Get More Notary Jobs With Signing Services as a Notary Loan Signing Agent

In this live coaching session, notary public and mentor Mark Wills guides a group of aspiring loan signing agents—including participants Theresa, Wayne, and Dean—through the fundamentals of building a successful signing business. Mark emphasizes that success hinges more on mindset than technical skill, urging agents to cultivate patience, set ambitious goals, and treat client interactions like dating to create momentum. He clarifies common misconceptions, such as the belief that signing service databases charge fees, and outlines practical tactics for following up on notifications, handling multiple signings, and billing through signing services. Real‑world examples, like Dean’s breakthrough of eight closings in a week after persisting through “invisible growth,” illustrate the power of perseverance and system‑based work. Mark also stresses the importance of community support via the Facebook group and weekly live sessions, and provides concrete advice on goal‑setting, fee negotiations, and relationship‑building with signing services. The session blends mindset coaching, tactical marketing, and operational guidance to help notaries transition from novices to thriving loan signing agents.

Hope you're having an amazing day. If you're watching this, I want to say thank you because you were taking the time out of your day to get better. As a notary public, my name is Mark Wills. I'm a mentor to over 70,000 signing agents across this country. Every single Monday, I jump on to try to help notaries build their signing agent businesses. You do not need to be a loan signing system student. You just need to be a notary who has questions about their business. Maybe it's marketing, maybe it's interest rates, maybe it's an objection. Maybe you just started Whatever it is, I want to help you build a business for free. What's up?
Hi.
How are you?
It was, it was a challenge to join this. I'm not exactly Instagram savvy.
That's okay. But you are on so you know, tell everybody where you're from so we can have a conversation.
I live in Winter Park, Florida, which is next door Orlando. I joined two days ago. Yes, I did. That's why I was so frustrated.
Okay, so your brand spanking new. What's on your mind? What can I help you right now with?
Okay, I. Like I said, I just. I joined a couple of like a month and a half ago. As soon I got everything. My car broke down. I couldn't do anything. Yes, exactly. So in the meantime, I decided to do the loan signing agent idea through the nna. I got it. My. My question is, and I'm sorry, I have a lot of questions and I read you. You're thinking like you have to the answers in the.
That's right, that's right. Give me any big questions because you bought the course. Everything you want. No. Is in the course.
Trust me.
Yes, but what is it? What's. What's like really on your one thing?
Like you know, like a lot of people when they started struggle with money my every. Everywhere that I see, like to join their list or joining signing service, you have to pay. Do you have to pay for every single one of them?
You have to pay for zero. Like, no.
Yeah.
I don't know where you're getting that information. But remember that signing agent databases charge the signing service free to the notary. So there.
Okay.
There is no money being. So I don't know where. I'm glad I didn't know. It is free. Exactly.
Okay. Yeah. So no, I am hoping to learn more about that. I just. This is something that I could not find the answer to this anywhere.
Yeah.
And like is it free? Is not free. Should I Free.
Now, real quickly, real quickly, make sure you join all the resources you've paid for. There's a Florida Facebook community. There's a loan signing system community. My point is just ask questions in there.
I just. Okay, I wasn't. I wasn't. I'm not in all of them yet.
The two ones you need to be in is the loan signing system, six figure group, and then the Florida one. And you can always tag me. I'm working on a Monday. I'm there for you whenever you need. So when you said, I don't know where to get my questions answered, that's the answer to that statement. And so you paid for a Facebook group with my attention in it. All you got to do is tag me and I will answer so you don't ever feel like you're doing this by yourself. You have three ambassadors in Florida, one in South Florida, one in Tampa, one in Orlando. So make sure you're using these free resources. Okay? Get in the groups, get those resources, and let's get this party started.
Okay. Thank you. I was. I requested. I haven't been granted access yet, but I'm just. I know. I just wanted to take the time to ask. I had the opportunity. Opportunity. Thank you so much.
But this form is for you to ask questions. What I don't want you to do is wake wait every Monday to get those answered. That's my point. Okay, so make sure that you're in the Facebook group because that's where you get that in between touch points. Make sense?
Thank you.
All right, Anything. Let's get built. This guy.
Thank you so much.
All right, Theresa, good talking to you. What's up? How are you?
Okay. How are you?
Good to see you again.
Yes, yes. You know, I got my printer for the hundred bucks.
Yep, yep. Like you shared.
So it works. So what I wanted to ask you is I asked this on the loan signing Facebook group. So I got probably three or four notifications last week that I couldn't take working. So how does that algorithm work where, you know, I'm only available in the evenings and on the weekend? So will it have. And I've been responding to them all. I mean, I respond, I say no because I'm available in the evenings and on the weekends. So how does that work?
I'll tell you, the first thing I want to say, though, is this. You know, your job in this process is to ensure that you're present the entire time. So what I mean by that is, you know, instead of being discouraged that those four notifications Weren't for you how cool it is that you've never done a signing in your life and you got four notifications. My point is, a lot of people get discouraged about what didn't happen versus being encouraged about what did that coaching make sense. So I want the first thing you should have said when you got on here is like, mark, I got four signing notifications. How rad is that? But see, what you did is you went negative. And I'm like, that's why you have a coach. So my point is you can't do that because that's how you get discouraged. That's how you fizz a lot of things. A lot of people, they start workout programs like, oh my gosh, I'm not hitting my target versus I've actually lost three pounds. So business is all about mindset. So I want, next time you jump on, I want the first words to come out of your mouth is like, mark, I got my first notifications. How awesome is that? But you didn't come off like that. You went immediately to what wasn't going good versus focusing on what did. Is that coaching make sense?
Yeah.
I'm going to teach you what to do here. But business is 20% about skills, 80% about mindset. That makes sense. So be excited that you got four notifications when you've never been a signing agent in your life.
I actually was. They popped up and I went.
That excitement is going to create momentum. But when you. But, but, but, but when your brain goes to, oh, how come I didn't get the business? That's when you start fizzling out like this. Business is beautiful, Wayne, because you've never done a closing in your life.
No.
And you had four legitimate opportunities for business. Like that's what you need to be focusing on at the beginning. So, okay, so I got the mindset coaching out of the way. Here's the tactical stuff. Now it's just patience. You're remember what I teach you in the course. The reason you got those four notifications was because the veteran signing agents before you turn those down.
Yeah.
Newbies get the appointments the veterans say no to. So now you're just waiting for the veteran who can't do the 6 o'. Clock. It's just a patience game. You didn't do anything wrong. This is not a get rich quick scheme. This is a real business. So now you know it's real. So now you know I'm not lying to you, that there's opportunity. But you now you got to realize the second half of the business, the second half of the business is right now in your area. There are no veterans saying no to 6o'. Clocks. They're saying no to the 2o', clocks, but not the 6o'. Clock. There will be a time where that happens. Your job is to then take it. Create a relationship with the signing service. So now you get more of them. So now you're just fishing.
Yeah.
Okay. You're like you're lines in the, in the water. You're waiting for the fish to come. It's going to happen. But now it's just patience. This is not a get rich quick scheme. I never said that. That. But remember how the business works. That's the coaching. What do. Why do new notary public loan signing agents like you get notifications? What's the answer?
Because we're, we're signed up. And because the other ones, the more experienced ones aren't, Aren't taking them.
Okay. So you know, so you, when you build this over the next three to four weeks, you can't get discouraged. You just got to know how the business works. Eventually an experienced notary be like, that's too short of notice. Eventually they're going to be like, I already have the six o'. Clock. This is how the business works. I never said you're going to sign up and next week or get an appointment. What's going to happen is over the next three, four, six weeks, you will get that signing opportunity. Then it's your job to create a relationship, to get more. But yeah, girl, the system's working. It's perfect. Just be patient. You're not being patient. You started a workout program and you're expecting to lose 20 pounds in the first month. Does the analogy make sense?
My question is, so since I am, I guess it's good that I'm responding.
Yes.
And even though I'm saying I can't do it, I'm giving them an option as to when I can.
And you're letting the algorithm know you're. And you're also letting the algorithm know you're real.
Yeah.
Remember there's 300 notary public loan signing agents, notaries where you live, but they're not all active.
Yeah.
And so the algorithm filtering out, who do I not send signings to?
Yeah.
By simply responding.
Yeah.
So if you don't respond, the algorithms go, oh, she's not real. She's out of the business.
Yeah.
She had a notary eclipse, whatever it is. So you're doing this. Okay, Be patient. This is a real business. Your Job now is to remember you get opportunity. When the veterans say no. There's so much business that you already got four of those.
Yeah, I was thrilled. I was really thrilled that I now.
Was just being patient. When you're talking to your girlfriend or your husband, whoever you're like, now I'm just waiting for that one notary in town to say no to a 6:30. Yeah, I don't know when that's going to happen. Ideally it happens sooner than later, but power is when you know how things work. So now all you're waiting for is a notary thing. No, now remember, there's other options. Right now you're kind of playing the lottery. The other options are to call the signing services up and be like, hey, I'm in this part of town. Here's why you should give me a chance. So there's, remember there's, there's a way to build the business or rely on the algorithms. It's your call. That makes sense.
Yeah, done that. And I've, you know, I've, I've sent them emails whenever they knew they, they weren't or whatever. But I've also called so you know, I'm trying to do with the amount of time I have like only reach them in the evening.
Just be patient. Girl, girl. All the. The reason this business is easy to build is because most people don't have the patience muscle.
Yeah, that's.
I mean when you look at the students making a ton of money, they just outpatient the other people. That's really what it is.
Yeah.
And then just let the system do what it does. You will get more notifications. You will get one that's in the evening. But what happens is most people just give up after three weeks and then they're like, well, why didn't. Because you're trying to get rich quick. That's not this business. But if you let the system do what it does, it will work.
Okay, I am not gonna give up. I'm staying the course until it.
That's my girl.
It hits and starts building. I don't, I am pretty resilient. I don't let things defeat me. That's not who I am. So I just, My thing was to know, okay, am I on the right track with it? Even though I'm saying no.
Yes. I'm going to tell you some honest truth here. We have some students who don't even get their first notification for three weeks, let alone four in one week. So what that tells me you're in a busy area. That's what that tells me. So that's. You're getting so. Because. Because if you have four notifications during the day, there's not enough veteran signing agents to fill those.
Yeah.
So what that tells me is we need more full timers in your area. That's because there's a lack of that business. Right? I mean, lack of that. The employees doing the business. So get. Stay the course, girl. Okay.
All right.
I'll talk to you next week. Bye. Are you excited for Elaine? Like, she's getting the notifications. Are you kidding me? Brand new. Never did a signing in her life. The system works if you work the system. Be patient. Hi, Jodi.
I'm just listening. Really, I'm not.
You. You hit. Well, let's not listen. Let's have a conversation, girl. So where are you in your journey?
I am happy in my journey. I'm receiving notifications, accepting them, reaching my goals, and I'm just happy.
I'm very happy. Here's what I love. Okay? So I love that you're content. That makes me happy. But what I tell every student, I don't even know if you're a student or not. So just take the coaching. Is the moment you hit a goal, you got to set a bigger one.
Okay?
I don't know where your goal is. When you hit it, you got to set a bigger one. Now, let me give you a little bit of. Let me give you a little mindset coaching here, okay? The reason we set small goals is because we don't believe we can reach big ones. Let that sit for a moment. True.
That's true.
You know, so I'm glad that resonated. So if you're setting goals, you're hitting. I'm telling you, you're not. You're not setting them big enough. You should be scared. I mean, let me let this sit in, okay? Let this sink in. You should be scared of hitting goals you can obtain. It is. It's better to hit goals you can't reach. Because, look, if your goal is to do five signings a month, whatever it is, and you're like, oh, my gosh, I want to do 20, and you hit seven, you still did more than five, right? That's why you got to strive bigger. We set small goals because we don't believe we can hit big ones. So it's. If you're hitting your goals, I would coach one that set big ones. Now, why do I like big goals? Are you ready? It's not because some whimsical like, oh, my Gosh, Mark, you know you got to dream big. That's not what it is. The bigger the goals, the bigger the actions.
Okay.
In that land. So if you're like, look, if I got it, if I want to do 10 a week, and you start putting in the actions to do 10 a week, you might hit seven, which is better than the goal of three. But if you hit a goal of three, then you only do actions to hit a goal of three. Does that make sense?
Yeah.
What I want you to do is do the actions of a massive goal so you get more money than the goal you're setting because you're scared to make big goals. True. Okay.
Yes.
I'm just going to leave you with that girl. It is time to make bigger goals. So let's go.
Thanks, Mark. Thanks.
All right, I'll talk to you next time. Bye. I hope that landed for everybody. So hear me crystal clear. We set small goals because we're scared of failure, of not hitting the bigger ones. We're like, oh, my gosh, if I don't hit a big goal, I'm a failure. That's not what you should be thinking. You set a big goal so you have big actions. Big actions creates the revenue that you want. So stop being scared to set big goals. That's what unsuccessful people do big time. People set big goals, big actions, and they make the money they dream of. Let's go. Let me get my man Dean on here. Oh, my God. Dean, I miss you, bro. How are you? I miss you. You know what? So here's what happens in my. In my coaching career is I get students who are all in. I hear from them for like four or five straight months, and they don't. And I'll hear from again because they're building businesses that have been built. So, Dean, I'm hoping something's going right.
Brother did eight closings last week.
Can we get a fire emoji in the comments? My man Dean did eight closings right now. If it's okay with you, Dean, I'd like to use you as an example. Positive one. Dean was one of my students where nothing was happening quick enough. Dean was one of my students where he was questioning if everything was working. Dean was one of my students who didn't really believe in what I called invisible growth, meaning you're growing, you just aren't seeing it. But what I love about you, Dean. So I say that to inspire everybody. Dean. Of just sticking with it and realizing that your work is growing even if you don't see it. Because, Dean, I remember the emails and the Facebook messages like, man, Mark, it's not working. This isn't going the way I want it. And now we did eight closings in a week. So I mean, what I. So thank you for allowing me to share your story because I hope that inspires other people watching where it's not happening fast enough, it's not going quick enough. Dean is also in an attorney state, by the way, and he's doing eight clothings a week. So you're just breaking down all these myths. And I'm proud of you, bro. I'm proud of you for sticking with it and proud of you for even though. So here's why I'm gonna give you a lot of credit for. Then we'll go into conversation. Is what I love about Dean is even though he was discouraged, he always was still working. So he was even like, well, Mark, what if? What if? But he was still turning those feet to get the results he's having now. So I just want to say I'm proud of you, man. Thank you for letting me share this with the community watching, but you are a testament of just perseverance, resilience, and trusting the system. And more importantly, working the system. So enough from me. Talk to me, brother.
I have a question for you. One of my closings this past week, I was on an assignment from a signing service, and the signer had two other signings that he wanted me to serve as the notary for. I questioned whether or not I should really do that because the purpose for me being there was for the signing service and the dedication is to the signing service, not taking business away from them. Whereas those two things would have actually gone through the signing service. So I declined to do them. Is that the right thing to do?
No. So next time be like, oh, my gosh, can you just send an email to the signing service requesting me? Okay.
But he signed today or that day is he needed it that day to close.
I would have still done the same thing. So I just be like, and by the way, if you really want to be in, really want to be a friend of the ss, be like, hey, I just did two signings for new clients. Can we bill it through you?
I didn't do it because I am best friends with the signing service. And so that's why I said, I can't do it that way.
I know, but what? But here's where you become even better best friends. It's like, hey, they need two minute last signing appointments. I did it. But I Want the invoice. I want you to bill it. So I will just get my normal fee and you get your normal cut. Now they're like, oh my gosh, Gene, thank you. Because you just made more revenue for the signing service in real time. Does that coaching makes so if I ever did it. So I own a signing service, as you know. And one of my notary public loan signing agents were like, hey, Mark, they got a referral, but I want you to bill it through sign my company. Sign here Inc. And I was like, you're my person forever. Because now I just made more money and they didn't want more money. Now I really felt like they're a partner with me. Right. So you could have just really sunk your teeth into the partnership by being like, hey, I did two extra signings, but hey, I want you to bill it. I'm the.
I'm the. The preferred notary in Charlotte for this particular signing.
But no, no, my coaching is that's what you would say, like, hey, I did two signings, but I want you to bill it. Right. So then I just want my normal cut, get my normal fee, you take the rest. That's you working in unison right there. Does that make sense?
That makes sense.
Cool. That's what I. But I mean, honestly, I. What I love about you is you're chasing the friendship, the relationship, not the money. So if there was a default decision of not taking it, that was the right call. But the next time what I want you to do is like, oh, I'll take it. But then bill it through the ss. There's no love lost. In fact, you just made the SS $100 or whatever the money was. Right? That makes sense. So cool. All right, man. Good question. Did I answer that okay? You did.
You did.
I am proud of you. Thanks, my brother. Keep crushing, man. Man, Dean is like, honestly, Dean, I am so proud of him because he pushed through the discouragement. He had the voices. But he didn't give up. And now he did. Eight closings in one week. Are you kidding me? Let's go. Hey there.
Yes. How you doing, Mark?
How are you doing? I'm good. How's your memorial day?
Oh my God. I've been sleep all day.
It's vacay. Take your time. Self care is the most important care. In fact, I'm doing this short today, but I don't want to leave any of you you hanging. So talk to me. T. What's up? Where are you in the business?
Real quick question. I'm doing. I'm doing. I'm doing well in business. I kind of slowed down a little bit because I was moving a lot. Life has been like. So now I'm back in the game. So I moved and I closed on my house and I let the people who did my. The attorney's office know that I'm a notary. They called me. Well, I let them know. And I followed up twice. And then the manager text emailed me and said, hey, business is about to be picking up. We're looking to hire somebody occasionally. And I heard you, I heard you talk last week to somebody to tell them. They asked me what do I charge? And you told somebody to say, I'm happy to charge with whatever you charge your current notaries.
Beautiful.
I did it.
Okay?
I did it. I said I gave her my fee structure, which I'm regretting that I did that now since I'm talking to you. But I think it was a fair one. Yeah, a fair fee structure.
Let me just. Let me just say there is no right or wrong way. Let me just make sure. So there's. You did not do something wrong. My suggestion is let them set the market rate for you and then work up from there. Because what I don't want anybody doing is losing business because you went high, higher than their market rate. But there is nothing wrong with what you did as well. I'll make sure I coach you on that. Whether you give this fee sheet up front or you do what I teach, which is I'll charge whatever your current. There's no wrong or right. Okay? So don't, don't beat yourself up. That. But what I really want to say real quickly before we continue is I love what you just shared with everybody. I followed up two times. And that's what, that's what people do. You know what I mean? Like, you took the onus of following up, letting know that you're open for business and look what happened after the second time. You got that back. Too many students don't do that. That's why I wanna make sure that I'm using you as a positive example here. So. Okay, so where they get. You gave them the fee sheet. Where are you at?
So I guess it was late Friday when I responded. So I guess it's Memorial Day and I'll hear back from them, hopefully tomorrow.
Yeah, nothing to worry about.
I'll be on vacation until June 10th and I'll be available after that.
Yeah, you're perfect. Now here's what I will say though, okay? There is a little bit of A relationship starting, right? You guys just, like, went on your first blind date. Okay, so let's use this to an analogy of dating. You have a good. You know, you just got somebody's phone number. They got your phone number. Right? There's a little bit of energy there. What would you do when it, like a dating situation?
Follow back up once I come back from vacation, may stop by, actually stop by once I come back from vacation.
That's my point to your job. Now, my best analogy is real life dating another human. Like, if your first date goes on, or like you've got a text from that person you wanted to text from, you would like, kind of go in heavier, right? You wouldn't wait for them to make the next move, would you? You'd kind of go, okay, I know you're into me a little bit. Let me show you that I'm into you. Right. But my point is business is the same way. Okay, so your job now is that cool? I know they're interested in me in some level, so I should probably go in face to face, do something, say, what's up? High five them. Your job is to really create the momentum here.
Okay.
And not, let's see what happens. Too many times as students let that client create the momentum. And then they email me. Well, Mark, they emailed me but never emailed me back. And I'm like, well, did you go in and say, what's up? No. Well, then why are you putting the pressure on them to create the relationship? Does that coaching make sense?
Yes.
So the moment you get back. And by the way, it's not going in there to, like, sell anything. It's just going in there as a high five of how was your Memorial Day weekend? And bags will let you know I'm here to serve you high five deuces. Like, you don't need to go back in selling this massive sales pitch. Right, right. And I think a lot of students feel a little bit weird. I'm like, no, if you're dating somebody and they already got to know you day one, the second date, you're not reselling yourself. You're building a relationship now.
Okay?
Don't go back in there trying all guns ablaze. And like, you know, all the sales pitches be tip. You know, just be you.
One last question. I know you gotta go, yeah, yeah, I want to do the. I want to, like, be there notary. Like, yeah, kind of get out of. Because I am only flex. I only do it flex time. And then right around the corner. So would. How would I tell them, Hey, I want to. I want to sit. I want you to sit down. I know the documents. I, you know, I'm. I know them, but I want to make sure I do things the way you do. Yeah, I heard you say that before, too.
But how so when you go back in, hey, I'd love to remark signing with you. So you know how I'm going to treat your clients at closing. So if you want to see how I go through the loan documents, I would. That sounds good to you? Like, let me know. Give them as an option. It's a great idea.
Okay. Tell them that I would like for them to see me go through the.
