Single-speaker real estate advice arguing that sellers should list and sell their current home before buying another to become a stronger (contingency-free) buyer. The speaker advocates committing to sell even if it means short-term inconvenience (renting 12–24 months if needed), and tells agents to counsel unmotivated buyers that they cannot compete unless they remove sale contingencies.
We're working with buyers and they're not actually motivated and it's okay just to say, hey, listen, you can't compete in this market right now because you don't have this done. We need to do this and you need to be okay. Moving into a home without selling your home, or let's get your home on the market. When I sell this home, I'm 100% selling it. If I have no place to move, I will figure that out. It'll be inconvenient, but I'm not going to like pivot the whole thing on in this ideal situation that I can line up the closings perfectly and whatever. We're selling this home and if we can figure out to move into another home, that's great, but they're not going to be attached to each other. So you might have to have that conversation with the seller. We're at the peak of our market right now is at the end of the world. If you guys get into a rental for 12 to 24 months, that may have to be contemplated and then look at some rentals for them, but get their home sold so they actually turn into a AAA buyer or a double A buyer where they have no contingency.
