The Two-Step STRATEGY For Real Estate Agents To Scale Past 500K+ GCI

Lars Hedenborg shows real estate agents how to scale from $200-250K to $500K+ GCI by hiring an admin first, then a junior agent to handle showings while the lead agent focuses on pricing, comps, and offers. The shift trades short-term income for long-term leverage.

At some point, you have to make the decision if showing homes 45 minutes away from your home is worth your time. This isn't for everybody. And there's a. There's an income gap that exists for some people. So if you are looking to go from 200, 250 GCI to 500,000 GCI, that's stage two to stage three, you will have to give up showing homes because at 50 deals or 60 deals to get to 500k, you're probably still going to have 30 buyers. And there's no way you can go from working with 15 to 30 buyers anyway. So that's like that beginning with the end in mind and having a plan in place that requires you to make the decision that might hurt in the near term, but ultimately it's going to fulfill your vision of doubling your business and doubling your business. You want to get to a million, ultimately, gci, bring a junior agent in place that's sucking wind, that needs some hourly work that would be massively blessed by working under you and getting some training. Because they're probably on their way out of real estate right now and they're probably fine with people. They're probably not a good salesperson and they can service your clients. You could still convert the person. You could even meet them 22 minutes away. Just bring your showing agent with you and say, hey, you are in luck. We presented our showing agents as a concierge service. This agent knows inventory better than any agent. They've looked at 75 homes this month already. Talk to any other agent, they have not seen 75 homes. Right. So this, this agent's probably seen some of the homes you're going to go look at. So you're, you're really in good hands. And then when it comes time to putting the comps together and writing an offer, that's when I come back in. I promise you, Debbie, I do not need to see the 12 homes you're not going to buy. I've been doing this long enough. If you're between two, I mean, we'll definitely go out and see those two. And if there's issues with anything, like you're going to be overserved with this model rather than underserved. Most agents try to do everything and we don't do that here. My first hire, and I recommend everyone's first hire, is like a really good admin that takes all the admin stuff off your plate. The next close second is to get a junior agent that comes in that can hang with people. Maybe they've had some sort of professional background. So they're. You're not going to let your people go to somebody who's not succeeding at anything in life, which I've made that mistake before. But make sure you make sure you're just constantly seeking leverage in the business and you can work less and make more money.
