Close the Sale With a Listing Appointment Packet

A listing packet workflow that requires sellers to sign only four documents at the appointment, then leave behind checklists and instructions for photos, showings, and utilities. The addendum includes pricing strategy placeholders for 30, 60, and 90 days, a cancellation guarantee, and a request for two referrals within 90 days.
Then you go right into the paperwork. So you're opening up your paperwork and you're starting to fill out the listing agreement. Your paperwork has to be standardized. Your listing specialist, you should get the minimum amount of paperwork signed. And so we have our paperwork set up. There's a folder with two, you know, spots that you could put paperwork in. And then the middle section is just loose. It's just our listing agreement and our listing addendum. And that's the only thing that we require a listing agent get signed. And the COVID sheet. So our listing packet, you have a copy of it. I'm not going to spend a whole lot of time on it because this will be different for a lot of you. But you also have a copy of our addendum which, which is really important. This is something that I've tweaked for the last four or five years. I got it from Jay Kinder. It includes our pricing strategy. Really powerful to be able to, even if you don't put in a 30, 60, 90 day price, to be able to put TBD, TBD, TBD there is important, really important. And our cancellation guarantee is in here. Our transaction fee is in here. This is a very cool document. Commission reduction. If you give, if you give up commission, make sure you fill this document out. So have this in your side, in your hip pocket saying, okay, I've got it. I'm not going to lose business over, you know, a 695 transaction fee or 1% commission reduction. But can you agree, you know, Lars is going to give me crap for this. Can you agree to send us two referrals in the next 90 days? Really cool document. And here's our new listing intake form that you can basically swipe and deploy. This is our checklist for our listing specialists. These are showing instructions, instructions for photo shoot basics. If they're doing a home warranty, a pre inspection, if they need measuring the source and everything you need to know about the property is, is in there. So this form, this listing, this form here, the new listing intake form, the addendum to listing agreement and your state listing agreement. That's the only things that our listing specialists fill out at the home. Everything else is a leave behind. So. Well, this form I talked about. But there's a bunch of documents that they'll fill out. They fill out a feature sheet, a list of utilities. We leave with them the 75 point checklist. We don't do staging or anything like that. We go through the referral card and tell them, you know, the goal Here is to just do such a kick ass job that you're going to know, send us all your referrals. So you got to keep this in mind because this is how we grow our business. And so that's your basic, that you know, you may have your home, home warranty pamphlet in there. REMAX sometimes sends us like the getting your home ready magazines or whatnot. We'll, we'll throw those in there. But we keep it pretty simple in there. And the listing agent just has to come back with the signed listing agreement, the signed addendum, and the filled out new listing intake form. So it's pretty, pretty simple. Most of you have different ways to value properties. There's a copy of our equity evaluation. This is a form that I've tweaked. I've made it pretty easy to fill this out. It also includes our market absorption analysis in there. And so we value homes in four different ways. We do an Internet estimate analysis, we do a square footage analysis, we do a tax value analysis, and we do comps. So this allows you to do four ways to value a home. And it's an Excel file, you can check that out as well. But any way you have to value properties, it should be multifaceted. So that's something that you really need to look into. And so that covers the listing packet. And again those are standardized. You should have as many as it will take for you to consume in a month. You should have ready to go so you're not scrambling when it comes to getting ready for a listing appointment.
