Learn how to convert seller leads by building trust through your website, videos, and endorsements, then qualify them with one key question: will you list when we agree on price and commission. The speaker shares scripts to probe competing agents and create urgency around your buyer database.
Foreign. So let's get into listing lead conversion and let me kind of go through some mindset tips and strategies here. First. You know, most of the marketing that I do, it's branded. So. So the leads are coming in through branded direct response sources. So they're either picking up the phone and calling us or they're going to this branded website. Let me show it to you again. So they're going to this site here. So there's no question that there's an agent behind here. And I'm bragging on what we do and the successes we have. There's videos, there's endorsements. You know, it's a highly branded approach or call our team. So you handle those leads very differently than you'll handle a, you know, quote unquote, cold calling leads. And I'll cover that separately. You know, you need to be able to handle basic objections with your USPs. So, you know, being able to talk about your cancellation guarantee. You should have a cancellation guarantee. Your buyer database, so you have an active database of buyers at this point. We have thousands of buyers searching on our, on our different portals. In the last 60, 90 days or so, there's literally, I think it's over 3,4000 buyers that are on our websites. If you have a team, you need to talk about your team approach and how it's different and then ultimately just go to the results. You know, if somebody's going to push you. Most people when they call in on branded sources, they're not going to push back a whole lot. So no matter how hot or cold the market, you have to bring some doubt into the mind of the seller prospect. You know, that is, if you don't use us, I mean, because they all think we're the same. Uh, but you need to plant the seed in their head that they'll, you know, bad things will happen. You'll get less money, you know, is the first thing. It'll be a pain in the ass. You know, you'll find an agent that will screw things up and really get you in a bad situation. You know, they won't communicate with you, they won't get you top dollar, they'll get you bad terms and your house will take longer to sell. Always have to ask the question when you get off the phone or you're approaching getting off the phone with someone when they call in, or you get them on the phone via outbound dialing. Mr. Seller, if you just love our marketing, our approach and everything, and you love me and you kind of play with this a little bit and we can agree on a pricing strategy and a commission structure. Will you be ready to move forward and get your house on the market When I come out Tuesday at 2pm you don't care what the answer is necessarily. You want them to say, well, yeah, I guess we would be ready to go if you just blew our socks off. I think we, we would be ready to go and get the house on the market. Then, you know, it's game on. So you're going in to list that property. You want to get it priced right. If they say no, we're going to meet with 17 agents, you know, behind you, and you're the first. It's good to know that you're up against 17 agents. You know, when they say something like that, we are scripted to ask, you know, if you don't mind me asking, which other agents are you talking to? Because I want to know. There are a few agents that I know exactly what they do and we can position the appointment properly, but you have to ask that question every time. Mr. Seller, if you love our marketing plan, our approach, we agree on a pricing strategy and commission structure. Will you be ready to move forward and get your house on the market?
