How to Capitalize on Expired Listings and FSBO's

A real estate agent who's closed 25 deals from expired listings and FSBOs this year shares his playbook: direct mail beats cold-calling, he uses RedX and Vulcan7 for outreach, and he markets a 29-day sell guarantee. He sends both branded postcards and plain letters, borrowing templates from ListingBoss but tweaking them himself.
Foreign let's get into expireds and FSBOs and I'll kind of show you what I've done and, and what's worked and where, where my weaknesses are as well with expireds and FSBOs. And I probably thinking of it now, I probably should have a separate slide slide on expireds and separate slide on FSBOs. But I kind of lumped them together. I think this year, you know, we're not midway through the year and I think we have about 25 sales with expired and fizbos. I do not call expireds and fizbos. And I'm not saying that is the way to do it. I'm saying my opinion is that direct mail should be the do the brunt of your work. So it's really always, I've always direct mail expires and FSBOs. You know, when you add an ISA, a calling effort on top of it, you got to be real careful with returns and measure your returns carefully and make sure you add in the cost of the ISA to your return. So I've been using Red X for five plus years or so and I keep a live database in Red X. So I used to do, I've done it a bunch of different ways and there are a bunch of different ways to do this. You can do it all through Vulcan 7. We have a Vulcan 7 account. We use that just for outbound calling, which we've just restarted. But through Red X you can basically, you know, you basically get your expireds for the day and you can categorize them. We categorize them in five folders and as long as you keep them in the direct file, it's kind of hard to explain but basically it'll keep a live database. So as, as expired relist you can take them off of your mailers and so it's a real one. Click mail merge to labels or envelopes. We, we do the Hoss Pratt letters and postcards. We used to do a 13 week postcard series and it for some reason it just dried up. There was no other reason to stop using that. Um, Hoss Pratt has a series. If you haven't been to listingboss.com, i'll show you what his letters look like. I do some things different than, than Hoss did them. So I don't, I don't remember his. Like I had a 151 step system. I added the one day listing agreement, the buyers in waiting. Those are some things that are specific to me. But I used 95% of his letter. I didn't change. You know, let me pull up this letter here. The, the non branded look of this letter is critically important so don't stray away from that. So again this is listingboss.com his whole system I think is like 497 bucks or something. And these are the exact letters that I use that I've, I've had success with these. Clients of mine have used these and not been as successful. But it doesn't mean you don't direct mail to expireds. You just need to find what works for your market and what messaging will work. We do the 29 days where I will sell it for free and so these, these work pretty well and there's a series of five of them I've tested alongside these I'm bulk mailing a postcard that Haas used and it's a pretty straight up branded your home sold in 29 days guaranteed or I will sell it for free. Sold 29days.com.
