Is Print Marketing Right for Your Market?

Real estate agents weighing print marketing should target baby boomers 55+ who still read newspapers and magazines. Hyperlocal content and small distributions (3,000 homes minimum) work better than broad campaigns. Dan Kennedy's newsletter and Discover Pubs both proved that narrow, specific content beats generic reach.
I promise you this is so far from anything that you've ever been to. And now. Alright, so let's turn to page 21 and I'm just going to kind of go through some, I'll actually touch on some. I won't touch on as much if anyone has a comment on something that I may say we tried, it didn't work. You know, raise your hand if you have something to share but we'll just go through it. And as I'm going through it just make some comments on how that channel may be something you, you should look at or you, you might have looked at it and it wasn't a fit and there wasn't good impact. So newspapers, magazines, I don't know, are there markets still where buyers go to pick up a real estate section?
Baby boomers that are like 55 and older that still read the daily newspaper that you could put something in there downsizing from your, you know, your manhole?
Yeah, I just think, yeah, but newspapers, their pricing hasn't come down at all. So they're still. Does anyone run like regular newspaper ads they have online now? Yeah. So I don't know magazines but I think I see like in some of the higher price point markets there are magazines that are totally like everyone in that market is picking up that magazine newsletters we are going to start and commit to what had me here recently on this was Dan Kennedy. I got his newsletter for man probably like five or six years before. I dropped like ten grand with him in like a six month period. So he just sent me out like probably cost him two, less than two bucks to mail once a month. And I think you even pay for his newsletter so he gets you to pay for the cost of it. So we're going to start a newsletter that we're going to put effort into and really you know, kind of like the effort you put in the hyperlocal stuff that you need to do to make it work. But a newsletter to people that know like and trust us. Just quick note on Discover Pubs who you're, you're getting it, you're getting business from. Have you tracked, have you like how many deals will you get this year from it? I think we're over 20 that are going to be listed this spring that we've already signed listing. So the difference between the way that they did Discover Pubs and the way that we did it, I'm all about like just you got to turn the key and it's just got to go and with this stuff and especially knowing what we know now and the effort we need to put in marketing, it just doesn't work that way. It just doesn't. If you're going to do Discover Pubs, make sure you talk to someone who's getting it working. So it's got to be you're doing a small piece at a time. Like your Discover Pubs is going to 3,000 homes in a subdivision, a single subdivision. And it is the Ironcrest Estates Real Estate Advisor. I would say everyone that I've talked to that didn't work is because they didn't have hyper local content 100%. It's the only reason. Every time I got that newspaper, I'm like, this is the coolest thing ever. For 54 cents you get a 12 page color newspaper. And if you wanted to, for a little bit of a charge, you could have them kind of customize the content. But I just never did. And that's why it totally failed. Please don't everyone go out and mail a newspaper to 60,000 homes. Start with, I think their minimum is 3,000 and talk to at least five people that are using hyperlocal content to get response on those. All right?
