A YouTube presentation describing practical seller lead-generation systems for real estate agents. The speaker emphasizes working the database, consistent social/digital activity (example: daily Facebook Live), systems for expired listings and FSBOs, open houses run to attract seller leads, and direct mail to motivated sellers. Anecdotal performance claims include a member who did Facebook Live daily for 90 days and generated ~30 listings; Jose Luis Morales is cited as someone who pays for seller leads and converts them well.

About 30 listings generated in 90 days.
Jose Luis Morales.
If you work the database properly, the math says there's probably half of the leads coming out of them are listing leads. There's your social, your digital footprint. You know, just be consistent there. We had a member, did a Facebook live every day for 90 days and generated, I think she generated 30 listings in 90 days. So that, that works. If you actually do it, then there's expireds. I didn't call them. I sent direct mail to expireds. I would not, not have an expired system. So if I were back in production now, even if you're thinking like there are no expireds, there are expired, and you want to have that system in place before expired to ramp up. But even before expireds, I would do for sale by owners, our for sale by owner system. It's very low key. It does involve calling, but only from a position of service and value. I would do open houses with the intent to generate seller leads. So I would door knock 100 doors. Technically, I don't condone door knocking, but to invite neighbors to an open house, it's more of a PSA than a, than a cold door knock. And I would also have a private hour of the open house where it was neighbors only. So I would almost exclusively hold the open house to generate sellers. Then there's a motivated seller. So there's different data sources where you can send direct mail to motivated sellers. Had Jose, Jose Luis Morales. Come on, he pays for leads on the seller side, but he's really good at converting them. And so you might want to watch that training.
