How to Follow Up with Real Estate Leads

A short instructional YouTube presentation describing a systematic lead follow-up ("touch system") for real estate agents. The speaker recommends a year-long nurture sequence (about 60 touches) using monthly market updates, home-prep tips, local-business emails, and scheduled check-ins—with permission-based language and a rule to follow up at half the stated time to increase conversion likelihood.
One of the craziest things about being a successful real estate agent and not the most sexy thing in your business is what we call lead follow up your lead nurture sequences. How do you handle someone that comes into your world via a lead generation system that you've set up but they're not ready to transact? So this is a predetermined sequence of events that happen every time someone comes in, if they're a buyer or if they're a seller or maybe you just met someone out networking where you're going to add value over time. We call this our touch system. So a series of 60 touches over the course of a year. So you could have a seller come in and say, hey, listen, we're thinking about relocating to a different market, but that's not going to be till next year in the spring. So would you do me a favor and keep in touch with me? I'll do one better than that. Is it okay if I send you a monthly market update with an update every month about the value of your home? Is it okay if I send you tips on how to prepare your home for sale over the coming 12 months? These are low cost items that you could do over the course of the year to maybe just preempt getting your home ready for sale. And is it okay if I send you a monthly email with a local business that we have frequented that does a great job. Great. I'll set you up on those emails. And is it okay if I follow up in let's say six months just to touch base and make sure we're still on track for a sale in the spring? Great. Right there you have permission for 36 emails to send out over the next 12 months. And these are emails that are already pre baked into your CRM. And we've got templates for all this stuff. And then you've also got permission to follow up in half the amount of time that they said they were ready to move. So you don't want to leave it chance that they're going to maybe stumble upon a neighborhood agent or a friend of a friend that's an agent and they decided to move six months earlier. So you're always calling them back in half the time, but you've got permission basically to indoctrinate them into only thinking about you when they think about real estate. And you will come into that listing consultation with a level of authority and they're going to be pre sold on working with you and your chances of securing that business. It is like 10x because you've actually paid attention to the little known fact in any business are the lead follow up systems put in place.
