Speaker argues that the core of real-estate lead success is your database and digital footprint, not chasing paid lead sources or funnels. They urge agents to prioritize high-quality, fully underwritten buyers ("AAA"), convert lower-tier prospects upward (A→AA→AAA), and disregard many common paid lead tactics. The talk is instructional, aimed at real estate professionals optimizing lead management and time allocation.
The database and your digital footprint. That's the entire game. That's 80% of the game that I want you to play and not look for. Like how do I get listing leads? Because then you're going to go into the interwebs and you're going to literally Google how do I get. Or ask ChatGPT or perplexity, like how do you get listing leads? And it's going to come up with a bunch of paid lead sources that don't work. And you're going to be running Facebook ads and someone's going to build out a funnel for you that doesn't work. And none of that stuff is working. Hopefully that's not too doom and gloom. Ginger has a question about hesitancy buyers. I would just rank your buyers as AAA and A instead of like the typical ABC in this kind of market they need to be triple A. They are fully pre approved and underwritten. Like you just need a property address and they 100% have to buy a home. Those are AAA buyers. So if you have 10 active buyers, quote unquote, go through them and how many actually have to buy, how many are triple A? That's where you focus your actual time. Double A are 14 to 30 days. They have to buy but still pre approved. They've got all their paperwork into the banks. Obviously at this point the buyer agency is signed and they don't have a contingency or they're not shopping for a home. And then your A's are probably people that would move if they, they have a home that they need to sell. So there's some baggage associated with them and then just work your A's into double A's into AAA's and then you've got your C's and B's that are just farther out.
