A real-estate coaching monologue advising agents on how to persuade sellers to reduce their listing price after missed market response. The speaker argues for decisive price cuts (example: from $1.75M to $1.595M or $1.395M) and uses forceful analogies (doctor/patient, surgeon) to justify leading sellers to avoid losing buyers or being undercut by comps and future agents.
The market is speaking and we're not listening. We're already 11 days on market. We disagreed in the front, but it is proving to be true that we missed the market. The 175. My recommendation is immediately to go down to 1595 if you guys want to sell this home. If you're a doctor and your patient has cancer and you have the cure and they're not listening to you, you are going to stop them in their tracks and be like you are making. You're going down the path to making a decision that's going to have you owning this home. Is that what you want? You can be like, super decisive and just say, I am the most skilled surgeon for getting home sold. You came to me for a reason, and you're not. You're not following my advice, you know, so we've got to pivot. Yeah. So, okay, in three months from now, we're going to expire. Some other agents going to come in and they're going to tell you, hey, this new construction home came in at 14 to 5 and it's way better than yours and it's already under contract. That's going to be your comp. So let's get to 1395 right now so you can beat that one selling. That one might sell at 135. And then some other agent is going to get your listing and they're going to use that against you and list your home at 1295. Let's get ahead of this thing before you screw yourself even more. They're not deciding what to do. You're guiding them. You're leading them and influencing their decisions.
