How Chris Colgan Took Charge of His Business with Real Estate B-School

After 10 years in real estate doing 45 sales annually, Chris Colgan worked with Lars Hedenborg to build tracking systems and leadership practices. He now projects 200 sides this year and can measure cost per lead, agent performance, and which sources actually work. He credits systemization over chasing trends.

Around 200 sides.
I've been doing real estate for about 10 years, since I was about 22 years old. And what really led me to Lars was I was looking for, you know, something new. I had a team. I was kind of always not really netting what I wanted to net and always run into the next, you know, big thing or the next big system. And I had heard through Lars or some other things, and we talked and he told me he would help me get grounded with my systems and not go chasing shiny objects and all that is kind of what led me to him. When I signed up, I couldn't have told you how much I was netting, you know, what my ROI was on certain things. And when I started with him, we were about 45 sales. And now this year we'll finish some around 200 sides. And the biggest thing is I can tell you anything about my business now. I can tell you how many appointments we went on, what sources the leads came from, what my ROI is, my net, is it the end of the month, anything. You know, that's the biggest thing that's changed is I know everything that's going on now. It's a real business now. The biggest tools that I wish I would have implemented sooner were the business tracker, where I can tell how many leads we had each month, what it cost me per lead, per appointment. And the other thing is the buyer appointment tracker. Now I can tell which agents are setting what appointments, where the sources came from. Because I used to think, oh, we're getting a ton of appointments from pay per click. We weren't, we're getting a ton from sign calls or Zillow. So now I know the true numbers. After finally implementing that stuff that he showed me, it's more about than just the real estate business. It's about being a leader. You know, it's about learning different systems. And the biggest thing I like about it is, you know, it's not a bunch of people pitching me new ideas or new things. It's, you know, it's a system. It's like if I was going to open a burger shop, I wouldn't do Chris's Burger Shop. I'd try to get at McDonald's. And that's kind of how I look at Lars, is he's done it. I want to use his, you know, rip his business off. And that's exactly what I've done. And it's worked for me. It's awesome being here because everyone's willing to share. You know, like you said, it's a lot of like minded people that are and people that are selling a lot more home than me, and they're open. We're sitting at a table, we're discussing new ideas, new things. I've got probably 10 pages of notes and different things I want to implement in my business that I've learned just from being here.
