Physically get up and put people on a three-way text (or three-way messenger) to introduce and connect them.
They're sitting at a restaurant and they hear the word real estate a couple tables over and they're going to physically get up and put you on a three way text with that person. I've got to connect you with my boy Ben. He is dialed in, just got this market update from him, this video from him. Let me get you on a three way messenger or a three way text. You want someone that's getting that level of value, not generic, not canned, not like your stuff, looks like everyone else. So I wouldn't send a lot of emails. If you do send an email, send a text right afterward, put a sequence in your CRM, send the email and say, hey Dave, I just dropped an email with my monthly market update. Wanted to make sure you saw it, might have hit the spam. Talk to you next month. So I would always point them to the email if you want your open rates to get to 40, 50%. Otherwise they'll just be 20% and then it's not even the same 20%. You may get four touches in the course of the year.
