Speaker outlines the team’s operational plan for the next year focused on optimizing lead generation (especially "digital farming" via Facebook/YouTube and video/viral offers), improving buyer-side conversion with click-funnel experiences, increasing listing-side sales conversion and commissions, enforcing consistent transaction-fee collection (transition starting at the beginning of the year), and building a structured referral/repeat-business system. Emphasis is on increasing lead quality, doubling transaction-fee income, adding client value, and supporting agents.

This was an exercise we went through at the intensive. This is all that my team is working on next year. The power of optimization. So looking at our existing lead sources, focusing a little bit on some different lead sources. Digital farming is going to be big for us. You know, just using the power of mostly Facebook and YouTube to get traffic to build, have sort of have direct offers in Facebook, video offers, working with viral marketing on most of this. So increasing our leads and driving more traffic and higher quality traffic. And then on the buyer side, not even really sort of taking a step back from our buyer business. We get so many yard sign calls and so many Internet registrations, but neither of them are actually leads. So neither of them are actually leads. So I'm going to be working on. And that's where I mentioned the click funnels. We're working on really converting those into actual leads. What can we do to take someone who doesn't want to talk to somebody to get the price of a home and they really don't want to have someone call them after they register on the site? How can we give them an experience and education and content to have them truly raise their hand and want to be contacted by us? So that's the next push on the buyer side and the listing side. It's a lot of digital farming focus. And then we're looking at, on our in person and on the phone in terms of our sales conversion, ripping apart everything we do, ripping it apart right now. And there is no, I mean, what we do works really well. So I don't want you to think that it doesn't work well, but getting even better at what we do and then our actual sales conversion. So the in person, you know, getting more clients, having more people sign listing agreements and buyer agreements, getting more money. We're doing some things there to offer more services to increase our commissions on the listing side, helping our agents get more transaction fees. I was a little bit farther down the path with my team in terms of transaction fees. If I had to do it over again, there would be no, you know, every fee is collected every time. But it's not the way we had it set up. But we're switching over to that starting the first of the year. And so that will be a doubling of fees into our business, which will give us more money to add more value to our clients and serve that whole virtual cycle that we talked about at the event this year. Transaction fees after agents. So I do pay my agents on our transaction fees. And this year it's been $148,000 to the company, you know, which helps pay for, you know, some marketing chunks and, you know, a few people. So it's significant income. But just giving our agents a more, I don't want to say, concrete value proposition on the listing side to help them get better. Get better listing commissions and then just adding more value. This goes to the referral system that we talked about. We're putting together that structured sphere of influence, the business mastermind. Add more value, follow up, give more, and then ultimately get more. So a repeat referral business, that is all we're focusing on next year.
