Lars Hedenborg breaks down the seller client acquisition system in real estate: phone intake, pre-listing materials, listing presentation, and pricing tools like Clarismetrics. He frames this within six core business drivers and the E-Myth replication principle to build repeatable systems that scale.
What's up, Real estate B, school, community. Lars Hedenborg here with another weekly message for you. First off, if you haven't registered for our live event, October 2nd and 3rd in Colorado Springs, you've got to register right now. It will be the best event ever. You can bring your team, your operations folks, your admin, your sales team, your buyer agents, listing agents, and most importantly, yourself so that you can have a different business come next year. This time, go to rebs live, that's rebslive.com to just check out the information. We've got special bonuses and specials and all that good stuff that you can get. So the word this week is similar to the word that we shared last week. It is focusing on the simple. So I guess it's more than just one word, but it's focusing on the processes in your business. Last week, we covered the buyer client acquisition system. We went through the four or five different parts that you need to really take buyers systematically. When I say take a buyer, I mean sign them up as a client and get them under contract and get a commission check. This week we covered the seller client acquisition system. We went through everything from how the conversation goes over the phone and where you put that information and what you send out ahead of the listing appointment, the listing packet that you bring with you to the appointment, the listing presentation itself, the materials you use to price a home properly. We went through clarismetrics and our home equity evaluation tool went through a lot on the call, and it was a lot of information. But the thing I want all of you to understand is that if you don't have systems in your business, you don't really have a business. And that goes for the roadmap that you use. That goes for your sales processes and systems, your marketing, your. Your operations. You know, when it comes to your finances, the tracking that you have in your business and ultimately your people, those are all systems that exist in your business. And if you don't have those six drivers, you know, we call those the revs drivers. It's your. The roadmap, the sales system, your marketing, your operations, the people, processes, and the finance driver in your business. If you don't have those going in your business, you really don't have a business. And I know that's sort of a tough thing for you to hear, but if you're just slinging homes and hoping that business comes your way every day, and, you know, maybe you have an admin, but you don't really know how to have them, focus on the system so you can do more production. So you get busy enough where you can bring on a buyer agent, then a second buyer agent, then a third buyer agent, and all of a sudden you're doing eight to ten homes a month without your production included. And you have a real business based on the sound business principles and ultimately systems that drive your business. Everything we do at Real Estate B School has the E Myth principle in mind. And if you haven't read the book E Myth, I think it's called E Myth Revisited by Michael Gerber. Basically, the E Myth principle is that you need to build your business as if you are going to replicate it 10,000 times. Doesn't mean you will. But you're building it that way so that everything you do is repeatable and duplicatable and sustainable in your business. Then you hired empowered people to run the business and then the net result is that you have something that can give you time and money, freedom, most importantly so that you can have an impact in the community and you can have deep relationships with those around you. So that's the message for this week. It's twofold, right? Is that your business needs systems. This week we went through the seller client acquisition system, which has a lot of different parts and you get access to all those parts if you're a member of Real Estate B school. But get to the event, check us out, right? We're the first time we letting in outsiders into one of our intensive workshops. Go to Rebslive r e b s live.com or if you want to, just hop on the phone for a free coaching session. If you can't get to Colorado Springs, there's information on the page here to take us up on that offer. Where we'll get on the phone, kind of talk about where your business is at right now. We'll talk about where you want your business to go and we'll talk about what's holding you back, what are the obstacles, the barriers. Do you have the roadmap in place to go from where you are now? It might be 2, 3, 4, 8 or 10 sales a month. And to take you to that next level where we know if you're at 2 sales, we know 10 is possible with a couple right hires and the right systems. If you're at 10 sales now, we know 30 is possible with a couple tweaks on your systems and maybe a couple additional hires and getting your marketing and sales systems in place and your recruiting systems in place and your tracking in place, and bring up the ROI in your existing marketing. So if that is of interest to you, make sure you take action below and get on a free coaching session with us. And if you have an interest in getting to our live event, go to rebslive.com, r e b s live.com and I will see you in Colorado Springs. Or we'll talk to you on a free coaching session. Much love to you and we'll talk to you soon. Bye. Bye.
