Monday 28th, 2023 Kings Q/a coaching session

A coaching Q&A led by Jerremy Newsome with participants (notably Rocco and Calvin) focused on advanced personal-wealth strategies and practical personal-coaching. Major financial topics include using self-directed IRAs (Roth, SEP, solo Roth) and custodial accounts to invest tax‑advantagedly, syndication/C‑corp deal structures, borrowing strategies (HELOC, equity loans, borrowing against life‑insurance policies/infinite banking) to access tax‑efficient liquidity, and using capital-raising/syndication to scale real‑estate investments. The session also covers pragmatic sales homework (door-knocking/giving $100) and relationship/mindset coaching for participants.

Yeah. So there's, if you open up and that's a perfect question for Monday, Rocco. I love it. Calvin has, Calvin has one, Paul has one. But you can grow your money inside of a individual retirement account. Let's call it a Roth IRA or an individual IRA or even a SEP ira. SEP IRA is a special employment plan ira. If you work for yourself, you're self employed. But yeah, you can grow your money inside there tax free. And not only can you grow your money inside there tax free, but you can also loan against it, you can take loans against it and you never pay taxes on loans either. So there's all kinds of stuff you can do.
Yeah, so I mean that, that, that's, that's pretty cool. So I am, I am familiar with the, the ira, the Roth ira. There is another one called the self management. I mean, I think it's self ira.
Self directed. Yep.
Sorry. Thank you. Self directed ira, where it's not managed by a broker. It's been pretty much you pay like a custodian to handle this stuff. Now from where I'm at, I mean I'm in real estate, I know of this stuff I've never took advantage of and I got nailed for years on taxes on this stuff. So what it is really, these guys open up like a Roth myself directed Roth. And then from the rod they have a C corp. So what they do, they don't call it a transport, they call it a conversion. They convert the rod, then traffic that back to the rock and start doing transactions and business out of that.
Well, it's not, it's not necessarily transactions. What it is is you're able to, yes, you're able to buy things. And that's a, that's a huge wealth hack. So I'll, I'll share, I'll draw a diagram for anyone who's interested. But here's, here's how the diagram works. And yes, you're absolutely correct. The custodial, because Rocco, this is what I do. You're start, you're talking now about like my world at this point. But let's, let's just say you have an ira, Roth, sep, regular, whatever. And then, you know, let's say you have, I don't know, it doesn't matter, a hundred thousand dollars in there. So then you can open up a custodial account. Custodial account. And then once it's in a custodial account, the custodial account is essentially what's referred to as a self directed. Now most people, a self directed IRA just Simply means that they, they don't work for anyone. They're self employed. Because you have a self directed ira. If you're self employed, it's still very easy to do it if you, if you have a W2 job. But if you are self employed, you absolutely should do this because once you're here, then you can open up and you can purchase and you can, you can invest into literally anything. You can do that, like you said, tax free and penalty free. And this is how a lot of people make massive, massive wealth in real estate. Because you can buy rental properties, you can put your money into syndications, you can do all kinds of stuff through your custodial, right, building up your money tax free. So all of this grows without paying taxes, all of this grows paying taxes, and all of this grows without paying taxes. So and then when you sell any of your properties from here, you can take that money and then that money just goes right back to your custodial account again all tax free.
Right? So that, that, that is, is absolutely right on that. But these guys, right, so what they do, they have like a Roth and they have other accounts Everhart and they usually want to. Let me get to this so I can explain properly. They have like a solo. You have part of a solo account.
I mean, I, I don't think I've heard that, that specific phrase exactly. Referring to this. I'm interested to see what you're, what you're asking.
Okay, so a solo rod is a, it's, it's a very powerful account. I'm almost certain. We really can't really find this on, on YouTube or something like that. But a solar rod, they have a solar rod account. Let's. So for example, they have 100k into that. They would transfer that 100k for example into that SC corp right there that you have. Oh, let me see if I can get, I need to get onto my. Wait, wait, wait. My eyes are shot, man. I'm sorry, I can't see properly. What do you call I can get to here, man? Well, Okay, zoom. Here we go. Let's see. I can log into this. So what it is essentially they would open like multiple units. So like they will buy six, seven units onto that sea, make money onto that, transfer that money back the profit, let's say 50 million dollar make onto that in, in that C Corp, take it back to the road, then transfer the capital or the working capital to A S Corp. So the money is not like they are using it, but even they are using it. The funny Thing about is, is that this stuff don't expose a lot of people. You with me?
Sure, yeah. Tons of people don't know about this. I agree.
They are small group of people and look this up. Probably you're familiar with it already. Mitt Romney took $120,000 and turned into a hundred million without paying a penny on taxes.
Yep, this is true.
So this guy knows something of the, the rich and, and I call my very wealthy.
Yep.
Yeah. I'm a contributor in, in this case, as much as I'm self employed, I'm ignorant to the fact that I don't even understand the rules of money and how it works. So I am the guy who work my money Even though at 1099 German personal meeting, I'm trying to get into my computer. Okay. Yeah, I'm the guy who work my money, save it up, look for a property, buy that property and essentially have to pay a mortgage to that that money. Okay, here we go. I'm echoing. Can you hear me?
Yep, I can hear you. Yeah. You have to turn the volume down on your computer.
How about now? Oh wait. Okay. It'll make some.
You have to, you have to mute your computer.
Yeah, hear better.
Yep, perfect.
Okay, so what it is really in, in this case, I'm a contributor as much as I'm a 1099 guy. I would take my money, whatever I earn, like they call it, put it into the bucket. Work, work with them. I gotta pay a mortgage. Now going to these guys over here, they are the creators of the whole situation. They create, they keep and they protect so they, they don't lose. 0, 0 loss, they, they don't lose. So they create these banks within themselves. Wells Fargo, bank of America, Chase, whichever you want to call, call it. But it's not essentially back that they have companies that, that run this operation and they borrow from themselves. So I'm the guy, 1099 guy, I work, I take a mortgage, I have to pay that mortgage. That money comes so went from my bucket into their hands. And I live as a contributor because all I keep doing is to contribute to them all the time. So I play by a different set of rules. As much as I'm 1099 because I'm not structured properly with these guys. They create, they keep it and they protect it within their circle. So they take my money, for example, through a mortgage, through taxation, through insurances, even, even your medical contribution, they even take your money there too. So there is an account called the Solo Roth. Let me see if I can find for you, we need, we need, we guys, we definitely need to look at this stuff. It's, they call it money movement. If the money stays there, they're not going to make anything. So they create opportunities. They would go buy, like private equities. They go, they create. Exactly. And they sell back these accusations. And they would sell it to guys that cost. So before it hit the market, it's already watered down. They already made 300, 200 millions on that of pennies on the dollar. Mitch Romney is a perfect example. The guy took between his people that he knew he took 120,000 and he turned it into a hundred million by using exactly the same system, which is the Roth IRA.
He did over 20 years. But yes, he did. And here's the way that works. Rocco is right here. It's using something called syndications. So syndications is where you, you group other people's money together and you are investing into something specifically, right? Using Generally other people's IRAs, other people's custodial accounts. You bring the deal to them. And that deal is generally, like you said, it's through a C corporation. And so when you are grouping many, many people together, it creates massive, massive wealth. So let's just do an example. So we have 11 guys in this class, right? If the 11 guys in this class, if we wanted to all put down a hundred thousand dollars on a property, that would be 1.1 million. Now, 1.1 million will buy $5 million worth of real estate, right? Because you, all you need is 20% down. This one point, this 1.1 million can be contributed from our IRAs for 1Ks, Roth IRAs, regular IRAs, SEP IRAs. It can be contributed from solo Roth accounts. It can be contributed from infinite banking, which you don't know anything about, which is crazy cool, right? So you can loan against your life insurance policies. You can do all kinds of things. So however you bring this money to the table, once that money's to the table, you go then buy this real estate. Or it can, but it doesn't have to be real estate. This, this is a, this is called 20 down, which is essentially, essentially anything, right? You can, you can go to a bank and get financing for a lot of things. So if, if me, you and Paul and Calvin, like, we all know that there's a business that we want to buy and let's call that business, I don't know, a bagel shop in Brooklyn, right? We can go buy that bagel shop in Brooklyn with $1 million down. The bank finances, the Rest, right? All of this is still tax free. And then we buy this bagel shop in Brooklyn, it's worth 5 million. Now, here's the key, though. The key is you still got to make this bagel shop more profitable, right? So Mitt Romney doesn't just put money into an account and just grows magically. They still, they still put their money into generally an equity or private equity or smaller company, and they grow that company to where it's worth 15 million. And then once they sell that company, all those profits go right back to the people that started it. And again, you're absolutely correct. It's all tax free. When that money goes into their accounts, that profit goes into their accounts. These 11 people, they then can do it again with a lot more money this time, right? So if you make, if we all make $10 million, and this is, this is a $10 million profit. If we go and then take the profits from that, each person takes a million dollars. Now you have $11 million. $11 million will buy how much real estate?
$50 million worth of real estate?
Yeah, 50 million. And so then you just kind of keep, you keep mushrooming that over time. And it happens very, very quickly. And it's. Yeah, it is quite incredible. It's just all about process.
My question, right? This money, it's, let's say we made 100 million on it right? Now, since this comes from the, the corporation, whatever they have, the tax corporation, how do you pay yourself? How do you live? Where do you take out money to have a lifestyle? Or how, you know, whatever you do.
Without tax, there's a few ways. So the number one way that most people do this is it's called an equity loan. Because the key, Rocco, is if you, you can never pay taxes again for the rest of your life if you don't want to. But you do have to make money on your money, and that's the key, because you never pay taxes on a loan. That's the first thing to remember. So if you ever get a loan, you never pay taxes.
You pay interest.
Correct. You pay interest. And then you. And the interest that you pay is also a tax deduction. But you, you, you can live off of that money for sure. And, and without paying tax.
You are borrowing against yourself. Exactly.
Yeah. You're borrowing against yourself. Precisely. Precisely. I mean, so let's just call. Let's just call. This is the most popular one. It's called a home equity line of credit. You're familiar with that one, right?
Yeah, I'm familiar with that. Yeah.
So home equal line of credit. I mean you have 7% interest on those bad boys generally somewhere around there currently. I mean sometimes it's cheaper, sometimes it's more, but people live on home equity line of credits all the time and they have to pay the interest back to a bank and it's a simple interest.
But the way I see that, let's say for example I bought my house for a hundred thousand and it appreciate for 500,000. Now I have 400 worth of equity in there and I said okay, I need a $200,000 as a HELOC on this. I still have to pay back interest on that HELOC as long as I touched it and started using that. Yeah, I'm aware that. You see in my opinion that's me being under contributing side because now I just don't have 100,000 on my property now. Now I have an additional 7% on a HELOC for 100,000 that I use. So now I'm back at what, 300,000 with an additional 77% interest on the HELOC. That is me digging another one.
Well, not necessarily because this, this just becomes then a game of arbitrage, dude. Because this is what the rich people do. The rich people don't worry about paying debt. They worry about how they make their money. Pay the debt for them. Because if you can make 7% a month as a trader, right, that's my world. Why would you be afraid to pay 7% a year? If you can make 7% a month or 7% a quarter, you know, or 7%, what? Literally even if you could make, even if you could make 8% a year, it's a free 1%. Right? That's how the rich will think about it. I mean it doesn't matter right what their interest rate is, as long as they can beat the interest rate with their, their returns, they're literally printing money. Would you agree?
Yeah, I mean they pretty much control everything, man. There, there was a tax code, they call it the cheat code for it. It's called the one is self directed. The tax code is pub 590.
Okay. I don't know.
There is a withdrawal period of when you are 59 point 15 and a half years old. You can put down if you are under 50 years old to open that I think you guys are much familiar with, it is $6,500. Is that correct?
Correct. So that's the problem with the, the slight challenge with Roth, not only Roth IRAs, but, but retirement accounts is there's, there's different levels to this game. One of the levels, fortunately or unfortunately, let's just call them retirement accounts and we'll get to this in just a second. But retirement accounts are what most, what most people do. And these are great, these work. But the problem is there is a limit to how much you can contribute. So you can only put a certain amount in there per year, number one. And number two, if you make a certain amount of money per year. Correct. Which is about $350,000 net, you can't contribute to this anyway.
No.
So once you start making too much money, you can't, you can't even put money into your, into your, your retirement accounts anymore. Those, the regular ones. You can do a sep. A SEP ira. I do not believe a SEP IRA has a limit. It has a maximum, but it doesn't have a limit. So you can only put in 20% of your business profits. Right. That's the most that you can put in. But if your business profits, you know, whatever, $50 million, like that's 10 million, $10 million. So you can put a lot more money into a SEP IRA than you can a regular IRA or Roth ira. So that, that's one, that's the bigger one, but the one that I would really, really encourage most of you gentlemen on this account. I know. Rocco, if you have questions, Edmund knows a lot about this, Jeremy knows a lot about this, I know a lot about this, and Paul knows a little bit more about this. But there's something called the infinite banking.
I need to look at that.
Yeah, infinite banking. Jeremy, before you go into the other.
Question, hit me on the last page. You said you can do a HELOC or you can pull a loan against your ira, but don't you have to pay that loan back?
Yeah.
Correct.
Yeah. 100.
So how do you, how do you live on a loan if you got to pay the loan back?
The arbitrage of interest.
So you're saying if I pull a hundred thousand dollar loan, I just got to be able to make money on that one?
You just got to pay the interest, dude. Right?
Yeah, you got the interest, but you still got to pay the $100,000 loan back too, Right. To the bank or whoever loaned it to you. Right.
I mean, that's what the, that's you, you do at some point. Yeah, absolutely. But does that, but that's like saying, I don't want to get a mortgage, I don't want to buy a house because I have to pay the bank back.
Right.
But there's the there's the amount you loaned.
Correct.
There's the amount you took.
Right.
100,000. And then there's the 7% interest that maybe over like five years. So there's like the 100K and then there's the 30K of interest.
Sure.
Whatever it ends up being. So you're just saying overall, you've got to make, you've got to live on that money and make money on it all down.
Correct. Yep, exactly. Yeah, yeah, yeah. Again, man, this is generally done also to remind everyone these, these concepts we're talking about, they're not done with less than $100,000. If you don't have more than $100,000 liquid, you're broke. That's just the way it works. So you're not rich. These concepts are done with like, because if you, if you have $10 million, right. To, let's say you have $10 million, you know, loan in your account and you loan against yourself $8 million. The things you can do with $8 million, Calvin, are staggering. Right?
Yeah.
Because I mean, you could just put $8 million in the queues and that'll probably give you enough to live off of, right?
Exactly, exactly. So you could. Precisely. So you can start doing that. And there's so much else you can do. Like you can buy cash flowing businesses that currently make money right now and put your money into those. You buy a cash flowing business. That cash flowing business literally pays for your lifestyle and it'll pay for the interest rate and the loan that you took out against it. Makes sense.
And usually how much will a bank, like, let's say you had, like, how much money would you have to have in an account to get a loan that size? Like, is it usually apple to. Apples to apples, like you have to have 10 mil to get a 10 mil loan?
Yeah, usually. Okay. Yep. Very often. I mean, it's. When you get, when you, when you do hit, I mean, 10 million is that big number. When you do hit $10 million, things begin to open up that you might not have access to. Generally you'll get private bankers, you'll get private wealth management. You'll get all. Even, even in First Tennessee, you know, like in Nashville or any local, any local bank. If you have more money in that account, you'll just get special privileges just opened up to you for free. It doesn't even cost anything extra. It's crazy. For sure.
Yeah, yeah, yeah.
But this one, Rocco, this is very fascinating. If you don't want to do any research on this one, because long Story short, this is, this is life insurance. And the biggest companies in the world are insurance companies. And what's fascinating is very, very, very wealthy people, rich people, they will put money into a life insurance policy, right? They'll preload it. So let's say you, you know, you, you buy a hundred million dollar life insurance policy. Obviously that's going to cost a butt ton of money. But if you got a butt ton of money, right, you put all this money into your life insurance policy. So let's call it, let's say you put in 20 million into life insurance policy. So you preload it. So there's $20 million in there. This 20 million is going to grow at 6% guaranteed for the rest of your life. Then any time you want, you can loan against this money tax free, penalty free. So let's say you, let's say you need $2 million, right, Calvin, to buy $8 million worth of an RV park. So you got $20 million from your dad, he gave you a bunch of money, you put that money into a trust. The trust then purchases and infinite banking insurance comps that policy, right? That, FYI, my wife is licensed to sell. So you guys ever want to get this through my wife, just let me know.
Nice.
Then when you have this policy, it grows at 6% a year guaranteed, right? Just forever. When you loan out against it, you can take this money tax free, penalty free. They'll just send you a check. You have to pay this money back. Who do you pay this money back to, Rocco? You don't pay this money back to a bank. You pay that money back to yourself with interest, right? You still pay the interest back. But if you go and buy an 8 million dollar RV park, that RV park Calvin's probably going to cash flow, net operating income positively $100,000 a month. And then you take that $100,000 a month and obviously, you know, pretty much, yeah, pretty much. Anyone can live off of that, right? So.
Yeah, but you got, you gotta, you gotta pay taxes on the 100k a month, right?
Correct, correct. A month.
So I mean you pay what percentage of tax on that 100k a month? Because there is much, right?
Well, so here's the thing. This is real estate. So real estate gets a little tricky because you can do a lot of write offs on real estate guys. You can depreciate, right? If you own an RV park, you can write off tons of things. So this is the, let's call this the, the gross operating income, right? So this is, this is total gross Operating income. And then after you pay your taxes, right. You know, pay your people do everything, then you have the net operating income is like how much is actually final at the end of the day. Let's call that net operating income $3,000 a month. After you've paid yourself. You paid everybody. That's just pure, pure, pure profit at that point. But the taxes that you pay on that, they're going to depend, man. They can depend on a lot of factors. But long story short, most taxes, they're going to fall into one of three categories. Short term capital gains, long term capital gains or income. And depending on how much money you have. Right. You can pay up to the top. The top right now in the US is about 53% of whatever you make. If you're ultra, if you're in the ultra wealthy, you're going to be paying 53% of whatever you make. You're going to be paying that towards taxes.
That's the. Oh yeah.
So that's crazy. Yeah. But those are the only three. Like those are really the three, the three income.
Even if you're, even if you're paying 53%, you know, and you make 100K a month of an RV park, still pretty good.
Yeah, Yeah. I mean even that your right. Office is. You have to keep writing off on that stuff, right?
Yeah, exactly. And, and a truck. Your trust could own the RV park. I mean there are ways, guys, there are ways that you never pay taxes on this income either, right? There are definitely ways to do that. It's, it's not.
Well if, let's say for example we use the insurance, the vehicle insurance vehicle as that you borrow against yourself, you buy the $8 million report, you can still put that RV park into a corporation that is tax empted and also use that profit back to supplement into the raw and pay back the insurance. And, and at that point of time, let's say net operating income is started 30,000amonth from the hundred gross, then even if you put back toward it into that, you're still not paying taxes on it. I mean how exactly.
There are definitely. Yeah, precisely. There are ways to never pay taxes. It just depends on how hard you want to work. Right?
Yeah, exactly.
You're going to be paying taxes in here that you can't avoid. Employment taxes, state taxes, all of that.
All that, because I expect running expenses on that.
Yeah, these are, we're talking, you guys are talking federal taxes, right? Like local taxes and state income taxes and state taxes. Those are very, very hard to avoid. They Can. But like, if you go buy food or you go buy liquor or you go buy groceries, you're going to be paying state taxes. I mean, it's on the bill. Every bill you buy says tax, right? So you're going to be paying some level of tax. When people say Trump never paid taxes is like, well, he never paid federal taxes, but he paid hundreds of millions of dollars over his lifetime in state tax and employment tax, right? And purchase tax. So. But here, but here's the truth, man. The truth is, don't worry about any of that until you make a bunch of money. That's the other thing is like, if you're broke, none of this matters. That's the other beautiful piece, right? It's like you can, you can know all of this, but unless you start implementing it or figuring out ways to bring people into your life where, where you, where you are able to have these conversations, it doesn't matter. Because that's why your network is your net worth. You hear him say it all the time.
Network.
Because you can get these deals, you can get these opportunities, you can get these things put in front of you and just say, hypothetically, you can get access to not only the information and the knowledge, but you can also get the ability and the capability and the, and the actual, not only the information, but the, the deal. You can be given the deal all the time with none of your own money in the game. But you're gonna have to put in the work and figure out how to raise that capital. So let's go back to that $8 billion RV park, right? If we know that an 8 million RV, 8 million RV park costs about $2 million of actual capital. The question is, if I bring all of you this deal, do you have the actual capability, comfortability, skills, experience and tenacity to actually go raise $2 million? Because if you do, if you guys can go raise $2 million, then you're going to be able to get not only some type of something in the deal, right? It could be ownership, it could be a small piece of equity. It could be you get a little bit of cash just for raising that deal, right? Somewhere maybe like, let's call it 5%. So you just making a few phone calls and spending a little bit of time working can make $100,000 net on some deals just because you helped raise 2 million. And like, that's not that bad. I mean, from a commission standpoint, or you take that $100,000 that you could be paid and now you're one of the contributing members. And you actually own an RV park. And that $30,000 a month. Right. We just talked about the 100,000 gross operating income, and then the 20. The $30,000 net operating income, you would get a percentage of that net operating income. Let's call it. Let's call it 5% of the 30,000, which, again, knows a lot. But it'll be free, you know, 1500 bucks a month, essentially delivered into your mailbox that you didn't have to work for at all. And you go do 10 of these deals in the next three years, and now you're making $15,000 a month.
Net.
Right. Mailbox money. Just because you did 10 of these deals in a year. Does that make sense?
100.
So I know, I know I'm knowing some of this stuff, but really, man, it's. There's. There's a very, very popular biblical scripture, right? Ask and you shall receive. Most people never sit down and ask anybody anything. They never, they never actually, when I say ask people anything, they never go and get clients. They never go and get customers like Rocco. You probably know right now, if you sat down, gun to your head, you probably know 15 people that have $10 million or more of net worth, and you've never asked them for their money, right? You never asked them, hey, how can we do a big deal together? How can we invest in something together? Here's a really, really good real estate projects I have. I know it'll work, right? I've been in the real estate game for whatever, 15 years, and you've never just straight up asked them, hey, can we go do a deal together? Because if you have 15 people that have a $10 million net worth, that's $150 million net worth. They're obviously not going to give you all of it. But let's say out of that 150 million, you get 1% of the 150 million. That's $1.5 billion that you could get with a few phone calls before Tuesday of next week.
Yeah, I, I have a guy right now who, who making that proposal. I gotta approach him in regards to that, but he is not structured, so I need to get him in line. But yeah, man, I, I got, I got a few guys I need to reach out to. But here, here's the gap between that transaction, everyone, and everyone probably in, in New York, they think they know so much. They got so much stuff going on. Like, I had a deal came to my desk a couple of days ago, was 50, was 25 million. It's a project in downtown Brooklyn that they wanted to, they wanted to renovate and do back. Now we're talking 25 million. They're looking at the entire cost from demo to go up, and they're looking at 45 units, apartment building, which they now converted to condominium and sell it out back as unit. They, they profit on that. After ROI estimated projective, it was like about, I would say about an additional 50 million. But he didn't have all the cash flow, so he wants to do a JV with two other guys in Manhattan. But they wanted to come in at jb, they said, listen, we're gonna buy you out of the project, and we will take it over. And he didn't want that because there is residual income coming out from management, property management of that condominium. All the HOA fees is pretty much what they were taking from him. And he's like, nah, I just want to be part of this deal. They didn't want to do a JV with him. They want to buy him out. They said, let's, we'll give it 25 billion, sell project back to us. And, and you know, we, we can go, go separate ways. But it's something that he wants to be part of. And that deal went out because they spent too much time procrastinating on the deal that even on a commission, that point, let's say I make 6% per year, every unit. It still was good money, even though I wasn't directly a part of that transaction. But on the real estate aspect of it, I, I, I lost out on that deal. Yeah, because this stuff going on.
But that, that's a very good, that's a great example, right. Of network. Right. You were able to get something, and then it's okay, well, why'd I lose that deal? And so those are questions that if you sit around and ask yourself long enough, it could be 15 million different things. But let's just say, let's say it's like, well, I don't have any experience doing these deals, so they don't trust me. I don't have any track record doing deals that magnitude. So it's like if you start coming up with answers, maybe I didn't present it clear enough, maybe I didn't talk about it clear enough. Maybe I didn't have a really nice, beautiful printout of paper. Like, hey, here, look at the numbers. Something that's very, very pretty. I mean, I, I have had tons of people that I connect with that offer me something. And it's like they pull up a PowerPoint. It's like, hey, PowerPoints are cool, but they look crappy, right? They look terrible. Like they didn't spend five minutes or $15 to make it look beautiful. Small things can add up, small things can matter. And if we talk about the deals that we get or the deals that we don't get, when we miss a deal, there's a reason. There's always a reason. And I would encourage you to look at what are those reasons and start coming up with a list of answers and figuring out a way to chip away at them. Because every single one of us here could make a million dollars in the next year very easily. But you won't if you're afraid to ask, if you're afraid to ask someone in your area, someone that you know, if you're afraid to reach out to people and go, hey, how can I, how can I do this deal with you? How can I create this opportunity with you? Most, most real estate, finding the deal is the hardest part. You can generally find the money if you can find the deal.
Yeah, getting the money is the easy part. It's just finding the deal that makes sense because no one is going to invest on a deal unless there is a minimum of 100k ROI and after expense because yeah, the way to look at the deal right now, I'm, I'm not even touching a deal. If there's not 100k a night, they, they don't care. Only the fly by night guys, you know, I'll take $50,000 but before you know it, your 50th boredom to like 25, 30. And you already vested a month to once possibly into the property, get it up to speed, renovate it, sell it back, then you got to pay taxes on it. Then you got to pay hard money on the front end, back end, hardcore soft cost. Before you know it, you're walking out with milk money. You know, it's, it's not a lot. So you spend time burning. Look, I have done a few myself and the first one I did, I took a beating, heavily beating and I was like, never again, I'm doing this.
Yeah.
But now it have to have cards in, you know, spread into the deal before.
Sure. And you, you normally do lose on your first real estate deal. And again man, if you ever have questions, you can reach out to Edmund. Edmund's done me more real estate deals than I have. I've, I've probably, I've only done like 20, 25. I haven't done a huge amount of real Estate deals in my life. It's not my specialty. I like it, I enjoy it. But it's very cumbersome, right? I mean, it's. It takes a lot of time. It takes a lot of energy. It takes a lot of effort. It takes a lot of money. It takes a lot of work, a lot of phone calls, a lot of emails. It can be done. I just think the stock market is so much faster, quicker, easier, more effective. You can do it from anywhere in the world. I'll make $25,000 in trading this week. That's doing nothing, essentially, right? Like, just pressing a few buttons. It's going to be very, very simple. So I don't know, man. Like, I think. I think that the cool news is there's so much. There's so much wealth out there, and there's so much to do. What we do have to get very, very clear on is we got to get very focused on what do we want and how do we want to create that wealth? Because when you're saying, and I would agree, the deals are very hard to find, me and my wife will not flip a real estate transaction unless it's $1 million or more. Because let's say, for example, we have. In your example, Rocco, if you have a $200,000 house and you. You work and you flip it and you do the blah, blah, blah, blah, blah, it's like, what are you gonna do? Sell it for 430,000? Okay, cool. So you make $230,000 gross, but then you got, you know, all the things that you gotta pay. You're gonna walk away with maybe a hundred thousand dollars of profit, and that's gonna take you, what, four or five months. It's like, okay, well, if I'm gonna do the exact same thing, I'm gonna go buy a $2 million house. I'm a seller for 4.3 million, right? And I'm gonna make $2.3 million of profit. And generally, that's gonna take about the same amount of time me might take maybe make two, three more months. But I'm just gonna go do it at scale. And obviously, I know most of us, if we're here, we might go, well, this is. This is more my range. I could. I could maybe do this and actually make $100,000 of profit there. Newsom. I can't do. This is too big of numbers. And it's like, you might not be able to do it, but if you can find this deal right here, you can bring it to somebody, right? Edmund knows A million of them. I know a million of them. You can bring it to somebody and get paid a hundred, two hundred thousand dollars just for bringing in the deal, or you can work on it yourself. You can be the contractor, you can take photos, you can be the agent that buys it, you can be the agent that sells it. There's so much pieces of that transaction for me. And it's like, yes, finding that $2 million house that's in distress, that, you know, the husband just died or the wife just died, and there's like, family issues going on. Like finding that property, not going to be super, super easy. But they're there, they're available. And a lot of times it takes a knock on the door, and it takes a few phone calls and takes a few emails, but it, but it does require someone, someone somewhere sitting down, coming up with the time and coming up with the investment and knocking on the door, making the ask. Right? That's why I bring it up. Most people are afraid to ask. Most people will never do that part where they actually knock on the door or they make the phone call or they write the letter. Most people don't do that.
I, I am good at everything except knocking at the door. I, I, I'll do everything. I'll make the call, I'll do the letters, I'll do all this stuff. But for some reason I have, and I got to get over this. It's, it's just crazy. I don't know why I'm afraid to knock at the door.
All right, That's a good one to ask. I mean, so, but when you say you're, when you say the phone call, what's different between a phone call and knock on the door?
You know, there isn't that in difference at all. One, you're not seeing me. I'm not in front of your face. You're only hearing my voice. I, I've never got around, like, the door knocking stuff, but I've got to do that.
Well, sure, but, and keep in mind, keep in mind, you don't have to. All right? You can definitely do phone calls, you can definitely do emails, you can definitely do handwritten letters. But what's beautiful, Rocco, is what we, what we discovered in, you know, 45 minutes of talking is there is a small, small fear inside of you that it's inside of most people, right? Fortunately, slash, unfortunately, I got over the fear of rejection at a very early age because I was knocking on doors at the age of three, right? Trying to convert people out of their religion. So It's a little bit of. Little bit of a harder ask, right. But I'm very comfortable knock on doors. I'm very, very comfortable with sales. I'm very comfortable with rejection. At least I feel like I am most of the time. And so what we got to do is we got to ask why, right? Why am I afraid of that thing particularly? And what will generally happen is like well I'll go ahead and skip the answer. Very often it's a fear that we won't be loved. And it's a fear that we're going to be in pain. Someone's going to be mean to us, someone's going to make fun of us, someone's going to call us names. And if we get called names, if someone doesn't like us, if we get rejected, we're not loved anymore. And when you, when you feel whole, when you feel complete, when you know and you know internally that you love yourself again. I know this now we're talking subconscious fears for a second. But when you now have extreme confidence and a knowing and a grounding that you love yourself, you're going to be much, much, much more comfortable being in front of that door or making that phone call or talking to that person. You know that. That individual, person to person and making that big ask because you might get a no even if they're a best friend. And you have to be okay with that. And the only way you could be okay with that very often is to love yourself even more.
So yeah, I. My biggest fear is knocking on the door. And that's something I'm not so much afraid of. You know, you tell me, no, the phone, whatever, that's fine me but it was never a. A part of me always fearful of going in front of the door and knocking on people door on. And that is something because I am more worried about what they would think and feel knowing that they are in a situation that they are embarrassed about and they don't want no one to know about it. But it's public information. So me coming up knocking at your door says hey Jeremy, how are we doing today? You know I. I've noticed your property is in Pendants. I'm here to over service you free of cost. Whatever the case is. You know, you don't have to pay me. I'm. I'm not a bank obviously and. But people don't. Especially if they don't know you. They have a wall higher than you in mentally. Oh yeah. And they're not gonna like. Well, you know. But unless they're you know, you. You face different challenges. I look in New York, I played different challenges. They're part of New York in Brooklyn. I don't even want to go. I don't. I don't care if you have a $20 million property in there. I'm not going there, period. But in their places, about these people, they are just, in my opinion, just crazy. They ignorant. They don't know. And the fact that they don't know you're offering them help or a way out, they just says built in their own way, like. Like a tank. You just can't get into them.
So 100%, ma'.
Am.
And what's beautiful is you. You mentioned a lot of things that are correct and you mentioned a lot of very unique and interesting limiting beliefs as well. Because the truth is, the better you get with the conversations, the more personal you become, the more approachable you become, the more trustworthy you become, the faster people will generally will tend to like you quicker and they will lower their walls to some degree. And so you're absolutely right. It might not be, hey, walk into the door and just hitting them with that. If you know that that house is in trouble now, you get to sit down and think about it for hours. Right. At night, or before you go to sleep or before you wake up, you're able to think, how could I approach this person? And what exactly could I say? What type of conversation could I have with them? Hey, quick question. I noticed your house is in forbearance. That's not why I'm here. I'm here to figure out what I can do for you and your family. I know you're going through a really tough time. I know you're struggling. I know there's a lot of pressure and weight on your shoulders. Do you have the time for me to take you guys to lunch and dinner and just kind of talk how we could best help each other or how I can help you or how I can provide you value or assistance.
That's a very unique approach. I like it.
Right. Just like there are humans.
I hate to write that down.
Yeah, they're a human. Right. And so if you. If we are literally, if we. If we truly, truly view somebody as a human and we just start talking to them as a person, realizing that they have stress, realizing they have a family, realizing they have the same body parts that you do, and they got the same fears that we do, and they breathe oxygen just like you do, and that no one's any different, and you just start offering Them. Time, energy, magic, information, Right? You know what's crazy? I asked the guy. He was a speaker at one of my events this past week. I went up to the guy before my presentation. Like, two, three hours before my presentation. There was someone else on the stage, right? This was his event. There was someone else up on stage. I walked up to him. I was like, in the back of the room, I was like, hey, man, his name is Kevin. It's like, hey, Kevin, how can I best serve you today? And he looked at me and literally said, dude, no one's ever asked me that question my entire life.
Wow.
He's like 55 years old. You know, it's like. And he said. He's like, honestly, I. I don't know. He didn't even have an answer. We ended up coming up with a way that I could serve him, the way I could really provide ultimate value to him. And I'll tell you guys just that, you know, so that, you know, you're aware of how the story unfolds. But now when that question comes out, he now knows I want to provide service to him. And my brain now knows you got to come up with something to do. You can't just say that and just like, all right, well, you. And give him a high five and leave. So now my brain knows. Hey, Jeremy wants to be of service to this man. So, long story short, this gentleman was offering, like, one of his. You know, one of the pitches of his presentation was he was offering something to. To the men, right? Called Vort. Vortex Kings. Totally different program. Massively different than this program. All good. Whatever. I don't care. So he's offering, but he didn't have anything for the women, and there was, like, 15 women watching. My wife has a program for women. So I said, hey, Kevin, how about this? I will gift my wife's program to you and all the women in your group that are here so they don't feel left out. My gift to you.
Wow.
He started crying, like, not like bawling, but, like, you know, tearing up. He was like, oh, dude, thank you so much, man. Because I. I knew exactly what I want to do for the. For the men, but for the women, I didn't really know. I didn't have anything. I didn't have them, a way to offer them value. So now they're going to be able to get into my wife's program entirely for free, you know, however, many ended up signing up for it complimentary, and she'll be able to pour in value to them and really heal their hearts in a big, big way. And so all that being said, do you think that that's going to create. Ultimately it'll create value for us as our family, you know, for our business? Of course. Because all those free women are going to get something somewhere and one of them is going to work with us doing something at some point. And one of those women probably have some wealth.
I don't know.
Right. Maybe they do, maybe they don't. And if they do have wealth and they want to do something that is expanding their wealth, they're going to trust us. So as you build trust, dude, you crush it.
100. Yeah.
So guess what? I got homework for you, Rocco. Don't worry, I'm not going to scare you. This is going to be easy. It's going to be really easy. I want you to take a hundred dollars, I want you to go knock on doors and give it away in any increment you want. So you can give 10 people $10, 20 people $5, 100 people $1 or one person $100. Doesn't matter to me. But 100 bucks cash and just give them money. And that con, having that conversation, you have to knock on the door, they might not answer. And there's going to be a little bit of fear there for you, but I promise, dude, like there's not going to be as much fear because you literally aren't asking anything. You're just giving them something. And you can come up with whatever script, whatever you want to say.
Like, hey, my bought that one because my, my pitch always to them. Hey, Ms. Ella, good morning. This is Rocco. Sorry to show up on announce, you know, but your property just came up as a lisp and I'm a broker up here to see how, how I can possibly help you through the process. And my service is, is free. I've been doing this for X amount of years. And how can I help people? What? From my feedback, some are like, well, I, I'm fixing that. I'm, I'm. I start communicating with the band. Good for you. You know, if, if you should ever need any advice or whatever, you have any questions, here's my card. Some information about me and about the program. You just call me anytime. Oh, well, thank you. And that's that. Right. Some people like, well, who are you? You're not a bank. Why should I speak to you? Well, I know I'm not a bank because it was a bank. They would. They're already starting a foreclosure proceeding against you and against the Property. But some people are just betting, listen, my house is not for sale. Those are people that are living in a way that they don't want you to know what you know already, but you already know it. But they're refusing to accept miles out for sale. Don't come back here. I don't want to do business, or I'm not selling my house. When you reach an objection like that, and I'm talking, they all come in different shapes and form. When, when you reach an objection like that, how do you approach them and says, hey man, thanks for your time, here's 20 bucks?
Yes, good question. So the money that you're giving, you're not asking them anything. You're not asking about their house. You're literally going to go knock on the door and go, hi, my name is Rocco, and I want to give you 20 bucks.
Just like that.
You're not trying to pitch them? No, I'm saying your. Your homework is just to give money away.
That's it.
That's all I'm asking you to do. You're not pitching to me. You're just going to knock on the door and just trying to give money away. That's it. You're not trying to sell a house. You're not trying to get a listing. You're just trying to give a hundred bucks away. You could do it with one person. I. I'm in this. I'm in this coach. I'm. I'm in this program. This guy named Jeremy. You've never heard of him, but he gave me homework, and he said I have to give 100 bucks away to someone deserving. And you're the first door I knocked on. Here's a hundred bucks. And just, just.
It.
Just experience what they say. Experience that moment. Because, dude, it's so fascinating. It's so fast. I mean, because what you'll find out, Rocco, is they will be scared of that transaction as well. Why is he giving me money? Most people won't even reach out and take it, right? Most people are going to, like, be weird about, like, what's the catch? And what you're going to learn is even if you're giving people money or you're trying to take their money, or you're trying to help them facilitate some transaction, it's all about trust. So if someone tells me, oh, dude, I'm not trying to sell my house, like, you're not the bank. I don't, I don't trust you. And you go, dude, why should you trust me? You don't Know me at all. We've never met. We have no history together whatsoever. I need to earn your trust. I wouldn't expect you to trust me ever until you start to know more about me. So let me do this. Let me give you right now four pieces of information that will help protect your house, that will save your house, that will do whatever. Whatever. Whatever. So you're talking about rejection? Someone rejecting you. They're rejecting you because they don't trust you. That's why. Simple as that. Doesn't matter if it's a girlfriend, if it's a woman, if it's a business partner, if you get rejected because they don't trust you. If someone trusts you enough, they will either reject you or they'll give you a very valid reason. Hey, man, this is not the right time for me. Or hey, I don't. I have this going on. Like, I have business deals where I send it to the same person. And you know how I got his trust? His name is Turner. He's one of the richest people I know, actually. And I go, hey, Turner, I got another deal for you. I know you say no to almost all my deals, and I'm gonna find a yes at some point. If this is another no. Amazing. If this is a yes, let me know. So I drop his walls by telling him, hey, I already know this is a no. I totally get it. If it's a yes, let me know. But I'm very confident this is gonna be a no. Not a big deal. Not putting pressure on you, just letting you, just being you, making you aware that this deal came across my desk. I'd be interested to know if you, you know, if you want to do it with me. Does that make sense? A little bit, Rocco?
Yeah.
So that's, that's why I asked you to bought the money thing is so your homework is literally just try to give 100 bucks away. That's it. And, and Calvin, for the guy on the, on the screen here. Me and Calvin did a, an interview in Vegas, right? Where we had a camera and we just. And dude, I was just walking up to people say, hey, I like to ask you a quick question. And people would run away because they think I'm trying to sell them something. So I had to start like shifting to what I said to people. I would have to walk up people going, hey, I'm not trying to sell you anything. I just have a. I just literally have like a 20 second question I want to ask you that they cost you nothing. And then like my answer rate Started going up. But if I just said, hey, I have a quick question for you. Everyone ran away. Everyone's like, you get out of here. Like, everyone thinks I'm trying to sell them something. And it literally was a free. Like, it's just an interview, right? So it's a fascinating thing. Like, people are just scared. And trust me, when you do this exercise, you'll notice that people are gonna. A lot of people. You're gonna feel that energy. You're gonna feel the energy that they don't trust you. They don't believe you. And so you have to make them believe you. And the way believe you about something is you give them more information, and you give them more backstory, and you figure out. You figure out ways to build that bridge of trust as quick as possible.
Okay, so I have a couple of people now. Who should I select to go give this money to? People that I know that potentially be a prospect or any random person.
Random person.
Random person.
Yep. Just go knock on a random door, because that's your fear, right? I'm helping you overcome your fear. Does that make sense?
Yeah.
Yeah. Just help you overcome your fear, man. Whereas it really and truly is extremely. Most people, when they have a huge, huge fear or. Or whatever, it doesn't have to be massive, but if they have a fear, the way to overcome that fear is to do something in that world. It's just very small. It's very tiny. Right. A great example. I know that sounds crazy, guys, but most people are terrified of not drinking for, like, more than a week. I know that sounds insane. Most people are terrified of it because they don't know life without being drunk a little bit. And everyone is more afraid of what they don't know than what they do know. Yeah, write that down. Everyone is more afraid of what they don't know than what they do know. That's why there's that phrase, the devil you know is better than the devil you don't. People would literally rather stay in an abusive relationship than go get another one because they don't know what the other relationship is like. Yeah. Yeah, brother. So that's the thing is, like, people just. They crave certainty. They crave information. And the more we know this and the more that we practice it, the more that we become aware of it, the faster we can build trust. And when we build trust with people, I mean, that's how we create financial transactions. That's how we create financial prosperity.
Yeah. Speaking of the whole relationship process, can I. Can I ask something off track here?
Yeah, dude, this is. That's what we're here for, man. It's just coaching hour. Whatever you guys have.
You remember that relationship I mentioned to you about regarding this girl I was seeing? So she and I had a history together and I know her way before I met my son's mom. Anyway, we never worked out because she was much younger than. And we never worked out because she have a personality that I couldn't stand. But for some reason, I find myself attracted her. She's like in this all drama role. She. If, If. If you are a piece, you'll find a way to bring out the worst in you and in this case, me. So we always get into arguments. She said she will go back. Oh, you remember four years ago, what happened, what you did? I'm like, well, if. If you can point the finger, you have three pointing back at you because you were no different than highways. Oh, you left me. You went there some like. But yeah, the reason why I left you is because I was not happy. You just made my life ever. And that in turn, I'm doing the same thing to you because we're going back and forth. Anyway, long story short, we're broken off. She got me. She post some dumb online. I'm like, they're all, listen, you. You got to get this off thing off. Anyway, she called the cops, put a kind of like a restrain order. I'm like, I'm not calling you whatever. You stay your way. I'm done, finito. Done with you. But she contacted me back. She showed up my house and like, oh, God. But it's because of my attraction for her. I thought that stuff changed in the process and never did. Now someone from my job. Good morning. Okay, yeah. So my problem is right now, someone Friday texted me, hey, hey, hey, rockstar. Or say hey, superstar. Whatever. How are you doing? I'm just checking and see what she took that whole message is because she don't trust me. Just like you saying here. She took that whole message and says, oh, you're cheating on me again. I'm like, no. I even texted that person right there and says, well, I'm with my girl right now because I was really trying to make this happen. But I. I don't see it happen. It's. It's really. I need to get past this, boys. I really need to get over them and get out. But I'm having a hard time really getting out of this situation. And I don't know why, because exactly everyone, I'm afraid of what that's there versus what I'm. I'm here with right now.
So you try to get out of rock with the relationship or the fact that no one trusts you.
It's not the. The trust because I didn't do anything to violate the trust. I was building back that trust. But I'm trying. I. I don't know if I'm happy. Like, I'm caught in the middle, happy and unhappy. I want to let go, but I don't want to let go. I want to let go, but I don't want to let go. Like. Like I'm. I'm in the middle, right? And this is. This part here is the gray line that is me up.
Gotcha. So what's. What's good about that, man? And here's. Here's the reason that people get into relationships. They seek validation. That's why people get into relationships and seek validation.
And who.
Yeah, they seek validation. Most people don't fall into love. They fall into need and dependency. And so what's happening, Rocco, and the way you're feeling, that is because you haven't validated yourself in a long time. You haven't. You haven't created something where you're like, this would give me so much joy, so much happiness, so much fulfillment. I wouldn't need a woman. I could just be by myself. Because this thing right here would be so powerful and so magnificent. It would give me so much liberation and excitement. And I don't know what that is for you, but you got to pick. But let's just say. Let's say, for example, I mean, as part of this program, right? There's a lot of things that we all have to do over long periods of time, like seven weeks, that's going to be very challenging. To the status quo, to the normal day, to the normal man. And if we begin in our lives to make commitments, where we're going, this is what I'm going to do, and I'm gonna see it all the way through. So let's just say, for example, Rocco, when's the last time you ran a marathon? What do you think? Have you ever run a marathon before, Rocco?
I'll run a marathon for myself. I would do it for my children.
Sure, but I mean, have you run one before?
No.
So that would be an example of. Just an example. Your homework is not to run a marathon.
Don't worry.
But if you said, here are three things that would make me feel very complete. And you do them by yourself, and they give you fulfillment, they give you achievement, they give you this reward of wow, I can do anything I want by myself, for myself, for me. And you get to pick it. Let's say it's go run on a mountaintop or go shoot an elk with a. With a bow and arrow. Right. Whatever it might be. If you begin to start picking things that make you feel complete for you, you'll find it much, much easier to leave those particular those relationships because it's the. The attachment of things that make men weak. And when we can start to realize that the less attachment we have to things, those things can be relationships, money, houses, clothes, cars. The less attachment we have, the more powerful we become. So my advice would be to sit down on and think this week about what are some things that I could do for myself for myself. Because again you. It's all coming back to self love.
Should I get rid of that relationship Because I want to block her and just forget it. Forget. But she would never go away. Like she just keep like a torn in my side keep.
She.
She would come and knock on my door and I'm like, dude, we don't talk anymore. You said you got a man. You go go. You know, I. I'm definitely taking the easy, I'm giving easy way out of the whole thing. Don't contact me anymore. Do your thing, whatever you got to do. I don't want to know about it. And just leave me alone. Thanks.
Yeah, I think you should. Sure. I get it.
That's my son.
Hey, I love it. All good. All good.
Yeah.
Yeah, yeah, man. Exactly. For those of us who are in relationships that are, we know they're not the greatest, we know they're not the best. 100% have that conversation blocker delete her, remove her on Facebook, Instagram, block the whole things.
And I don't have she have a unanimous account following me around, I'm sure.
But if you know what it is, you could block that one. But she can always make other ones and you can just. You cannot accept on your Instagram. You can make your Instagram private or your Facebook private or whatever. And anyone who tries to accept you, you have to get a notification and just don't accept anyone unless you know exactly who they are. Very simple.
Exactly. I. I really don't accept anyone. But I don't know which account she got. But she's a very deceitful person. Like I found her lie so many times. I honestly I can't trust her. But I also can't seem to let go. But this what you're telling me right now, give Me a lot more reason to go because I, I tell you what, I'm in a spot in my life. Like I need to focus on me and my kids. I got no other time to invest into something that is not going or have any positive outcome of it. I'm fully well aware of that, but I just can't, I just don't know how. So I need to come for the way to get a strong mind and, and to what's, what I got to do for me. I, I have to look past the petty stuff and this person is definitely not doing anything for me. Honestly, she won't. Kids. I don't want kids, man. I'm done.
Yeah.
I am 46 right now, bro. I am, I got around.
Sure, I get it. And that's why, that's why this course is perfect timing for you, brother. Because it's, it's, it's, it's all about the shifts, right? We all have to make big shifts in our lives. There's always times we have to make it and if we don't make it, if we don't begin to make those shifts, nothing changes. Because if we want change, we have to change as men. And we all, we all want other things, right? We all, everyone here wants more money, more freedom, more opportunities. It's like, well, what are you willing to change in, in yourself? And that's going to be a big one. That'll be a huge one for you is getting to the realization where like I don't want to be in an abusive relationship anymore. Obviously she's not beating you, but she's manipulating you, she's lying to you, she's causing you turmoil, strife, stress, anger, frustration. It's like how good person can you operate if you are angry, frustrated, annoyed, stressed off, piss off all the time. Like you're not going to be a great person and people are probably going to feel that from you. So therefore they're going to go, I don't want to really want to do business with some guy who is in a shitty ass relationship with a woman that he can't say no to. I'm not saying they know that about you, but people can feel things.
Yeah.
So they might, they might simply just feel your energy because you're stressed out of your mind and you're trying to suppress it. They might just feel that you're very, very tense and they don't want to do business with you potentially. I'm not saying everyone, but that can be a reason. So it's like, how many more. Yeses could you get in your day to day transaction if you have no stress at all?
A lot more. A lot more. I just got to let go of. I got to let her go, man. It's. It's horrible. Honestly, my real estate right now is. Is really taking a beating in New York and I got really diverse my stuff. What I do and trading was. Was one of them as well. And you know, I, I have very little knowledge of. Well, I told you I do forex, but I don't have much knowledge of that. And I made some gains and I also made losses as well. And my loss superseded my gain, obviously, so I, I got out of the game. And because I don't know it very well, that's pretty much telling me I don't understand. And a second thing I did, I did signaling with people who give bad signal at the same time. And because of the volume of my account, I kind of blew it out. So all that financially as well. Took a thought. I'm like, oh, what. What the am I doing? Because I lack the knowledge and education and I'm looking at bad directions. So that's my biggest thing that I have here.
And you remember when we first talked on the phone, you said it was because the per. You want someone in your life that you can trust. Remember saying that? So that's. That's how big trust is, man. Not not only to you, but to everyone else. So I'm very excited and everyone's gonna be very excited to see how you do on your homework, because I want you to, as you're giving this money away, just be very present in the moment at feelings and words and what people are saying and how they're saying it and how they feel and just. And take note and report back what you. And you can have your son with you. Right. It'd be great for your son to go with you to see. To see you do this act of kindness.
Yeah, I'll. I'll do that.
Cool, man.
I'll definitely do that this week with him if he is available. I love it. He's. He's here with me. He's giving me money. Okay.
Nice. Hey, buddy. How are you?
Champion. Okay, okay. The conversation. Thank you for the money. I appreciate you. Yes. When I was on the plane, I, I read all the buttons and switch which controls the plane, and I. And now I know how to control it. Awesome. Okay, I'm. I'm on a meeting right now, so can we have this conversation later? Thank you.
All right. I know you guys. I know you got school, everything coming up in just a second. But does anyone else have any questions? Anyone else want to ask anything or. Paul, you came on muted pretty quick.
Yeah. So this is kind of back to the.
The.
Well stuff for the friends and family that aren't going to put in the work to, like, learn how to trade and learn the markets. What's the best advice that you can give them to do with their money? Is it just buy the VOO or buy something that follows the spy and.
Yep, exactly. Buy an etf, Buy an index fund. Buy. Yeah, buy the queues. Just buy something and say, listen, if you don't want to trade, you don't learn anything about the markets, you don't learn anything about stocks. It's like, hey, just. Just go buy voo. Right? Because you can do covered calls on that. You can do collars.
You.
They pay a yield better than nothing. Right.
Okay. Thank you, sir.
Yeah, bro, of course. Matt, you had a question. You came on muted pretty quick. No, no, I was just. Just wanting to say that this was helpful, actually. This is insightful on this discussion this morning. So that's what we're here for. Yeah. I appreciate you coming on Rocco and sharing with us your heart, my man, asking some questions.
That's. You know, guys, really and truly, I have been through a horrible divorce and that because I trusted and. And I give opportunity. Yep. And remember, this person I had, I was involved with is my son was here. Mom can't speak English, don't know anything about it. Country just got here, went on the wild stuff, you know, got knocked up, got kicked out of a space, bring her into my home later, figure out that didn't have papers, sponsored give her residency, teach her to drive. I'm talking everything. Did a couple transactions and says, listen, well, first game. Do you love me? I'm like, but I barely know you. Take some time and go into that. But they had a different agenda. And that agenda was, I just bought a house, rent, didn't get it completed property. I took about two months to get it renovated. I did not stay 30 days in the house. I got kicked out of that house, got arrested for a night, come back out and then start with divorce paper. I was like, oh, so where I'm coming from was the point of pain. Okay, sure. Took a toll. Then from that, got back into this whole toxic one. Then that one is taking a beating on me. She's like, I'm not catching a break. There is nothing good coming out of this.
Yeah.
So then I started trading and I started trading in Forex and I learned that in the process. And that's when I took. I have beating on financially, dude. I lost 150,000 in 10 minutes trading crypto. So that, that took a major toll on me.
Sure, yeah, of course, of course it did. But, but the thing is, man, like, you got to sit down and ask, right? Why am I doing this to myself? Because you're choosing. You're the only one in that formula, right? When you, when you have six things that are wrong and you're, you're in all those wrong situations, it's you, it's not everybody else. So you have to go, why am I attracting this life? Why am I. Why do I have to prove that I'm able to overcome what I have to prove to myself, that I'm able to battle all this resistance and oppression? Like, why do I have to prove this to myself? And my best advice, man, 100 to you, get all the women out of your life. No relationships for the until the end of the year at least. Going to Thanksgiving, single, going to Christmas, single. And just be you, man. Pour into your soul for a little bit. Pour into your manliness, pour into your heart. Figure out what you really like, what you really love, and get extremely clear on you and what makes you feel fulfilled and complete without a woman. Because when you are extremely fulfilled, whole, complete without anyone else, that's when you have ultimate power. And most men will never feel that because they never take the time to. Does that make sense?
I hear your brother.
So keep me posted on any of the decisions that you make and in your homework and all the follow through, okay?
Absolutely, absolutely. I got 100 to distribute today.
That's right, baby. That's right. My boy, Speed Demon almost got arrested for doing those eight miles so quick, dude, you're fine. Great job, Matt. I'm sore. Definitely sore. Yeah, but it was good. It was actually. I really, I. I accepted it and accomplished it. Felt really good afterwards. Like, yeah, this is what I needed. That's right, Rocco, you still owe us eight miles. Go do it with your son. Put him on your shoulders, carry him, walk, run, jogging.
I will definitely take him to 8 mile this probably Thursday, this weekend. I'll definitely. We're gonna walk, we're gonna have fun with it.
Cool. He's excited about it. John, great job on your eight miles also, brother.
Sorry, guys. Sorry, dude.
You got to apologize, my man. He just wants to be around you. That's all good. That's a great. It's always a great signal. So, gentlemen, thank you for being here. I look forward to this week. I look forward to your breathing in your dark caves. Remember, every day this week, you guys all know your homework. Enjoy. Let's go have fun. Let's go be amazing men. Okay?
Thank you.
