Are You Just an Average Real Estate Agent?

A real estate agent argues most agents are average and outlines how to stand out: use a 60-touch plan to convert buyers into loyal clients, prepare showings with printed MLS packets, ask for feedback after each one, and push clients to make offers fast when they find the right home.
The average agent delivers average service. You know, our industry is undergoing a radical change and consumers are demanding more. They've got information. Buyers have all the information they want. They think they know what they're doing. They think they know more than you. You have to spend some time thinking about the experience that your buyer clients receive from you and your team. Is it truly extraordinary? And begin to build systems. So think about this buyer client service process and build systems that deliver a memorable experience to your clients. Especially if you're stepping out of working with buyers, right? And you have buyer agents serving those buyers. You want to make sure that they're following the same level of service that you are. And top producer. Use that as a tool. When they become a loyal client, launch an action plan and treat them as a client. Make them part of the family. Get them in your 60 touch. Invite them to your fall and your spring client events. Give them the giveaways, the chocolates and the pies. You know, make them feel like they're important in terms of buyer client servicing. Make sure you thoroughly understand their needs versus wants. Prepare for all showing appointments. We print buyer showing packets, so have a cover sheet. Print all the MLS sheets in color, and then you may even have some comment sheets in there. At the end of each showing, ask your client what they liked, what they didn't like, and if this is the right home. So you want to move them forward and there's an expectation that they have that, is this the right home? At the end of each outing, make sure, like I said, you set that next showing appointment. Keep the pressure on just like it's a listing. Time on market is not a good thing. So when they sign that buyer loyalty agreement, the days that tick are just like days on market. Give your buyer permission to make an offer on the home they like. Tell them that you scoured through hundreds of homes to pick the five that you're going to show them. Use this language, right? Many of my clients find their home in the first couple times out. Don't be surprised if you find the perfect home today. And when you do, we're going to snatch that thing up. We don't want another buyer to get it.
