people using AI, they're talking to ChatGPT and they're copying and pasting scripts or emails and things like that. And in a lot of senses, you could make this sort of metaphor that, hey, AI is kind of trapped in a chat box.
Yeah.
But now you're starting to see inside of ChatGPT. They've launched an app store in ChatGPT. And so I can connect my canva, I can connect Spotify, I can connect Apple Music, I can connect Uber. And it's not just that there's a data sharing. I can actually ask my ChatGPT to control those apps. I can have it designed for me, do things for me. And so there's this freeing sense of, whoa, the AI is moving beyond just this back and forth. Now go do this, Jason. Now go click this. Where it just does it for me. And it's not just ChatGPT, it's Gemini, it's Grok, it's Claude, it's. All of the big players are now becoming more and more connected to all your apps and tools. And. And this is the other piece of it, Tom. We've had automation tools like Zapier for a long time. I was just gonna say we've had them for a long time. And for the average real estate agent, you probably have thought, I don't have time to set up those things. What is Zapier? Zapier is Effectively a repository of 8,000 plus apps where it allows you to log into your Gmail, log into your mailchimp, log into Follow up boss, log into whatever your apps and tools are. There's a list of over 8,000 that it can let you log into. And then it is basically your connected glue so you can create what are called workflows where, hey, when this happens on Follow up boss, send this email from mailchimp or whatever it might be, or, hey, when I get a new lead from this Facebook ad campaign, add them to this tag mailchimp and send them this automation email. It allows you to connect logic and tasks between your different apps. The problem is it's been a little bit cumbersome for years to set up and it's very binary logic. It's very, if this, then that. If no, no, go. What's changed now is when you put AI inside of that. So, for example, Zapier, they launched what's called Zapier agents, where instead of creating this daisy chain of connecting all my apps, like, it's like this linear, like this app connects to this app connects to this, and it's this linear progression, this daisy chain of this sequence of marketing that's it's awesome. Like, you set it up once and it runs forever. It's awesome, but it's hard. They've changed the entire user interface, where now it's just the prompt box. You, in your own words, just say, I want this to happen. It's like making a wish to a genie. Like, hey, when I get a new lead and follow up boss, I want you to do this and then this and then this, or when I get a new contract in dot loop, I want you to do this and then do this and then do this. And instead of you having to manually configure it, the AI configures it for you. It just knows all your tools that you've logged into and then just does the connections for you and it runs. And so when we say AI breaks out of chat, that's what I mean. It goes from machine to manager, where you can actually start to give it marketing tasks. So what I would encourage you to be thinking about is, okay, what are the marketing tasks that either I am doing and they're costing me time and I wish I could autopilot them or that I'm not doing and should be doing and want to autopilot them. Does that make sense, Tom?
I mean, reimagining your monthly newsletter, your weekly email newsletter, I mean, let's let's be clear with Zapier. Jason, would I be out of my mind if I said every time a lead comes in, I want you to acknowledge the client's name. I want you to then go to my hey gen account and create a custom video that says hi Jason, thanks so much for coming to my account today. And. And I want you to text it to them and email it to them. You know, if we have email and text, do both. And then I want you to put them into my long term nurture based upon or my short term nurture. And then I want you to put a calendar reminder to contact them in the next, you know, 24 hours as a thank you. Like just, just basic workflow. And if you, you know, if you're tracking with me for my friend, that's listening, like that's the level of specificity you can now get done. I know that is the AI ification of all of your workflows.
Yeah. So I think this is where it's. This is not a, you know, with AI search that was probably a doozy for a lot of you. There's a lot there. This one's pretty straightforward. The days of copying and pasting and you still doing the work are moving behind you. You need to be aware of how connected and It's. And it's two ways of connection. Okay. It's two ways. One, your apps are inside of your AIs. So like Canva Spotify, there's apps inside ChatGPT that it can control. Yeah. Second way of looking at it is your. And this is the bigger way of looking at it. Your automation tools that maybe you have used or should be using. Your list should include Zapier as an option. Yeah, they're a little pricey, but they're easy. N8N is probably the most powerful, but it's also the most not user friendly. Make.com is a sort of middle ground to consider. Yep. Notion is one that a lot of people are using, but it's not quite as their library of apps that you can connect is more limited than Zapier's. For instance, pick one, whichever one you like, pick one and use it.
Did you look at the company and I'm probably, hey Brandon, do me a favor, go on the Internet, do a quick search or you know, whichever your favorite search tool. I think the company's called Rollout. Have you seen Rollout yet? I don't know that I have verify.
That it is Rollout.
In case you're wondering if we're recording this live, it's not. Yeah. Wait, hold on, let me see.
It offers free one month. It's done for you IT service. Is that what it is? So the website builder now.
Okay. I think it may be the wrong name. All right, so there's, there's a company.
Will find it free press for rollout.
Yeah. Hey hey Brandon. Text Jimmy Mackin or you know, ping him really fast. There's a company that get this like the level of sophistication that is now available at our fingertips minus my memory of actually remember the name of the company. Yeah.
So.
So we say, you know, there's like 19 CRMs that really matter and I want to connect to all of them. Right. As a, as an enterprise solution. Right. I want to connect to all of them. As a coach, I want to connect to all of them. This company not to be named. Certainly not rollout in basically if you clicks whether they have the API feed. Right. And perfect or not, it does it in real time for all 19 CRMs.
Oh cool. That's probably like an M C P wrapper technology.
Yeah.
So. So this is developer.
I'll get, I'll get the name of the company and if you're out there listening, you know who I'm talking about, please put it in the comments please for maybe teasing you. But I mean think about it. For every. Every email service provider. Yeah, every. You know, just some, some. Some companies, some sites, some solutions. APIs are not as. As. Let's just call it easy as others. This one solved it all and it's. It's a micro example of agentic. But it fills such an enormous need if you're an email service provider, if you're a coach and you want to connect to everybody's right versus only a few.
You're actually bringing up a good point too because well, what if the app I want to use isn't available for an API or something like that?
Right?
You might be, you might be like what's an API? It's just the ability for me to log into it in the back end of like zapier and make things happen behind the scenes. Yeah, exactly. But now we have a world of agentic web browsers. So Perplexity release Comet web browser. Atlas is the name of OpenAI's web browser. And these are Chrome replacements. They're new web browsers and they have full on agentic mode. The other day I was using I use Comet browser from Perplexity. I like their agentic mode best where I can just tell it, hey, I need you to Log into these websites. I actually told it, I was like, hey, log into my Claude, open up this chat and then ask it this question and then follow its instructions and go build me this zap. And it will control my screen and anything I'm logged into, it can have access to. So, like, sometimes you might need an AI that can fill out a form or a questionnaire for you. Well, this can do it because an API is working on the back end of that app. But these Agentic web browsers, they're just going to www.whatever the website is.com and they're just navigating the UI the same way that you and I would do that. So it's just all that to say, you've got to keep an eye on Agentic because what's going to happen, and this is a lot of you are like, I just want to sell more houses. I get that, I want you to sell more houses too. But what's going to happen is if one of your competitors starts to put one of these flywheels in motion before you, their ability to scale their marketing is going to just be, you're going to be sitting here scratching your head, thinking, how the heck are they doing this? Understanding Agentic is to say you're understanding the key, the key improvement of AI in 2026.
I would say to my friend listening, I'd love to see in the comments, are you already playing around with Agentic? Is this new to you? See it, I want it in the comments. Or are you already doing it? And it just reminds me of the, the very funny F around find out video that was so viral like the last, like couple years. And when people say to me, you know, I just don't understand this AI thing, I'm like, okay, well then why don't you just like download a couple apps and f around, right? Like that's, that's all it is. Like the first time I got on Zapier, I was like, oh my God.
Well, and if this has every piece.
Of software that I use and every one of them create workflows and I, Jason, you know, like every time I'm around you, I get smarter. I, I'm a tech enthusiast, but I'm not an engineer by any stretch of the imagination. I can't even type right. But what I can do is talk to my phone and say, I need you to do this, this, this, this, this, connect to that, that, that, that I have an imagination. I think, yeah. When I see you. Thank you. But you, for my friend listening, you may be thinking, like, f around. Like. No, what I mean is, like, the game now is, what are you dreaming about?
Like.
Like I say, the fundamental questions. Yes, exactly.
Don't you F around, make it, do it. That's the test.
I'm doing something. Yeah, yeah. I'm doing something next week, which, you know, which is the. I'm going to get everybody, all of our clients to, like, do some really sophisticated prompt engineering. And, and. And the whole goal is first principles thinking. What is the fundamental problem you're trying to solve?
That's right.
Two, how do I make the unit economics work so I can make value enough to make a profit? And how do I scale it? And then I don't want to give away the punchline because you've seen it, because the next step is turn it into and bang. So for my friend listening, when I say F around, I really just mean dig in, be curious. All right, Jason, we said we'd do this show in a mindful amount of time. Trend number three has something to do with video and looking good.
It does.
Making it fast.
Yeah. It's likely that you've been scrolling through Instagram, and sometimes it's obvious. When it's like, I saw a whale flying through New York City. It's AI generated content. I'm aware of that. But sometimes you're like, I just don't know for sure if this is real or not. And so trend number three is video and image and graphic design. AI are getting to the point of rivaling pro quality production over the last, really, last two, three months, maybe even the last 30 days. We've just seen some improvements in AI video models and in AI image models, where it's like, okay, this is getting crazy. Some of the examples would include Nano Banana. So Gemini is the AI that's owned and operated by Google. And within Gemini, that's kind of their umbrella term. Yep. They've got their. Thank you for the hat, Tom. They have their Nano Banana model. Nano Banana is an image model. So when you think about when you're talking to Gemini, when you're talking to ChatGPT, think about it like a car. I open up the hood of the car and I see lots of parts. I see engines and transmissions working together. It's the same when you're talking to ChatGPT. When you're talking to Gemini. They have different AI models that do different types of outputs. They have language models, they have image models, they have audio models, they have video models, all working in tandem based upon your chat and what you Want. So the way you access Nana Banana is inside of Gemini. So gemini.google.com and what's remarkable about it is what's called prompt adherence. So when you're Talking to different AIs, like language models, in particular, ChatGPT's language model, Gemini's language model, they're remarkably good at language. And so when you talk to them, they're really, really fluid in conversation. It feels so natural, it's crazy. Which means they're awesome at writing captions or emails or things of that effect. But when you prompt to make an image or, hey, here's an image, I want you to change what shirt this guy is wearing, but don't change anything else. And then it changes everything else. That's a poor prompt adherence. That's been what's happening. But when Nana Banana Pro came out, it has a high prompt adherence. And so that's. And it's also got really good. What's called Photo Real Text. And so you've likely been seeing a lot of Instagram posts where somebody writes their top 10 list on a whiteboard, but it's completely fake. It was generated by Nana Banana. Or they have a Starbucks coffee mug. I saw you do this one where they wrote on the side of it, like an affirmation. Totally AI generated. Because Nano Banana has really strong prompt adherence and it has photoreal text. So what we're also doing inside of AI Marketing Academy is we're creating cover photos for all your Instagram reels. And so, like, Tom, let me, let me, let me find this one. I did this one. Let me see if I can find.
It while you're, While you're doing that. Jason, I want to say to my friend, listening, you don't have to actually understand anything he just said.
Right.
Jason has a tendency to say, let me explain how electricity works.
I do.
Some of us just want to click the light switch. So he was telling you how electricity works.
Now I'm going to show you. Because it's easier. Exactly.
You're welcome. For my friend listening.
Yeah, we got some.
We got some super smart people that are like, yes, the adherence levels.
I don't come up with these terms. That's just what they are.
I know, my friend. I know.
Anyway, so look at this here. This is a frame from one of my videos. And I just dragged it and drop it. And then I said, the text says, OpenAI's new device. End of screens. You decide the title. I just talked to it, and then in one deal, it made the whole thing for me. Yep. Whole cover image, the designed and everything. And it knows my brand, it knows my colors, everything. So I'm just looking at image creation, cover photos. We're streamlining the process. It's getting really good. It didn't change the way I look. It preserved the styles. The other one, Tom, is videos. Videos getting remarkably good. There's a couple of different ways of looking at video. There is text to video and there is image to video.
Yeah.
And there's video to video. Here's what that means. I can go to an AI that makes video. So, for example, let's just stay inside of Gemini for a second. So, like, if you click on Tools and Gemini, they've got Veo right here. Veo is the name of Google's video creating model theory. All you have to do is click it on. It's easy. Sora is the name of OpenAI's whatever. They have different. There's different options. Play with them, test, see what you like. What is remarkable is I can go in and just say I want to see a whale flying through New York City, blah, blah, blah. That's a text to video. And then it's. It decodes what I said in my words and it creates it for me. That's cool.
Whatever.
I'm more interested in both image to video and video to video. So, for example, I can give it a reference image. So for example, I did one earlier. Let me share my screen again. I wasn't ready for this.
11.
Labs IO let me log into this really quick.
By the way, for my friend listening right now. If you're watching this on YouTube, this is actually not Jason Pantana. He had his hey Gen video show up to do this course with us today.
Totally. And it's. And it wasn't prepared, as you can see. All right, so. So on my screen here, like, this is a. This is a condo that I used to own, Tom, when I first got married. It's a photo. Imagine it is a listing photo. It's just a static photo.
Yep.
I can log into my 11 Labs account. They've just launched Image and Video in here. And I can tell it to turn that into a walking tour video.
Yep.
And so now I can create property walkthrough videos that don't look like slideshows anymore. And I can tell it turn the camera left to right. I can direct it. I can give it a reference image, and I can give it a prompt, and then it can bring things to life for me. So we're starting to see real marketing.
Applications and Jason, I was just pitched on a company that, like, they're like, all you got to do is just send us your 15 photos, and we'll create seamless, beautiful videos for you with text and music and. And I'm like, I can already do that.
I can already do that.
I mean, you know, God bless you. Thank you for. Thank you for turning it into a service. And I'm sure a lot of people sign up for it. And, you know, that's awesome, because some people just want to be able to say, here's my 15 photos. You do the rest.
That's right.
But for a lot of you, your assistant will just go, here's the 15 photos. 11 labs, Sora.
Yeah. So that's what's happening. Trey Serrano, San Antonio, his videographer is doing this. He'll go in and he'll make the walkthrough video. He'll take Trey's little avatar from. Hey, Jin. That looks just like him. He'll feature the script, and they're doing property tour videos. And Trey's like, what do we do today? I have no idea. Because it's now on. It's now an sop. There's still a person involved, but that person's been enhanced, and they are working way faster, smarter, and better.
So. So as we wrap this for my friend, listening, you know, blessings to you for hanging out and listening to this conversation, because this is both extremely tactical but also very heady. Right? Yeah. And. And oftentimes it is easier to be, like, maybe sitting in front of something and learning and doing and learning and doing. So you're probably like, me, like, I'm constantly watching YouTube and listening to podcasts and pause, right? Pause. Think. You know, pa. Send. Send a slack to somebody on my team. Hey, we need to do this right? And maybe you're doing the same. But if Jason doesn't say it, I would certainly encourage you to check out AI Marketing Academy. It is. It's probably the fastest growing academy of its type in residential real estate. For loan officers, for agents, for title execs, for assistance, for marketing directors who just. They don't want to be on the pulse. They want to learn and do learn and do learn and do learn and do. And it's. He's got basic and he's got advanced. Paraphrasing simply. But I would strongly recommend it. So, Jason, I don't know if you were gonna say that, but you're just such a depth of knowledge, each one of these things. There's probably 30 things an individual could do or a team could do. And the beauty of what you created and we're coming up on our one year anniversary in a few weeks is in just a short year, you know, 5,000 agents and individuals and teams have now completely AI ified their workflows. So for that I'm grateful for you.
Right.
Grateful for you and for my friend listening. I would certainly check it out. Jason, kind of closing thoughts because we promise we try and keep it tight.
Yeah, I think. No, I think you said it all. If they want to go to AI Marketing Academy, AI, that's the website and we do monthly or annual, it's your call. Whatever you would choose is best for you. I want you to think about it as, hey, I'm not going to boil the ocean overnight. I'm going to chip away at the block of what if I was every month AI of find one different part of my marketing. That's our mission inside AI Marketing Academy is month by month, we are AI Find different parts of your marketing mix. I would, you know, Tom, I was thinking about this jokingly because I do, in these conversations, we do get a little bit heady and geeky and I'm like, I don't think anybody's inspired more prospecting than me because I think some people are like, I'm just going to go make more calls because, because I paint a reality. But you know what?
After you make your open houses, I'm.
Going to go do some open houses. After you do that, I would say, hey, you know what? It's not going to be everything. And I think your point earlier, Tom, is what everybody should close with. Hey, what's the problem you're trying to solve? The problem isn't I need to use AI? That is not a healthy way to start this exercise. Now if you want to go in and be curious and kick the tires and see what's out there, I love that that's going to stir ideas for you. But if you're coming into a pressure cooker feeling like I've got to do all this stuff or I'm behind, that's not the place to invent from. The place to invent from is to look at what's the marketing that you could be doing, should be doing, are doing where there's a giant efficiency gain that's going to lead to more buyers and more sellers and a bigger bottom line for you. That's where you start.
Solve the first principles, the fundamental problem. Solve the fundamental problem with AI and that's, that's exactly what we're doing every day with our coaching clients. All right, well, we got to run. So from my friend, listening, thank you so much. I think this is my first podcast of the year, though. I feel like I've done a bunch. Thank you for being in my community. Thank you for being you and listening. And, hey, make sure you subscribe, leave a comment, and maybe send this to one of your really nerdy friends who really knows they need more time because this is that's really what this is all about, right? More time, more business. All right, we'll see you on the next show. Thanks, Jason. Talk soon.
