A real estate agent explains how to close 100 homes yearly by holding two open houses every Saturday. The system relies on converting open house visitors into listings through door-knocking (100 doors the day before), neighbor previews, and MLS advertising. Discipline and repetition are the only requirements.
If you threw me back into production right now we've got a community member. She does over 250,000 GCI per year from open houses. If you threw me back into production right now, knowing what I know, having no listings whatsoever, I would hold two open houses per week with the intention to generate a closed transaction per open house that I held probably two. And I would get so good at it. I would figure out all the kinks in the system, but I would build a system where I would do two per week and I would do it with the intention to generate listings. I would have the week planned out where I would hold an open house. Probably Saturday morning, Saturday afternoon, two different homes. I would probably start the marketing. Get those open houses listed on Zillow and in your mls so there's advertising that's happening without you having to do it there. I would call around those neighborhoods, inviting sellers, neighbors essentially, to come in and preview the home before the public gets to see it, because they can help picking their neighbor, essentially. Hey, come pick your neighbor. The open house is open to the public 12 to 2 on Saturday, but I'll be there 11 to 2 just to preview the home with neighbors. You may know someone's looking to move into the neighborhood. You can get your sneak peek before the public gets access to it. So I would call around the neighborhood, and then that morning, or actually the day before Saturday, open house Friday afternoon, I would door knock 100 homes. I don't promote door knocking. I don't promote cold calling. But for the purposes of an open house, if my life depended on selling 100 homes in the next 52 weeks, I would do it almost exclusively via open houses.
