In 2019, I decided that I was going to start networking because I wanted to go direct. And I knew that I needed a method to make that warm connection because I didn't want to have that uncomfortable conversation. So I thought maybe networking is the way to go. Most of the time, I get my referrals to title from loan officers. Now, when you have a loan officer you're talking to, they choose the title company for each and every transaction, correct? So they may have 5, 10, 20 title companies in their pocket. So if I market to a loan officer, I'm potentially marketing to 5, 10, 20 title offices at the same time. A very efficient way to market. When I'm talking to my loan officer, she talks to titles and says, I'm choosing you for title, and I want Laura to be my closer. So she is contacting me for the first time. And it's a warm introduction. You're not walking into a title office cold. You have that warm introduction. So it's a very easy transition. And I'm speaking with this escrow officer several times throughout the process of my closing. I'll email back and I'll give them all my information. It might be I pick up the phone and call them, but really it's a natural thing because the loan officer, they have the relationship with the escrow officer, they work together. It is the simplest way to get business.
