Short monologue advising real estate agents to actively solicit referrals from affiliates and vendors by demonstrating past business volume, estimating partner earnings, and requesting reciprocity (e.g., asking a lender for a monthly referral). Recommends tagging vendors in CRM, building a vendor database, offering value in return, and using direct scripts to ask for consistent referral flow.
Getting referrals from affiliates, I think that's a phenomenal one as well. There are people that you do business with that if they knew how good you were and how dialed in your systems were and how well you treat your, your clients, they would gladly refer business to you. Your lender that you give a dozen deals, do you know how much money lenders make off of business that you give them? And they're nobody. A lot of agents don't go to their lenders and say, hey listen, I'm going to lay it on you right now. Last year we did 13 deals together, roughly, you know, whatever. My guess is you made this much money, My guess is you're taking 40 to 45% of it to the bank. And I didn't get a single referral from you last year. That's on me because I didn't ask for one. But like I'm asking you now to have like some kind of reciprocity in this relationship. Are you able to get me a piece of business every month? That's kind of what I'm looking to step up my game with my vendors. And I want this relationship to be reciprocal. I've been working with you for three years. You know, I'm doing good business and I treat my clients well. So can I count on you to bring me business? Right. Just stick it on people. There's probably a dozen affiliates in your market that you could stick it on them like that your landscaper, handyman that you bring in or if you have a heavier renovation on, on homes that you're getting on market, you know, you give that person three, four deals a year. I just stick it on these people and just get a database and tag them in your CR as affiliates and work them separately. And of course you need to add value. So this is never one sided. But if you've never stuck it on them like that, I mean there's, I think there's five or six deals, you know, just, just using that alone.
