Q&A MEMBERS CALL: "What's the Best Follow-Up Plan for Internet Leads?"

A real estate team outlines their system for following up with internet leads: call within hours and make up to six calls for a 91% appointment conversion rate, plus email and text touches. They cap agents at 100 active leads and use drip sequences timed at days 1-4, then 7, 14, 21, and 28.
Neil is asking a question about follow up plan for Internet leads. So there's lots of different ways to sort of approach handling buyer leads. The number one thing is number one determinant number one and two is call early and call often. So if you look in your Dropbox Buyer lead management so buyer system, buyer lead management. There's two things in here. There's lead management protocol but the buyer lead management policy. So in here it goes through literally everything we do as a team to give our agents the best chance possible. Explains opportunity time. New leads, old leads. The fact that our agents should only have 100 leads at once lead generating systems goes through for boomtown what the process should look like which is generic enough for every every type of lead gen platform. ABC buyers which is should be your lead management policy. You know how you're to update your different databases. The boomtown database, voicepad, yard sign calls, general lead pool. So you're allowed 100 leads. We sweep and we put these into a big account non performance, low price leads, cross selling lenders, those sorts of things. Consequences for no performance. What is expected of every lead. So it's all in here from a lead management perspective. The number one thing we know that calling it back early gives you the highest percentage to reach them and convert them and and then calling them six times gives you a 91% chance of converting them to an appointment. So you call six times. I like there's different tricks you can do. You can go to social, you can email, send a personal email, you can text. I like calling twice. You know when I was making calls I would call twice from the same phone number. Not your business phone. So make sure the caller ID doesn't show up as your business. Little things like that are important. And then call back twice. You know the person's gonna be pissed to start because they're gonna think their kid is, you know, hurt or something. That's the only reason only time I'll ever answer the phone if I don't have it programmed in my phone is if somebody calls back twice. And good salespeople know that Zillow calls back three times. So call early and call often. In your Dropbox there are different drips. So if you look at lead conversion in your Dropbox there is a Frank wrote a six month home buyer nurture campaign. You can look at that. This was something that I think as a group we wanted some stuff to consume there follow up system buyer email drip sequences. So you've got that six month homebuyer nurture campaign and then the buyer email drip sequence. So these are, these are straight out of my Boomtown. And these were some of the best plans that other people using Boomtown had. New lead plan. These are the emails that I send. Day 1, 2, 3, 4 A qualify plan if they're not reached in four days. Day 7, 14, 21, boom boom 28. Archive plan. Leads that don't respond to first 30 days of emails call just checking in. Day 14, 44, 74. So these are every 30 days. So that's another sequence you can use.
