B-SCHOOL COACHING CALL: How to Surround Yourself with Productive Agents

Real estate team leaders should set minimum productivity standards like 36 homes per year and use spreadsheet tools to show agents the income math. An agent selling 36 homes takes home roughly $113,000; teams averaging 17 homes per agent make about $48,000.
All right, so striving for success without hard work is like trying to harvest where you haven't planted. So reaping and sowing, sowing and reaping. Alright, so one thing that we've been pretty good about, and when I look across the country and even with some of, some of my clients, some of you, your teams, you know, you may have 10 agents that will help you sell 200 homes or you know, eight agents that help you sell 60 homes and you're selling 50 on your own. And you surround, you're surrounded by agents that aren't as productive as you are, whereas you could be for a variety of reasons. Maybe they are the caliber of talent that you need them to be, but it comes down to just having some sort of standard for your team. So we have a 2 deal on the buy side, a 2 deal per month standard. It's really unofficially 3. We don't want anyone on our team that doesn't have the ability to sell more than 36 homes. The only agent that didn't on our team this year, she sold 26 and she took three four months off to have a baby. And it just was a little bit of a rocky kind of her getting back into real estate. Her first nine months with our team, she sold 30 properties for before she had her brave baby. So it kind of took her off her game and she's getting back into it and she's going to crush it. But for the most part we don't have anyone, we don't have anyone on our team that sold less than three units per month. And our average I think this year was like 46 units or something like that. So having those minimum standards and having your agents commit publicly to goals is half the battle. And I know we've gone through some of it and most of you that went to the October intensive on goal setting took that information back to your teams and you were able to do some, some good stuff with it. But if you haven't gone through that process, that, that simple process there, you have to do that and if you're solo it's even more important. So you got to be able to set goals for yourself in terms of buyers and sellers and how the number of leads, when you go back to this here, the number of leads that you're going to need on the buy side, appointments, buyers taken, and there's tools in Google Drive to help you calculate all those things. I don't think we have to check out the goals in comp spreadsheet. I've Kind of. I'll bring it up here real quick. It's in team building, agent and team goals, but basically this agent goals, comp and affirmation. There are some things that you can do in here that are. I always disable macros when I see that come up. So there are just some simple tools in here that you can use to kind of play around with numbers in your business. I would encourage you to do that, really, at whatever level you're at. You know, you can run this tool here. This is a tool that I swiped from John Mendoza. It's just a simple agent income calculator. I use this with agent agents that, that I meet with or that we meet with as a team to look at, you know, when you're selling 36 homes with my team, which is kind of the minimum, you know, we have agents selling well over that. When you're selling 36, you're going to take home over 100 grand, not including transaction fees. So there's an additional 10 grand there. So it's about $113,000. You deal my team at three transactions. Problem is, most teams have agents selling, you know, at best, 17 homes. And they're like, oh, man, I'm only making 48,000 and you're taking all my commission. You know, so that's. The struggle is you need to find people that are going to be able to be super productive. So that's a. That's a good tool for you guys to use.
