Short educational monologue by Lars Hedenborg advising real estate agents that many lead-generation strategies can work if practiced with discipline and long-term conviction. Covers specific tactics (geo-farming, open houses, expired/motivated/probate/default leads), community engagement (sponsoring events, donating, repeat low-cost touches), and follow-up outreach scripts; emphasizes patience, consistent touchpoints, and treating marketing like a long-term investment.

1 out of 5 things you might share with the neighborhood are real estate related. But you've got to commit to like these thousand homes in this neighborhood that's converted at 8.9% in the last 12 months. They're all going to know my name and of course subtly they're going to know in real estate, but I will have given them coffee four or five times. We did a donate event, we sponsored the Easter egg hunt. We did all these little things that cost no money. But it's an investment of time. It's not going to happen at the speed you want it to happen, but you will be the genius. Same thing with all five of your lead sources. It may feel awkward, but it's not a hard call to call someone up. They're having a tough time. Be like, hey, Curtis, I'm sure I'm not the first person that's called you. You're clearly having a tough time because you're in default. We specialize in helping. I sent you that letter with that toolkit I sent to you. And I'm just following up because you're probably going to need a resource like me that can help you navigate this situation. Are you open to a meeting that's different than like I'm an ambulance chaser and even probate leads, same deal. They're in a situation where there's a death in the family and they have to sell an asset most likely, but it's just how you view yourself and actually just not trying something for 30 or 60 days and just knowing it's kind of like investing. If you're not highly convicted around an investment, you're just going to drop it when the market drops. I bought this thing for 10 years from now. I don't care that it went down 20% today. I'm in this for the long term and I'm so convicted around that I'm willing to do the work. I believe in open houses. I believe in expired direct response. I believe in motivated sellers, I believe in geo farming. It's that level of conviction that I think will take agents through the times where they don't feel like doing the work, which is like every freaking day in business. If you're in the early stages and you have no leverage and you're desperate for commission checks, you got to get some momentum under you and some cash in the bank.
