Use This Essential Tool to Predict Future Business

Track five core metrics each week on a rolling 13-week scorecard: leads set, met, signed, written, and closed. Report every Tuesday in a team meeting. This simple tracker predicts business health and keeps everyone accountable, whether you manage in person or remotely.
All right, so your ability to predict. So this is our. Who is using the team scorecard in here. That is so bad. Who, who's not using it? I'm telling you, even if you do it manually, I know a lot of you are having trouble with the business tracker. The team scorecard in there you have to start using. You can use the Google Sheets version of it because it's not very complicated. But you've got to be able to log a 13 week rolling in the 12. And it's just leads set, met sign written close on the buy side, lead set, meth sign written close and listing side on a weekly basis. We do Monday through Sunday and we report on Tuesday. We're having our meeting on Tuesday and it's just 13 week look back. You're always adding a fresh week of data and you have goals in there. Everyone has to commit to use that one simple tool and it could be just that, manually. So for this business, for coaching, we have a scorecard and we just, we have different sources where we get to pull all the information, totally different metrics that we track and we just put them in manually every week and then we just copy it over one week. And so the 13, the 13 weeks ago that drops off and a fresh week comes in every week. And so we're looking at the most important metrics in our business every week. If I'm going to ask this question again at the next intensive and if you raise your hand that you're not doing it, you will be just dismissed. So you can. I'm asking early in the intensive only because I wish I had that tool years ago because it's such a simple way. The concept of that one tool is that you could run your business by sitting on a beach. And every week if you get that scorecard, you'll just have a snapshot of where your business is. And if there's, if there's health in your business and there could be different numbers, maybe you want to capture different numbers but you, you set the categories. What's important in your business. Maybe it's volume of listings that you took that week or there could be different things on it. We kept it very simple, just numbers, you know, lead set, met sign, written close, numbers of homes. And we know what we need to hit and we have averages for the past 13 weeks if we're trending the right way or not. So everyone's committing to do that. Raise your hand if you're committing to do that. I'm just saying if you're not Using the tracker. The tracker takes care of itself. Right? They're setting an appointment. They're filling out a yellow sheet, and you know about it. And you track that appointment down and you track down the life of that appointment. If they actually met them, if they actually signed them, if it turned into a written contract, and if it closed. If you're using the business tracker, you're square. You just gotta figure out a way to get that initial appointment in there. And then someone's gotta be relentless about finding out what happened with that appointment. Appointment. But if you're running a static version of it, you're just going to have to figure out. Sit down with your salespeople who has a yellow sheet this week where they set an appointment. All right? Six yellow sheets on the table. How many of those appointments, how many buyers did you actually meet? Let's look at our calendars. So it's a very practical conversation around the important things that have to happen in your business. Even if it's that archaic where there is no form and you're just looking people in the eye. Like, where's the loyalty agreement? There's six yellow sheets, four loyalty agreements. You know, it's not very complicated. I just think we over. But if you do that every week and you're just. You're relentless about it, what are they going to look for every week? They're going to look to set appointments, to meet them, to sign agreements, to write contracts, and to close homes. And it's just a very simple way to track your business. So it's obviously, I'm a numbers guy, so the numbers are easier for me, but it's really disheartening to see, like five people raise their hand for the team scorecard because I know how much of a game changer it is.
