Unveiling the 2017 Business Tracker!

A real estate business tracker that pulls transaction and appointment data into dashboards showing deals by month, marketing ROI, and agent performance. Zillow generated 28 deals with a 6:1 return. The tool forecasts cash flow 30 to 120 days out.
What's up? Real estate, B school, community. I just got done with our Monday training call and I unveiled a business tracker. This is the third, probably fourth, fifth iteration of a tracker that probably was born three years ago through an effort of a client of mine bartered for him to build this tracker for real estate. B, school, Kirby Screw Rot had a the next stab at it, adding a hole appointment set met module to it. And then I put in the full set met sign, written, closed and financial elements to this tracker. So I'm going to run through it real quick. You can't get a copy of it, unfortunately, but I want to give you the idea or give you an idea of what you should be tracking in your business. If you are at the point where you are like, holy cow, I need tracking, I don't know how to do it. Make sure you hit the help button at the bottom of this to schedule a strategy session. Only if you're serious about building a real real estate company. So the tracker is bad to the bone. Everything on this page here I'm going to scroll through. It is data that is crunched a million different ways just by putting in your transactions and your appointments. So you have written deals by month, buyer, seller, average price point, units, volume, your projections. So you're tracking accumulated projections, total listing side, buyer side, your closed and pending. So you can see when the cash is coming in. Your 2015 through 2016, your P and L statement right there in the dashboard. So you know the kind of money you're making. You track your gross margins. Where are we are your targeted marketing roi. So just with the click of a button you can go, huh, Let me track Zillow. Okay, 28 deals from Zillow, 91 appointments set, 74 appointments met, 33 appointments side and we did 28 sides, 179, we spent 78, we did a 6 to 1 return on Zillow. It is super cool and bad to the bone. Love it. Then we've got a larger marketing ROI track section. Then we do appointment summary. So the key in real estate is you gotta know what appointments you're setting, what appointments you're meeting, what appointments you're signing. So for all of our listing appointments we know, set, met, signed and written by month. So you can see January, we set 38, we met 31. We only signed 11, which is horrific, but we wrote 13 based on prior deals for the year. Overall, we set 365. We met 351, we signed 198 and we, we have written 182 as of the time of this recording. We can also slice it different ways by showing appointment type. We've got our leaderboard for agents. We even have a scoreboard for months. So with a drop down you can change the numbers here, put that on a screen. All the financials you could ever want for the total business here in column D and all of your agents as well. And then you've got a bunch of other data sources. Then the coolest part here is that you have team scorecards weekly and a weekly analysis of what's going on in your business. Right. So on the buy side, we track everything set, met, signed from the team and agent and written close. Same thing on the listing side. Set, met, signed, written, close. Whether team or agent set the new clients that are brought in the door. Buyer volume and seller volume, volume, close, volume, written gross margin. Written gross margin, closed. Even a weekly P and L looking back and a weekly real revenue forecast. So we forecast gross margin going forward. So I know in the next 30, 60, 90, 120 days how much cash is coming in. Then we have our agent scorecards. We track set, met, signed, written, close, agent, income, buyer side of the business, listing side of the business. And then we have a full financial statement that you keep updated. Super simple, about 10, 15 minutes a month from financials sales input is probably about a couple minutes per transactions appointment. Again, a couple minutes to enter an appointment. If your marketing put and really slick tool, it'll change the way you run your business. If any of this sounds like you are either like just jazzed by looking at this or you're like holy cow. I don't know what that is, but I know I probably need it. This is the one tool. If I had this six, seven, eight years ago when I started in this business, I'd have, not even joking, at least a million dollars more cash in the bank. And I would have gotten to this point way sooner in my, in my trajectory. So I would have cut years off and just saved a ton of money at a time over those years. So if you are into this and you want to grow business, a real business, build a team, leverage through systems and empower people and you want to increase, systematically increase your time away from the office and cash in the bank. Make sure you schedule a strategy session. There's no cost or obligation, but make sure you're legitimately wanting to grow a business. We'll talk to you then. Bye bye.
