How The Lars Group Will Expand Our Presence in 2016

The Lars Group plans to open five satellite offices within 30 miles of Charlotte to reach underserved markets like Lake Norman, Fort Mill, and Rock Hill. Each office will have an expansion partner, an admin, and 3-4 buyer specialists, targeting 1,200 families served across the organization.

Five offices (by the end of next year)
1,200 families
Expansion partner: ~50–75 listing sides; Buyer specialists: ~24–36 sides
Approximately 30 miles (offices located about 30 miles from core)
So why scale up the large group? There's more opportunity to, you know, just in general access to new areas for customer acquisition. Expanding the large group vision in terms of surrounding ourselves with growth oriented people and renewed passion and deepening our bench. We have to upgrade our skills and talent base in order to achieve the expansion growth vision. Building a firm foundation went through this. The value proposition, missed opportunity sharing, TLG's DNA and a roadmap for success. This is straight ESO. So not meant for anyone to plagiarize this. And I'm actually meeting going to ESO next month. Not with any thought of not going independent or anything like that. Just a good course to make sure we're on the right track with our expansion efforts. But this is expansion agents. The owner, me partner is the person that's going to run the expansion team. Expansion team is the entity that is kind of on their own. At least one listing agent and three to four buyer agents. Focus on sales. Expansion hub, that's our core business. And the expansion director in our case is Kyle Kirchhoff. So when this first kind of came out, this whole push toward expansion, there were a lot of teams kind of going outside of their core markets and that really made sense to me. And so we're going definitely going to go expand locally. Where there are economies of scale, there's predictability, ability to react and improve, lead generation which are all really, really exciting things. Where are we now? This was just a map of greater Charlotte. It looks like we're spread this, this loop here is 485. It's kind of the core from downtown Charlotte to 485 is probably what, 15, 18 miles, maybe 20 in some spots. No, maybe not even about. Yeah, probably between 15 and 18 or 20 miles. And so we're looking to locate offices beyond 30 miles apart. So there are markets that we just don't serve. And I just kind of went through them. Lake Norman, this is actually John Mikish is in Lake Norman and this is our presence in Lake Norman. 1, 2, 3, 4, 5 active listings. And Lake Norman right now has 1200. No, sorry, 1000 active listings and we have 5. Average price point is 200,000 more than my average price point. Fort Mill, same deal. We have like 5 active listings and there are 296 active listings right now. And the average price point is a good 50,000 more than our average price point. Rock hill, there are 360 active listings. Little lower price point. Lake Wylie, same deal. Concord is another area that we don't have A crazy presence in. But there are 485 active listings in just Concord, which is. Which is only a small piece of here. I think we have one listing there now, 200. Average price point, Gastonia. Not a whole lot going on there. A thousand active listings right now. We just have a few. Union county, same deal. Average price point is a little higher than we're doing. And there's 1200 active listings right now. Waxhaw alone, there's 358 active listings. And the price point there is 140,000 more than we're doing. So that was kind of the thought process, the. The reasoning behind launching their market domination. So this was our schedule for launching five offices by the end of next year. This is our core office right here in the middle. And we're looking to go. These offices are about 30 miles or so from. From our core office. So we're going to open five locations. The cool thing about this, when I look at the expansion team structure, to be coaching in this space where I'm helping other people build teams, the same tools that we use on our team are the same tools we're gonna use for the expansion teams, which are the same exact sort of philosophies and tools and strategies and systems and all of it that I'm using to help all of you build your team. So the big push with each of these teams that I'm building outside of my core team is to get to 100 size. So to really lead with revenue. You know, have the expansion partner, will be the. Will lead, the executive assistant. So there's basically one admin, three to four buyer specialists, and an expansion partner. Really between the expansion partner and doing 50 to 75 sides, listing mainly listings outside of their SOI buyers, buyer specialists doing 24 to 36 sides is the plan. So the BHAG of 1200 families feels pretty easy. Then I shifted a little bit toward a discussion about leadership. So in order for us to make this shift right and go toward these satellite offices, we need to really build to create leaders. And so this is just a good quote. Leaders are made. They're not born. They are made by hard effort, which is the price which all of us must pay to achieve any goal that is worthwhile.
