Q&A MEMBERS CALL: "What Materials Should I Include in My Pre-Listing Packets?"

Todd asks how much content to put in pre-listing packets. The speaker includes eight printed pieces: group resume, mock article, max payoff guide, team flowchart, 151-step checklist, pricing guide, pre-list cover letter, and endorsements. They also describe "the listing bomb," an expensive pizza-box style packet with about 12 items designed to impress sellers before the appointment.
Todd asked a question. Doing a pre listing packet. How much info do you put in it? I know you went over this last week just trying to build one out. So I. So I'm adding more and more to my pre list packets. When I started with, I never did it, but when I was with Craig Proctor, they. Craig Proctor personally worked with Dan Kennedy personally back in like 2004, 2005. So like a decade ago, it was before I was with them. But they. They worked on this thing and they called it the bomb. The listing bomb. So when you. When you. Some people used it to deliver to expireds or FSBOs, but more so people used it. Once you set a listing appointment, you delivered this thing they actually created. I saw one, but they were so expensive that nobody actually did actually get them. But it was like a pizza box and it had like 12 things inside, so the seller would open it. Have you guys ever. What's a good analogy? They actually created. I saw one, but they were so expensive that nobody actually did actually get them. But it was like a pizza box and it had like 12 things inside, so the seller would open it. Have you guys ever. What's a good analogy? Well, you guys ever see something that you open it and sort of just explodes on you and it's like all these cool things and so that's what they built. And that's what I firmly believe that the more quality content you can get the seller to consume before you end up at the property for a listing appointment. Especially if you're not the guy or gal going on the appointment, the better. So the this large group resume is a total ripoff of Tim Hiles, that Leverage Legion event. He showed this and he gave us access to it. So I gave it to Danny. This is all available to you guys. He created anything he creates for me. Literally, you can call him up and say, hey, I want that. So we have that one. We do this sort of mock article as well. We do the max payoff guide. This is something I use with kinder east that I just never stopped using because this works and it just works consistently. I think we send out like our flowchart of how we work listings and the team involved. Then we did the 151 step. So we list out all 151 steps and we do a pricing guide. And these are all saddle stitch, like really nice. Printed by got print. Danny prints them all direct to us. So there's one we do, you know, pre list cover letter. There's 1, 2, 3, 4, 5, currently six pieces in our pre list packet. And I just added two more pieces. So on our radio endorsements. And I'm going to add one for Barbara Corcoran. So there's three inserts about the words that our endorsements say about us. So I think the more the better because you're going to show off. They're going to be like, what the hell is this? Either they're not going to read it, but they'll be like, man, this is pretty cool that you've got all this. Or they will have actually read it. And it's really good stuff. It's really good stuff.
