Member of ours. She took our system and basically redesigned it for luxury expireds in her market. And she had like, I think it was like 20 touch points. Like something crazy, crazy, crazy. They would, she would send them like over, I think it was over the course of a year. If they didn't relist, she would just keep mailing them stuff. We, we didn't do that. But the only way that you won't get this to work is if you don't do it. This is 100% open rate. We send it out in a number 10 white envelope with a first class postage stamp handwritten with not an obvious business address. So don't have like your business address. Don't try to make this look businessy. Think like when you're going through your mail, you go through 27 pieces to find the two that you're going to separate and actually open. Everything else goes right in the trash. They there's a 0% chance, 0% if someone's going through their stack of mail that a handwritten number 10 white envelope with a first class postage stamp. The return address, I don't even think legally you need a return address. So there's not a requirement for that in some areas. But it's 100% open rate. So just keep that in mind. If you're trying to email, get email addresses and use an email approach, that open rate is like 10 to 20% at best. With cold email marketing, this is 100%.
