This transcript is from a YouTube presentation about mastering a real-estate listing pipeline, focused on practical sales workflow: treating inbound leads as consultations vs outbound calls as sales, using a seller info sheet as the first step, eliciting and repeatedly referencing the seller's core motivation (their "why"), delegating first-contact and confirmation calls (example: Ashlyn handles first calls; listing agents confirm), framing the in-person visit as a detailed "equity valuation" to increase perceived value, and stressing that consistent follow-up is critical to convert appointments.
We use. It's more of a consultation because people are calling us. When you're outbound dialing, it's a sales call. Right. You got to fight them for the appointment, and then you've got to do the. Do the seller info sheets. So. Seller info sheets. Step one of the process. I'll go into in a minute. We just assume the appointment. So they're calling us. That's the perception of value. And just that perceived authority that direct response marketing gets you. So you want them to be reaching out to you. It doesn't necessarily mean that you're going to do any different. Once you get them to say yes to the appointment, you're still going to move them through that seller info sheet, whatever seller consult. The important questions that you have to ask, we just find that we get the seller talking, find out their why, their big motivation. And. Because you're gonna come back and circle back to that, and you're gonna reiterate it again. Like, we have Ashlyn in the office taking the first call, and then we have our listing agents calling to follow up and confirm the appointment. And then the first thing they do is they kind of reiterate the why behind the move, and so they know what they're dealing with. Like some sellers, which I think is ridiculous. Some sellers are, like, indifferent to a move. Right? Like, well, you know, we're thinking of moving. It's like you're thinking of moving. Like, it's a major. It's like the most major emotional thing. You'll go through one of the top three, you know, so you want to. You want to know that going into it. Yeah, we call. I think we call ours. We still call ours equity. Equity valuation. But you want to call that something, you know, we'll come into the property, we give. Give a full seller equity valuation. It's more in depth. It goes deeper than even most appraisals because you want to have a big benefit for coming into an appointment and then follow up is critical.
