Lars Hedenborg outlines how real estate agents reach $500K to $1M GCI by building small teams instead of grinding alone. At $500K you need a licensed admin; at $1M, add two junior agents so the team leader focuses only on listings. Historical data from 2,500 coaching clients shows agents take home roughly $30K monthly at $500K and $40–50K at $1M.

Is it required to build a big team to get. No. Okay, really, really good question. Basically, 10 years into my journey of real estate B school, probably at that point, 2,500 paid coaching clients. I took about six months and I looked at all of our best successes and people that didn't achieve at a high level. We used to have a hard line where you had to have achieved 500,000 GCI and we could take you to 1 to 1.5 to 2 million. So take you from 50 deals to 100 deals to 200 deal. That was the journey and we let some people in that were doing 25 deals. But I redesigned the entire thing and I created four stages of growth specifically to get to 100k, to get to 250k, which is roughly 25 deals, to get to 500k and to get to a million if you want. So now there's just a different way that we teach it. Where to get to 500k GCI, you're probably going to have to have a solid licensed local admin. So technically that's a team, but you're taking home probably 30 grand a month in that model and you're not working evenings and weekends if you've gotten to 500 at that point, to get to a million is a couple agents taking over all the buyers and you're just focusing on listings. So it's not that hard. So a million dollar team, as Chris is asking the question, it's really a simple, simple business. It's probably the team leader doing all the listings, a local licensed admin that has a VA under them, and then two junior agents that are doing the open houses, answering yard sign calls and doing the work that the team leader has graduated from at that point. So if you call that a complicated business, but in that model, the team leader is probably bringing home 40 to 50,000 plus per month, maybe even more than that, and working less than they were at 500,000 GCI. So we teach it all. Doesn't matter where you are, where you want to go, we've got all the systems and tools to get there.
