How to Drive Conversions With Buyer and Seller Presentations

The video is a single-speaker YouTube presentation that teaches real estate agents and team leaders how to use structured buyer and listing sales presentations (plus supporting packets and paperwork) as repeatable systems to convert prospects, scale teams, and reduce owner-level production. The speaker describes building a buyer presentation that converted ~95% of buyers, using guarantees and risk-reversal; developing an eight-step listing presentation over two-to-three years; templating buyer/listing packets and paperwork; and a case study of COO Stacy Peterson who left production within six months, tripled her business in three years, reduced weekly hours, and later sold her business for a seven-figure valuation. The video ends with a CTA for a free 15-minute training called "Predictable Real Estate Success."

How is it that I can sign dozens and dozens and dozens of buyers and sellers each and every month in my real estate business and only show up to the office on Tuesdays? One of the most overlooked yet most powerful systems that you can deploy in your business is the use of a simple sales presentation. You know, a buyer presentation and a listing presentation. You know, when I was in the grind of real estate, I was viewing the business as a system of systems. And how can I put like a system in place to do the thing that I don't have a passion for? And for me, I learned early on that my passion wasn't necessarily working with buyers and sellers. I wanted to deliver an amazing service to buyers and sellers. I just didn't want to be the one working evenings and weekends and like random times to have to do that. So buyer and seller presentations were a key part of the process for me to make a shift from real estate agent to business owner. You know, if you stick around to the end of the video, I'm going to give you a free training, 15 minute training that shows you how to predictably grow your real estate business. All right, let's talk about, you know, what is a sales presentation. You may be. Well, it really doesn't matter where you are in your journey as a real estate agent or team leader, you know, are you using a sales process that gets repeatable results? When I look back on my business growth journey and, you know, I knew that I didn't want to work directly with buyers and sellers. I was so attracted to building a business. Even just the good, bad, ugly of business is what I love. And the key component back in those early days was how can I put a system into place that could convert, you know, buyer prospects into buyer clients, seller prospects into seller clients, and if I could just figure that out, what would it look like? So the first part of the real estate business I focused on when I got into business was let me just master the buy side of the business. Let me learn how to generate buyer leads, talk to them over the phone, or send them email sequences to get them to agree to meet with me, and then if I could just present my services in such a way that they would agree to do business with me, I'd be off to the races, right? And then I would be able to cash commission checks consistently. And, you know, so I was committed to every time I met with A buyer or talked to them on phone and met with them face to face. Anytime they sent an objection my way, I would make note of it, literally. And I would make sure I put it into a presentation. So if they talked about commission rates or working with lenders or how do they go about like for sale by owners or new construction, like every part of an objection I would work into the presentation. So I got to the point where it was like 95 out of 100 buyers I met with would say yes to use my service services. I use risk reversal, I use guarantees, I use cancellation agreements. Anything you could use to increase the chances that they would work with me and be loyal to me and using me as their real estate agent, I built into a sales presentation. And so that was the buyer presentation. So I mastered that. It gave me the ability to hire a buyer agent and not have to pay them. The crazy splits that most team leaders pay their buyer agents because they don't have the systems in place, they just sort of bring these agents in and hope that they'll convert these leads and, you know, show them homes and get them under contract and there's no real sales process. They're not really demonstrating value. So once I mastered that side, I was able to hire 1, 2, 3 buyer agents to take over all of the buyer production so I could focus on mastering listings. It took me two to three years to build out. To build out an eight step listing process, like almost word for word the same process. Where are the objections? How do I separate, you know, them saying yes to using me as their listing agent from the pricing strategy? I give them from the commission or marketing fees that I charge. You know, how can I separate all those pieces so I can increase my chances of being successful? And if I could do that on the listing side, then I can bring a listing agent in to take over those appointments and not have to pay them all that much money to do it? Because it's a system that gets the results and not the individual agent. And so when you look at your business, you know, your sales presentations, do you even have sales presentations? You know, at even our lower level coaching programs, Some of our foundational systems are focused on giving you the templates for a buyer presentation and listing presentation and, and a buyer packet and a listing packet. Let me just cover those for a second. You know, all of the paperwork that goes into signing up a buyer and a seller needs to be sort of set out as a system. And that's the other part of the sales system that I worked on. In those early days, like I wanted the paperwork to be done in this way, in this order and look a certain way when it was brought back to the office. So I created the templates and the systems and the processes around that. And so when you think about your sales presentations and your buyer and listing packets scale a 1 to 5, 1, you don't have them, you just sort of wing it on every appointment and maybe you'll sign an agency agreement when you, when you go to write a contract on a home. Two, five, you've got these things really tight and it's super leveraged where you don't have to give away all your commission when you bring in an agent to your team. So just give yourself sort of a self assessment where you are in that process and then think about like where could you go there? You know, our industry is under siege in terms of what we're able to charge for our services. You know, I'm not going to go down the rabbit hole like many agents in terms of just discounting our fees and our services so that we can stay in business. In every industry, even as it's gone through a transformation, there are always premier providers or premium providers of services. Think of financial advisors that are still in business. Think of travel agents that are still in business. There are still travel agents that make an amazing living. They've just had to pivot how they present their services and the value they provide. I view these presentations especially on the buyer side, where what are you going to do one day when you open up MLS and none of the listings have a co broke listed? Like it says buyer agent 0% and it's on you to sit down with a buyer and show your value and tell them you charge x percent or X dollars. I thought about that in the early days and I've been competing that way. Even though our local MLS still offers a co broke, there will be a day real soon where you have to sit down with your buyers and you have to negotiate your worth with a buyer. So if you're not thinking that way now, you better get started so you can actually have a shot of being in business as the industry continues to transform. You know, I think about our coo, Stacy Peterson, who was actually our first client ever to come into real estate B school. The thing she struggled with most was how does she replicate herself in the sales process. And so two of the core systems that we worked on were the buyer sales process and the listing sales process. I was able to work with her on those two foundational systems. To get her out of production within six months of her signing up with Real Estate B school. In three years, she tripled the size of her business. She went from working 60 to 70 hours a week to working 40 to 50 hours per week. Eventually she came on to help me out as a coach. Eventually she got a seven figure valuation for her business. She was able to sell it and come in full time to Real Estate B school. So where are you in your journey? Maybe it is like it feels like it's too much. I don't have time to work on these systems. I put it to you this way, you know, are you passing up, you know, those things that are urgent but not important? You know, could you spend more time on the things that are not urgent but really important? If you want to build a real real estate business, I would challenge you to start thinking about your business as a system of systems. You know, I put together a 15 minute training exactly for this.
