12 key systems.
About $10/hour for lower-level admin; VA support at approximately $6–$8/hour.
Survival → Ramp → Scale → Leadership/Inspire → Business ownership (consultative role).
So I'm going to unpack this for you here. There's a lot to look at here. This is the real estate business navigator. And it really helps explain how I went from survival mode, right? Leaving a pretty cozy corporate job to ramping and scaling my business, what we call the build phase, to then leading and ultimately exiting production and even day to day responsibility. I call that the inspire phase. And now I'm shifting toward just true business ownership and I have more of a consultative role in my business. So let me unpack this here and some of the time, money, emotions around this. You know, I'll get into some detail here, but my job now is to help agents ascend this mountain with less time. So to do it more quickly than I did, even though I did it pretty quickly, but with a whole lot less wasted money and less frustration, overwhelm stress and to kind of navigate this as easily as possible. And then we get into the ramp phase, right? So here's a guy here, he's looking happy, you know, lots of balls in the air. You're getting busy, right? So you're doing some months or three, four, five, six homes. You're feeling really hopeful at this point about your progress. You've done what most agents will never do. So you've achieved a certain level of success, but your time is not your own. So your clients are looking for the next deal or working active listings or showing homes evenings, weekends. Your time ends up not being your own. You're constantly on your phone, you're unable to unplug for even a few hours, which is pretty sad, right? So my measure of success is time and financial freedom and also relationship freedom. So I can hang out with who I want to, when I want to, and money's not an issue. So this is not. Money's good at this point, but you can't unplug. You're doing it all yourself, right? So you probably don't have a lot of leverage in your business and you're working a lot of hours. But you also, the shift has to be in the realization that you have to focus on your dollar productive activities, the things that are going to make you money. In real estate, there's basically four things that we teach that will do that. The key here is a quality admin hire and getting relief from buyers. You've got to get out of the buyer side of the business. And so most agents honestly don't move past this phase. This is the phase where most agents burn out or, or they just spend their career and they're considered top agents, right? And you all know these agents where they're doing a lot of volume and people look up to them. But when you really look into their lives, they're not taking vacations, they're never unplugging, they're working six, seven days a week. They're constantly on email, text evenings and weekends. And their life is not their own. So most agents, the sad truth is that they don't move beyond this phase. So let's talk about the scale phase. And this is where we really start to build out real business systems. Overwhelm is really a way of life in this phase if you don't handle it properly. So you're doing six to 12 homes per month. This is the phase where if you don't have systems built out the right way, where you overcompensate with the hours you work. I work with clients that come to me working 70, 80 hours a week. And they're in this phase and they're literally failing on all fronts. But everyone looks at them and thinks that they're super successful. Their home life, if they have children or a wife or relationships with friends, all that is suffering from lack of balance. Also their health and things that they say, maybe their faith, things that they say are important are not ending, they're not being focused on. So they're typically in bad health. You know, they're not connecting with their, with their creator, all that stuff. They claim that finding buyer agent talent is a challenge, but they're only looking for to kind of like plug holes out of necessity and not really trying to find the right talent. At this point you're still the major producer on your team. So if you're, you're doing 80 to 100 sides, you're probably doing 50 yourself. And you just think that you could do it better and you got to stay in production to stay profitable. Building systems, right. So we have 12 key systems in real estate B school that we focus on. Most agents, when I come into contact with them either in the ramp phase or the scale phase, definitely at the start phase. But they don't have systems build out. So building systems provides us sustainability to be able to keep stepping up this ladder and ascending this mountain. Admin staff at this point is getting stretched thin. You likely have a single admin. You need to be able to complement that admin with some other, either a virtual assistant or a lower level admin. A systems based business can run on where you don't need a rockstar admin. Most agents that get busy, they hire one person that's a rock star and that rock star can plug all these holes. But it's not systems based. So we set this thing up with systems and then you can plug and play admin that don't need to get paid 30 bucks an hour. We can plug it with $10 an hour admin or even VA support at 6, 7, 8 dollars an hour. Here's the thing to get out of this phase, to go to leadership phase, the vision really begins to take on a life of its own. So you've experienced a level of success. But in take this to the next level, your vision, your mission, your purpose has to take on a life of its own and should be taking on a life of its own.
