How to Utilize Direct Response and USP Marketing

A real estate marketer breaks down Hoss Pratt's famous postcard promise: sell your house in 29 days or he sells it free. The guarantee requires a trade-up, agreed price, and staging. Hoss charges 7% commission plus a $1,495 upfront marketing fee, then drops the price 2% every seven days if it doesn't move.

Foreign. Let me pull up the conditions of the 29 days. To me, that is a very. I do think USP marketing in real estate is important. It doesn't mean you have to use the I'll buy it or I'll sell for free. But this was specifically and this is a Hoss Pratt postcard. So this is not a postcard that I designed. I didn't actually get great results with, was more of an adder to the hospital letters, which I did get really good results with. For every five calls I got in the letters, I got one call in the postcards because I had different tracking numbers on there. But this is the postcard that Steve posted and he's like, I really don't. I'm not feeling this. This postcard here. So this is direct response USP marketing. So it's very clear, you know, your home sold in 29, 29 days guaranteed or I'll sell it for free. Sold 2nine days.com and a phone number. Sold 2nine days.com. so it's call me at or visit my website. There's no. You have a home to sell. If I don't sell it in 29 days, I'll sell it for free. Go to this website or call me. And on the back, go to this website or call me. And there's one, you know, testimonial here. So this is as direct response as you could possibly get. And this is USP marketing. So this is it. To me, this is an absolute unique selling proposition. How you communicate it, you know, is another thing. Let me pull up the restrictions here because I want everyone to have some comfort with just USP marketing in general. So the. This is your program. Let me see. We've got another strong crowd. I mean, you guys are just all over these calls. So I am 110% comfortable advertising. So all my FSBO, all my expired direct response mailers that I send out, the handwritten, all of it, I'm 100% comfortable with. The 29 days are all sell for free. I have no problem with the trade part of it or that to be trading up using us to buy a home. And it's at least a two times trade. So I'm just completely comfortable with it. So yeah, I know everyone doesn't qualify, but I'm okay with that. Not everyone's going to qualify for everything that I do. That's the number one criteria that kind of kicks everyone out. So if you were comfortable with getting rid of this altogether, if that's what made this feel like this was something that you didn't want to offer. The second criteria here is just as important. So even if I didn't offer the first, you know that you had to trade up into one of our listings or purchase a trade up home using us a two times trade. The fact that you have to agree on a listing price with the seller, you know, if they're not going to give you a price that's based on reality and you know you're going to get interest in a property, then they don't qualify for the program. So if their home is worth 200 and they want to price it at 240 because they think the market's on fire, there is no guarantee. So in order, and that's pretty reasonable. So even if you got rid of, you know, the first criteria, which I don't recommend, I recommend that you at least have the trade in there. So worst case, you're making a commission on what they're trading up into. But even if it was just a, you should know the market well enough that you would know that they would have a contract on their home within 29 days. What price it would take to have a contract within 29 days on their home. At all times during listing period, they still have to pay the buyer's broker, they have to have it staged, they have to have an inspection inspected and all the inspections done. There's a certain price range that you should guarantee. You have to get your full commission. So for us that's 7%. It could be whatever you want. So if you do sell it, you get your full commission. If they don't want to give you a full commission anyway, they don't qualify for the trade. And an upfront marketing fee of 1495. So worst case, you're getting an upfront marketing fee and then price reductions. If you're uncomfortable with the price reductions, then just make sure you hit number two and you price this home right out of the gate. And then every seven days we have price reductions, 2% from the current asking price.
