Real estate agents waste time on unqualified buyers. Focus on AAA buyers: fully pre-approved, underwritten, ready to close with just a property address. Skip the contingencies and paperwork delays. Convert A and AA buyers up the ladder first.
I would just rank your buyers as AAA and A. So instead of like the typical ABC in this kind of market they need to be aaa. They are fully pre approved and underwritten. Like you just need a property address and they 100% have to buy a home. Those are AAA buyers. So if you have 10 active buyers, quote unquote, go through them and how many actually have to buy, how many are aaa? That's where you focus your actual time. Double A are Maybe they're like 14 to 30 days they have to buy but still they're still pre approved. They've got all their paperwork into the banks. Obviously at this point the buyer agency is signed and they don't have a contingency or they're not like whatever shopping for a home. And then your A's are probably people that would move if you know they have a home that they need to sell so there's some baggage associated with them. And then just work your A's into double A's into triple A's and then you've got your Cs and Bs that are just farther out.
