Do you have this leverage point?

Kirby Skirot walks through four tech tools for real estate teams: Google Apps for Business, Top Producer CRM, DialogueTech call tracking, and direct-response websites like Real Launch. He uses them to sync teams, track leads, and manage seller authority, targeting growth from 345 to 400 homes sold.
Hey, Real Estate B School community. Kirby Skirot here, one of the coaches at Real Estate B School and Lars wanted me to get something out for you this week to help you think about leverage behind closed doors. This week we were talking deeply about what it looks like to put critical technology into our real estate practices. And that's something that Lars wanted me to deliver to you in a massive way this week. I was shocked that he would let me open up the can and show you what's going on behind closed doors, show you what we're teaching at a high level behind closed doors. But it's some pretty cool stuff and Lars is a giver and so he said, open it up, show them what's going on, let them consume it. I want to make sure the real estate industry is better because of what we're doing here. And so that's what I'm going to give to you today. There's four things that you need to do to leverage a real estate business at a high level. Four critical technologies that you need to have in place. So let's talk about what those look like. The first one is team productivity. You have to have a system to make your team productive, whatever that looks like. We're going to talk about the one that we recommend. You have to have a CRM, a customer relationship management system. You have to have call tracking and you have to have direct response websites. So let's look at what those are from a top line perspective. So team productivity. What we use is Google Apps for business. So Gmail, Google Calendar drive, all the things, the word documents, Google Docs, we use those at a high level and we train our clients to use those at a high level to make sure that there's synchronization across the team. The team is operating at a high level. The team can share documents, the team can share emails, the team can share calendars. It's synergistic and it's working for the entire team to make sure that we're serving each other at a high level. It's very, very useful to have Google Apps for business in your production as a team leader and making sure that your VAs, your assistants, your transaction coordinators, your agents, they all have Google Apps for business on their machines. The second thing that we talk about is a CRM. What's the customer relationship management software that you use at a high level in your business? The one that we recommend over at Rebs is Top Producer. Top Producer has action plans. It allows us to work a contract to close process at a Highly effective manner. It allows us to nurture the seller relationships in a highly effective manner. So it's really, really critical to have that. A CRM is used for about four things. First, contract management. So our 30 and 60 touch programs, the 33 touch, the 66 touch, whatever you use, it's a matter of getting that into your business and using it at a high level. Then we use it for listing management and client care, closing coordination and client care and seller lead management. Big, big stuff that's done in our businesses. It's all done through top producer. So make sure you get top producer or a CRM like top producer in your business. The next thing is call tracking. Where are the leads coming from? You have to know who's calling you, why they're calling you, what the lead source is. We use dialogue tech. It's one of those things that we just picked one and we use it and we use it at a high level, making sure there's different numbers on your signs from your marketing pieces, from your farm campaign, from your buyer lead sites. So you know where the leads are coming from. You want to know where the leads are coming from. You want to hold your marketing dollars accountable and you want to be able to track who's converting those leads effectively. Is it an isa, is it a buyer's agent, is it a listing partner that's taking those signed calls? You have to know that stuff and you have to know which one of them is going to do the best job at converting those leads. It's extremely important to have a call tracking software in your business and then direct response sites. How do you track business to your team? How do you track business to your listing partners? And so you have to have a seller site that's branded. It's kind of like your resume or your authority site. This is an example of what mine looks like. We recommend a site called Real Launch to go out and get. That site is pretty inexpensive. That's not my site. I use a WordPress site. But a real launch site is going to give you what you need to have an authoritative, attractive website. So when sellers go out and research you, they have something to look at to understand what's your marketing plan, how do you relate to them as a person. It's a really effective way to generate seller authority or become an authoritative figure to a seller. The next are buyer non branded sites. So sync, Boomtown, tigerlead, Real Geeks. Those are four different things. We don't endorse any of these, we just use them. And so just Letting you know that those are four options out there, that if you're looking to get a buyer lead generation platform into your business, these are four options to check into. But what are you doing to leverage your business? How are you building leverage these four things? These four critical technologies are the bedrock of every business that we teach to implement into their practice. How do you get these things into your business? These are leverage points that you need to have. The biggest thing that I want to urge you to do is going into the fourth quarter. The fourth quarter is not too far away.
