This YouTube presentation advocates a low-cost real estate direct-mail tactic called the "golden letter": a largely handwritten letter sequence sent to expired listings, FSBOs, or a high-turnover geo farm. The speaker recommends starting with a three-letter handwritten sequence as a baseline, describes using a single high-resolution handwritten template personalized with name/address, and cites anecdotal metrics (e.g., sending 250/week, low per-piece cost, and ~$18K commission outcomes). The tone is instructional and practice-focused, aimed at agents seeking predictable lead generation tactics.
A marketer says I don't want to call expireds. So marketer doesn't want to do so that's just the way that I was right or wrong. It works if you do it. I didn't want to do it and I committed to working expireds via direct mail and for sale by owners. And so that's the 30,000 foot view, the 10,000 foot view. Is that okay? We're probably going to try to maybe we get this in with a geo farm and we throw in open houses. We're building a bigger vision. But then in the dirt where you want to get to the dirt. And this is generally picking on every real estate agent out there. I just want the answer the thing exactly what to do, no questions asked. It's going to work 100% and F you if it doesn't. And that's not the answer. So. So what I would say is what I would do if I were literally in your shoes. I would start with a three letter handwritten sequence. That would be the baseline. We ended up on that and used that for years. And we only did one. We literally had one handwritten letter. We did a high resolution copy. Our front desk girl put the first name and the address in there and we monetized that to the tune of. It's probably less depending on the market and how many expires there are. But that's the golden letter. That's very popular. It's been around for decades and decades and decades. That's the YouTube video I shared of that 22 year old or he was like 24 and he sends out 250 a week like clockwork. And I don't even think he sends them to expires and fizbos. I think he sends them to sort of like a high turnover geo farm. But he knows that it used to be one out of a hundred, but now it's one out of a thousand are turning into a closing and it's less than a dollar to send everyone out. So he knows if he sends out a thousand he's getting like $800 investment to get a closing from it. I think he was like an $18,000 commission check. It's very specific language. I don't know who created it back in the day, but it's called the golden letter. That's what I would have as my baseline and I'd probably do three of them. I'd organize it in red X and I'd have like tiered folders. Let's say you go back and do old ones. That's what I would do. I'd choose old expireds and I would just track them. And if I see.
