How to Leverage Video to Educate Your Database

This YouTube presentation argues that real-estate marketers should use online video and education-based content to convert paid traffic and nurture leads. It surveys other channels (social media, digital farming, yard signage, direct mail, telemarketing, PR) and tools (DialogTech), and recommends building structured referral networks and targeted programs (e.g., five-video series for first-time buyers, referral contests).
I promise you, this is so far from anything that you've ever been to. And now there's no doubt that paid traffic is going to be part of. You know, buyers want to get on a website and search for homes. The question is, what do we do with them after they force them to register? Online video. I think there's a ton to do here. For those of you that are doing viral, I can't imagine being in real estate and not having video and education based marketing. That's the whole viral thing is education or content marketing. That's where marketers have to be right now. You have to educate your clients and provide content as a way to draw them in. So online video for sure. And the thing is, with video, it's not. I am not a good director camera guy because I just overthink it and I like have to be. You guys see how I present. I'm just like, man, I need, like I need to know where I'm going bullet by bullet. But just getting on there and just talking as if you were talking to your little brother buying his first home. And this is my five video series. Free. Five video training series for first time home buyers. What your agent, What? No agent in the market is going to tell you and be like. And you have a list. All right, let me tell you, like as if I was talking to my brother Jimmy. Let's go. One, like lenders are going to try to get you number two. Inspectors are. I mean it's that kind of style that I think will have a big impact. All right, so we are three minutes away from being done Social media. We talked about it. Facebook. What are the other, I mean Facebook. What are the other sites like? Like Facebook that I just don't use or know about. Instagram, Pinterest, Anything else? Houzz? Digital farming. So that's more of like the stuff that Frank's helping us with. Generally, I think billboards is market specific. Who's using billboards in here that is getting like slam dunk return. And you can demonstrate it. I think more people than not are using billboard. I don't think it's a good roi. Yard signage for sure. The opportunity on yard signage is just doing way more with the leads you generate in there and being thoughtful about them. And DialogTech does. We use DialogTech for about 10% of what it can actually do. And you can plug that into some stuff. I mean you're doing it with your things that we're gonna tie into. Yeah, you can do it. I mean, with Any phone number that rings in, you can do so many different things with that. Yeah, you can do the texting right on there. You can do texting, you can do email. There's a lot of different things you can do with that. Direct mail. We talked about direct mail telemarketing a la Elrod. Boiler room contest. We'll go through a referral contest tomorrow. You do some cool Facebook contests, which is cool. Press releases, you know, every time you hire a new agent, I mean, creating a press release, getting it on a free PR site and then just posting it on Facebook. Even as a recruiting tool. Charitable events, endorsements, sponsorships. We talked about that. Business. So structured sphere of influence. I spent a year. Did anyone hear the coaching? Like Howard Ware, Max Avenue. I spent a year to learn, like, there's like, obviously there's a lifetime value of a client. So I learned that. And if you could only get business, like, imagine you could only get like 12. You had to pick 12 affiliates in your market and you could only get business through those affiliates. So a B and I. But really 2 to 10x what a BNI is like structuring, having a structured sphere of influence. That's a strategy that every one of you should have. Like identifying people that are in industries that could refer business to you and creating something special with a group like that. It could be doing a monthly mastermind where you're teaching them a tool that maybe you learned here. So you're going through some kind of daily productivity system and you're hosting them for lunch with the selfish interest of hopefully getting their business from their clients. But I think everyone should have that as a takeaway to put effort into a program like that. Let's see, structured referral programs. So we're going to talk about that tomorrow. Really building out a program, getting testimonials and doing something with them as a way to generate business and word of mouth.
