Lead Management: Where the Real Money is Made in Real Estate

A real estate agent explains how to manage seller leads using Top Producer, email drip campaigns, and educational videos. The strategy relies on consistent contact to build trust and generate referrals from prospects who aren't ready to sell yet.
Lead management, you know, this is where the money is made in real estate and it's absolutely same with buyers. It's a pipeline mentality. So we use the same process in Top Producer for a, B and C seller leads and we do seven, 14 and 30 day callback times. We just provide useful information along the way. Top Producer market snapshot, they go on our bi monthly educational videos through viral marketing and I covered those, but I'll show you them again here real quick. So every one of our seller leads gets our market snapshot. So they'll get these and we set them up on two weeks usually. So there's the choice in market snapshots to do two weeks. So they'll get these reports which gives them this report which is everything that's active or sold. But more importantly it gives them an email from me saying hey Mr. Seller Prospect, check out this new listing that matches your home. You know this was just listed. I know we, you know you're looking to sell your home. It's a great resource for seller prospects, so highly recommend that. And they all get on our video blog as well. So my last blog post was May 1st and it went through our 75 point home preparation checklist. If we just talked to our team and we put out a blog post with the email headline is probably something related to, you know, getting more money for your home. With the checklist, you know it's a, it's, it's right dead center with what you're looking for as a prospect. So, so that tool's available and then they can get on, they're already on market snapshot. So that's the essence of the follow up process. We also do a seller email drip campaign. So that section listing lead management is there's not a whole lot involved and we keep it very simple. But if you think of it from the seller perspective, if they're not ready to list, they're either A, B or C. So you categorize them in Top Producer, get as much information on their property as you can possibly get. So get the improvements they've done, get the beds, baths, the square footage, go through as much of the seller consult as they'll let you and get their permission to set them up on a market snapshot. Hey, I've got this cool tool. There's no cost or obligation, but it'll basically kind of keep you updated on anything that comes on the market around you or anything that goes under contract or sells. So you know exactly what's going on around you as you get Your, your home ready for sale. Is it okay if I send you out on that? It just, you know, it's just email only, is that okay? And everyone's going to say yes to it. And then you get them on your viral marketing as well. And then you just need some kind of email drip campaign. So at your dripping out the email you've got the viral marketing education educational videos. You've got the market snapshot of homes in their area that match exactly what their home is that are going active or under contract. You're giving them way more information than they've ever received about the real estate market at the time that they need it. So they will turn to you when it comes time to list their home or they'll refer people to you and send out your viral marketing blog, your educational videos. You know, if somebody knows someone that's looking to sell a home, you know they're gonna, they're gonna forward this email to them. Hey, I know we just had a conversation about you getting your home ready for market. This guy has this checklist. Maybe you can, maybe you can get a copy of it. You know, pretty cool stuff our email drip campaign. You have access to it. There's not a whole lot of rocket science around it. It's just they're branded emails. You know, as you consider next steps. Boom boom boom. Every email has the same lead out here. So it's a market eval. Visit us on the web at large real estate and then I include a testimonial of past sellers. Lars Hiltmile expired home and there's a testimonial for free access to property search engine. So everyone is structured the same. So just following up the market in your area is picked up. You know, selling a home can be complicated. If you would like free expert advice, call on us. Boom boom boom. Testimonial link to buyer lead gen home eval link and then our general website. That's the formula that we follow. So I wouldn't change this. These actually get a pretty decent response. I've been using these for probably four, five, six years or so. I don't necessarily believe in email marketing that it's going to generate business. But as a good keep in touch we just have these set up in top producer for one to three months, three to six months and six to 12 months and. And we have these nine emails. Yep, nine emails going out. I think we change it from every 7 days to every 14 days to every 30 days depending on if you're 1 to 3 months, 3 to 6 months or 6 to 12 months.
