"I did 44 transactions my first full year. I did 453 transactions, worked 42 days that year."
I read a book. You've got to turn pro is number six. Steven Pressfield, a book called Turning Pro. I highly recommend it. You're going to do the work no matter what. You marry the process, you divorce the outcome.
Right?
We're going to do the work. And it's building a muscle. Most agents won't do this, so if you do, you're going to crush it. You just got to do the work. What's up, real estate business builders? Another episode of the podcast. Today we're going to talk about the 8 must dos to prepare for or endure or kick the crap out of turbulent times. So if you've been around the podcast for long or watch me on YouTube for long, you know about my journey. My journey was one of the. I don't know if I talk about it out of ego. I'm sure there's part of it that is ego. Most of it, though, if you learn my heart or you get to know me and my heart, it's around helping agents that are struggling. And there's a lot of fear, uncertainty and doubt right now in the market that I think is going to get the most of many agents. And I don't want that for you. So let's dig into it. So there are certain things I'm thinking about as I'm helping agents navigate this market. So I'm not selling real estate anymore. I've got over a thousand folks that I tend to actually 1750 or so in my various worlds in my couple businesses. So I take this very, very seriously. My mission, my goal in life is to help as many agents as possible. And this is the time where there's just a lot of stuff going on in the world and in the real estate market specifically, and the economy and the Fed and interest rates and how that's impacting, you know, our supply demand in housing. And sellers are locked into their homes because their rates are low. And, you know, what is it? Marry the home, date the rate, you know, all the stuff that's going on that we have to navigate. But certain things that I'm thinking about as just personally and in my, my role in just helping agents really just kick the crap out of this, out of this shifting, turbulent, whatever you want to call the, the times that we're in, generally, I think it's time to get excited. So, and that may just be my nature that I thrive in chaos and when things are hard, I tend to just step into it. This has to be decision that you make though, if you let this market or the News cycle or whatever, get the best of you. I think you're not going to feel excited. I'm excited when agents are leaving the industry. Not for those agents that are leaving the industry. Some agents just need to go back to the jobs that they did before real estate. They were in real estate in 21 and 22, part of 22, when real estate was easy and it was. The deals were just flowing.
Right.
But if you're going to dig in and you're committed to this industry and doing it full time like a pro, then it is time to get excited. And only I mentioned it about the news. I follow one news source. I do watch some of the 24, 7. There's one show I watch that I just like perspective on it. Actually two things I do the pour over is one pour over, pour over. That's a daily sort of three headlines in the news. And then I watch the all in podcast where it's a four guys that are, you know, diverse politically from their perspectives politically that are business guys and they give perspective on what's going on in the world and how it's impacting business. So those are kind of the two things that I do that keep me in the know. Like if the world were to end between those two things, I would find out about it. I don't need to obsess over the morning news, the evening news, you know, the, the nightly news.
Right.
That is not going to help you crush turbulent times.
Right.
I do care about the impact on real estate though. That's why I do keep track of it and I do want to monitor my personal economy.
Right.
So hopefully, while times were good and the homes were flying off the shelf, you positioned yourself to be ready for what we're going through and what we're going to experience here. And I think the next 12, 18, 24 months are going to be a little tricky.
Right.
I think the market might pump here a little bit as the Fed might pivot and there might be more liquidity put into the markets. Generally though, I think we have a reckoning that I don't think we can get around and I think times could get really bad. So I'm monitoring and making moves. Personally, I pay attention to the news, which I just call fud. If you've heard me talk about fear, uncertainty and doubt, there's so much of it right now. I pay attention to it, but I stay out of it.
Right.
That is the world and I pay attention to my world.
Right.
The world is out there. It's potential, you know, it's what's going on in Ukraine, it's what's going on in the Middle East. It's what's. That's the world. I pray for what's going on out there. But most of it, all of it, I can't control, right? So I'm not obsessed and stressed about it. So I stay out of it. And the stuff that I'm going to go through and I'm going to rattle these off, I'm going to go through these eight must dos very quickly. Really simple, but not easy at all. This is where the real money is made in real estate. So I promise you, if you follow these eight must dos, you, you will be successful. I want you to focus on yourself and what you can control. That is what I want you to do to get through this. So let's. I'm not going to tell too much of my background because if you've listened to the podcast, you've heard me talk about it, or if you watch any of my YouTubes, before I grew up in real estate when it was really, really hard, I don't know that it was harder, it was different than it is now. It was 20 plus months of inventory. We went from 15,000 agents to 5,000 agents in my market. So it was really, really hard. There was that income squeeze where a whole bunch of agents were going after. Not a lot of home selling like dramatically fell off a cliff. The number of homes that were selling. And I pushed through it, right? So I made it happen. It wasn't pretty. I built a business. What was birthed out of that was real estate B school, which was the best thing that came out of, out of those tough years was my ability to navigate it all grow every year, right? I did 44 transactions my first full year. I did 453 transactions, worked 42 days that year. So I built all the systems, I did all the things. Real estate B school was born. A thousand plus agents have come through it, right? So I want you to ground this conversation in the reasons that you want to make more money, have more time off and have more impact. Impact B school is all about more money, more freedom, more impact. But why specifically do you want to sell more homes, make more money, have more time off, Right? You got to get clear on the why. So let's talk about how to get there. The first thing is that pay attention to where you spend your time. Number one, your time is money. I realized this early on that my first part year in real estate, 2007, first 10 months I didn't make the kind of money that I wanted to make and I decided it was going to be different going forward. Took me a few years to get to $500 per hour. One year after that, I made $1,000 an hour, then 2,000 an hour, then over $3,000 an hour. So your time equates to money. You need to know what you're making per hour now and where you want to go. Number two is controlled chaos productivity. I'll give a shortened definition. Productivity is the deliberate strategic investment of your time, talent, energy and resources in a manner calculated to move you measurably closer to meaningful goals. At the end of a given day. Do you feel like on a scale of one to five, with that definition of productivity, are more days a four or five or a one or two?
Right.
Are you running around with your chicken like a chicken with its head cut off?
Right.
So you need to make sure that you're getting a high return on your time and you're working on the things that make you money. In real estate, it's P L A N S, prospecting, lead follow up appointments, new appointments with buyers and sellers, negotiating contracts for those buyers and sellers, and working on systems. It's only things you make money on in real estate. So number three is that you have to play your game.
Right?
The game of real estate is looking at it holistically, Right? Right. We want a happy client at the end and we have leads coming in. Hopefully. If you haven't figured out how to generate leads, definitely get on the phone with me and I'll do a strategy session for you. Because we want to put lead gen levers in the business that systematically create leads. But the game we're playing is a different game. If you want to grow and scale, grow your sales, scale your income in times where more agents are getting in the market. It has to be deliberate. Four is that you want to build the business.
Right.
Look at your real estate practice like a business. You're no longer like a solopreneur.
Right.
You're building a business that you need to automate, you need to delegate. You need to look at it like an actual business. And number five, defend your time.
Right?
You have to guard your time. Time blocking. Create your ideal week. We have in B school, we have stuff for all this, exercise for all this, and we hold you accountable to it. You have to master time blocking and protect your time daily.
Right.
The struggle is real. I totally get it that it's overwhelming at times to do all the different roles that you need to do to be a good parent, to be a good spouse and to crush business.
Right?
So I get it. But be honest with yourself about where you're spending your time. Number six, I read a book. You've got to turn pro is number six, Steven Pressfield, a book called Turning Pro. I highly recommend it. You're going to do the work no matter what. You marry the process, you divorce the outcome.
Right?
We're going to do the work and it's building a muscle. Most agents won't do this, so if you do, you're going to crush it. Number seven, become the expert. We need to know what's going on in the market. The reality of the market is different than what's being reported. So if you don't know your stats and we've got tools that we use in real estate B school to help you with this, you won't be in the game. You won't be able to abide your clients the right way. Number eight, you have to track your numbers. In the new program I was just talking about called Million Dollar Agent Method, we've got a daily tracker, the 15 metrics that we need to track daily for our members so that we know you're going to crush it. I, I'm so confident about this program. When you join us in this journey, a Million Dollar Agent Method, you're going to earn at least an additional using the tools and system that I teach you. I give you all the lead gen levers, all the lead conversion systems, all the sales frameworks, all of it. An additional $40,000 of GCI in the next 90 days or you don't pay. $40,000 additional GCI in the next 90 days, or you don't pay. So go to Rebs Growth Assessment r e b s growth assessment dot com.
