3 Habits Of Top Producing Real Estate Agents

A single-speaker YouTube talk teaching three habits that top-producing real estate agents use: (1) have a clear multi-year plan broken into one-year and 90-day goals; (2) focus time on dollar-productive activities (Plan, Prospecting, Lead follow-up, Appointments & Negotiations — "P L A N"); and (3) build systems and leverage (delegate repeatable tasks, use technology and teams). The speaker recounts early-career results and struggles, cites specific performance metrics, and closes with an invitation to join a scaling challenge (rebschallenge.com).

Do you struggle to maintain balance in your life and still sell a ton of homes? Or maybe you just don't know how to get to the point where you can sell a ton of real estate and become a top agents. There are a few habits that top producing real estate agents use in their day, in their business, in their life to have the type of success that you probably want to have in your business. The industry is not going to tell you how to become a top producing real estate agent. In fact, the the industry is stacked against you, all of our local MLs and our local realtor boards. And everything that this industry stands for and succeeds upon is the fact that we have a ton of agents selling a few number of homes. And it's a recipe for disaster if you want to get into this business and really make legitimate money and have an amazing life and a life that doesn't depend on you working every evening and weekend. So if you're at the point in your journey where you want to know more how to do this sort of thing, make sure you stick around to the end of this video. I'm going to share with you how to join me in our next challenge. Maybe a challenge that you're having in your business. When I look back and I think about my business growth journey, you know, I got, I got into real estate in 2007, new from corporate America, had a corporate job, never sold anything before. I'd never figured out how to market myself before. I was really sort of fresh to this whole concept of, you know, creating income out of thin air essentially. And you know, the journey for me to top producing agent status, it actually happened in my first 10 months in the business. I sold 27 homes in my first 10 months in the business and instantly I was in the 1% of agents in my market. The challenge was I was losing my mind. I was spending way too much time in the business and I was super stressed all the time and I didn't have a whole lot of money to show for it at the end of the year because nobody taught me the models that I needed to know around finances to be able to do it at a profitable level. And so I want to dig into the three things, the three habits that top agents myself included with all the failures that I experienced in those early days, top agents that I've talked to across the country and also our very, our most successful members over the years since 2013 when we launched Real Estate B School. And so number one is that top agents have a plan and they work that plan. So for me, this, my first plan was really back in 2009 where that was the year I did 58 transactions, hadn't started a team yet, had administrative leverage, but I really was sort of just working 70, 80 hours a week and I didn't know where I was headed and so yet I had achieved top agent status and my life was not worth living. It wasn't, wasn't really enjoyable and I was just all in real estate all the time. And so for me, coming up with a plan to be specific about where I wanted to be in three years, that's a three year vision. Broke that down into a one year plan and then got to work on that one year plan 90 days at a time. And we call that the 90 day world. And so if you don't have a plan, the chances that you'll be a top agent, the chances that you'll be top at anything without a plan are really slim. So make sure you have a plan. Number two is make sure you're spending your time on the things that are most dollar productive. We call these dollar productive activities or DPAs. In real estate. If you're selling homes and you're not building a team and just straight up real estate, there are four things that'll get you busy and get you paid and have you working less hours. If you focus most of your time on these four things, it's plan, prospecting, lead, follow up, appointments and negotiations. So prospecting for new business lead follow up on all the business that wasn't ready to transact when you prospected for that new business and you made that first contact. Appointments are new consultations with buyers and sellers, people that you're presenting your services to and negotiating contracts. That's the initial negotiation to get a buyer under contract or to get a listing under contract. So P L A N, that's the second tip or trick or habit of a top agent. The third is the fact that we think in systems and we think in leverage. And so if there's a task that you're doing that's repeatable in your business, that you could build out the system and hire someone to run that system, that is what I'm talking about. Leverage or technology, marketing, all these little systems, all these things that we do in our real estate business that really don't pay a lot of money because they're just these repetitive tasks. This could be setting up a marketing system. This could be contract to closing and all the details that go along with that. This could be showing homes to buyers. Like all these things that could be done by somebody else at a high level if you just built the system to do it. So number one was have a plan, right? We're rudderless if we're not going in a specific direction. Number two is to focus on dollar productive activities and number three is to make sure you use leverage and identify points in the business where you could leverage your time. So if you're at the point in your business growth journey where you know it's hard, maybe you don't know how to scale, maybe you can't get busy enough in a week, or maybe you're working too many hours where you just wish there were some community that you can surround yourself with.
