Real estate agents should build an open-house system by setting a 3-6 month goal like five weekend listings, designing repeatable processes, and delegating prep and hosting to junior agents or helpers to eventually scale to multiple simultaneous open houses.
I do think it begins with the mindset that if you're going to make open houses a part of your business, let's set the goal for three to six months from now. What does it look like? Five listings that each could have an open house every weekend. What would the system need to look like for all of those to be held open? If there's an opportunity to either sell the home or to generate additional opportunity, it could be that you are the genius with a thousand helpers or a few helpers, where you are able to hold two or three open houses a weekend, but you're not doing a lot of the prep. Maybe you're calling around them, but you're showing up and everything has been handled for you, including the social media making. But it comes with the commitment that open houses are going to be part of your business and then do the work, even if it's a little bit unwieldy in the near term because you're figuring out the system that eventually you'll never have to show up at an open house. Or if you do, there's four running in a weekend and you're popping in because they're being being held open by other agents that are doing it for you. Maybe you've got two junior agents that are willing to come in. That may take a couple years to build out, but if you want to build it out, let's get to work on it.
