In this spoken presentation, Mindy explains her approach to commercial property site selection, emphasizing the importance of physically visiting locations to assess factors like neighborhood feel, traffic, and sensory impressions beyond what paperwork shows. She recounts her background in property management, describing a fee‑based income model and her work on a LEED‑certified building in Charlotte. A pivotal moment came when she questioned why she was working for someone else, leading her to leave her job and start her own venture. Mindy discusses the role of fear in entrepreneurial decisions, urging listeners to recognize it, focus on strengths, and develop a clear game plan. She stresses the value of women’s mentorship and peer networks, encouraging women to build a supportive “posse” they can call at any time, and highlights NAWBO as a safe space for authentic growth and shared learning.

I know how important location is to the success of a company. I love getting out into the marketplace and helping match the, the owner and the product to location so that they have the best potential that they can to be successful. So the first thing I'm going to do is to come and get to know you, set up appointments, and actually go out and start visiting the properties. Everything can look good on paper, but when you get there and you start smelling and touching and feeling and checking out the neighbors and the traffic, and things change. Hey, Mindy, how are you? So good to see you again. Everything looks great. Thank you. I love it. I have property management where I have fee-based income, so I'm paid a monthly fee on the management, and then I do deals. South Church Street, it's Flores and Associates. It is a 4-star LEED-certified property. It was the first management account that came to me. Mario was my first client, and I could not be any more proud of managing any property in Charlotte. One day I said, why am I working for somebody else? Why don't I do it on my own? And that was the day I walked out. I think fear is a part of everything that we do, but I think we have to recognize it for what it is, and we have to focus on our goals, our strengths, what we know, and how we want to go about achieving our goals. To have a game plan, to find other women that can mentor you, and that means women that are more successful, women that may be less successful, Surround yourself with a posse of women who you can pick up the phone and call anytime, day or night, when you're celebrating your greatest success or when you're in your greatest moment of insecurity. To thine own self be true. I think we all make thousands of decisions every day, and I always have to take it back to, is that really the right thing? that I need to be doing at this time and at this place. This is the place where, where we learn from each other. NABO is a safe place for me to go and be me.
