This YouTube training explains how real-estate agents (especially those building teams) should outsource the buyer closing process to save time and scale. The speaker gives cost/value examples showing closing admins typically earn $15–$25/hour while an agent’s billable-time value is estimated at roughly $75–$250/hour, arguing agents lose money handling closings themselves. Practical recommendations include establishing consistent internet buyer lead sources (Zillow/Trulia or higher-cost CRM platforms like Boomtown/Commissions Inc.), using vendor marketing service agreements when applicable, deploying buyer-yard signage and Voicepad for call capture, mastering buyer scripts and role-play, and adopting buyer management documents (pipeline report, appointment tracker) and a buyer presentation with referral cards. The speaker reports referral/repeat business is a significant portion of production (about 35–40%—tracking ~40%; roughly 165 sides with ~57–58 referral/repeat transactions).

So buyer client servicing. Here's the closing process. No matter where you are in the business, even if you're early, early to or sort of young in the business, you want to make sure that you have someone hand handling your closings. Yeah, I mean, of course you want to make sure that you know how to do the closing process. But if you're looking to build a business, you probably have some D personality. If you got into real estate, you probably have some I as well. But a DI personality was not created to handle closings. So that's sort of the backdrop to this conversation. Not only that, but the pay for this, for this position is probably anywhere from 15 to 25 dollars per hour in most markets. If you think dollar productive activities and your time is worth anywhere from 100, call it even, to even 75 dollars an hour, which is 150 grand a year, to 250, which is 500,000 per year somewhere in there, your time is worth at least five times what you could pay someone to handle the closing process for you. And they're likely better suited for that process than you are. So at a minimum, you're losing about 80 bucks an hour if you're handling your closing files. And you really have to start thinking about it, even if you're in a cash flow crunch where you can't see yourself bringing on an admin. Maybe it's a per transaction outsourcing of closings, but you really have to start to think outside of the box here and that you're actually losing money when you spend time closing files. Stretch your mind to what is possible. I mean, if I didn't have a bigger picture of me in the early days, it was just me, no assistant. When I first got into real estate quickly I hired an assistant and then I got a buyer agent. My first buyer agent was about two years after I got into real estate. But I was always thinking about and getting less and less patient or more impatient about what my time was worth and how much time I was spending in tasks that were that could be outsourced. So let's take action here as we sum up this second module on our buyer system. So take action. Change your business and your life. So at this point, you really should have or should be establishing a consistent Internet buyer lead source. It could be a Zillow or Trulia, which is where you don't have to bring on a very expensive technology license like Commissions Inc. And Boomtown. Or it could be a Boomtown or Commissions Inc. Both are good systems. I would definitely look to get vendor support for higher cost platforms. I can't give you a whole lot of guidance there. There are specific laws and rules with RESPA and what your vendors are allowed to pay and not allowed to pay. But with an msa, with a marketing service agreement, you're pretty okay as long as you know what you're doing there. And I can't give you a whole lot of guidance there. But there are legitimate ways to get vendor support through above board, you know, legitimate marketing service agreements where you're providing, you know, documented things to your vendors. So definitely consider that you really want to review your buyer yard marketing strategy. You should have multiple yard signs. Voicepad.com you must have this tool. I believe I like it over other tools because there's one click set up for listings versus actually recorded messages. It's a pain in the butt when you have to record messages and route all of your calls through. If by phone you want every call to be routed or first of all tracked, then routed so it's answered and then recorded. So you can get better yourself or you can coach your agents to get better. And then you want that everyday open house sign. So when buyer gets to your front yard, they've got choices. And there's two choices beside the main yard sign, both which are less threatening than the main yard sign. This has at least two and a half times the amount of call volume that we get. So you want to work on your buyer scripts. You want to customize these scripts and practice them and role play them. You have to master them as team leader before you train your agents on these scripts. Your buyer lead management policy, make that your own. If you're a solo agent, it's good enough to just read it to know what's in it. You want to start using the buyer client pipeline report and the buyer appointment tracker, convert those documents over to you and then start using them. You want to customize the buyer presentation and the buyer packets, including those referral cards. Again, if there's nothing you learn from me, please take the referral cards. This year we're tracking 40% of our business. I think we're at 165 or so sides. I think there's like 58 or 57. Last I checked it was between 35 and 40% are repeat referral asking, asking for referrals actively. So we've done a really good job of that. So I don't, I don't maintain that buyer presentation. I don't have a native version of it. So you can have your graphics guide put it together. You can email us@clientcarearshedenborg.com and I can give you the name of the one that we use currently. But you want to make sure that you have a legitimate presentation of your services.
