Back with another Notary hacks Mobile office edition with loan signing system student six figure notary public loan signing agent and US Veteran signing agent, Steve. How you doing, man? Pretty good.
How about yourself?
So good. First and foremost, thank you for your service, brother. You were telling me before the cameras were rolling, you got inspired by Connor. Connor was the very first LSS student to share his mobile office. But this is like Connor's Mobile Office 2.0, a mixture of Derek Van Otten's van and a Hyundai. I mean, this is incredible. You were in the Marines and now you're a six figure notary public loan signing agent with hands down, one of the best mobile offices I have ever seen. So are you guys ready for mobile office 2.0? Let's get her started. It looks like there is nothing in this trunk. But watch what you see after I lift this bad boy up. Look at that. So Steve's gonna go over exactly what it is that was bought and you put it together. All the links to everything in here will be in the description below. So don't worry about that, just worry about learning how to put this together. He's going to do that right now. So, Steve, let's walk everybody through how this comes together and what gets connected to what. So somebody can put it together in their car if need be. With the help of this and other YouTube videos.
Yeah. So what I wanted to do was be able to secure the batteries to the actual vehicle itself. So this contraption here, they use it in off roading whenever they add a second battery to the actual cars themselves, whether it be a truck or whatever. So this is bolted to the actual frame of the vehicle, but it holds these batteries very securely to the actual vehicle.
So he's utilizing things they use in the off road world into his mobile office. Because when you're an off road or overlander, you sometimes need four or five batteries, but then you're going off road on all these bumps. So how do they secure the batteries? Well, with these clamps right here. So I love how these mobile office notary hacks are really taking people's expertise and putting it into theirs. If you remember Chris from San Diego, he was a big camper, so a lot of his hacks came from camping. So a lot of Steven's hacks comes from off roading and overlanding. And really now this is how you really should be mounting your batteries into your car via these mounting brackets that are in the list below.
There's no need to reinvent the wheel. Something is out there. For what you need.
I love that. And that's why these notary hacks are so great. Because unless you're an off roader, you don't know that exists.
Then the second thing is, how am I going to connect safely these two batteries? So another thing for off roading or high powered sound systems is they use these multiple connectors so that way you can connect these two batteries together. So you just connect them. I know it looks complex, but it really isn't. There's a lot of videos on, on YouTube on how to set up your battery systems in parallel.
So I really think this is the first hack on how to really make sure this is safely established to your car. And I think this is the second hack here. And that's how you get multiple outlets.
And that battery on the left gets plugged in directly to the actual inverter. And then that first battery gets wired directly into this secondary battery here. So like you said, red to red, black to black. And then the whole system itself is run through the shunt right up there, which is linked to the battery monitoring.
So this right here, this is the shunt, I believe he called it. This is again red to red. See how the red line goes all the way to the red here and then the black goes all the way to the black. So this is what monitors the battery up front, which we'll show you in a moment. But again, it looks complicated, but it really isn't. See these two things here? One literally goes inside here and connects up there. And then see the black? It also has two. So one's going directly into the inverter, another one is going to the second battery. So it really isn't that complicated when you really kind of break it down. Let's talk about the cooling fan and how you set that up.
So the cooling fan comes from home entertainment systems just to cool off, you know, fancy stereo systems. And it comes with a thermometer. I wanted a thermometer to be able to keep the cool, the system cool since it's going to be under the actual matting for the car. So it's a thermometer, cooling fan and then temperature gauge that you can set it to whatever degrees you think is appropriate for your system.
So the thermometer here is actually connected via this usb. Excuse me. And then the power cord is just plugged right into the inverter. You have USB that controls this, powers this and controls it. And then you have the cord that goes directly into here. And then. And again, he used this. That was from the actual car itself. So he really did a good job of repurposing and he used the words that Steve's been using the whole time. It's why do I need to reinvent the wheel? He's just taken from a few different industries and turned it into a mobile office. That's why I keep calling this Connor 2.0. Because, you know, Connor's video is four years old now. But this is a really more modern way of doing what Connor taught four years ago. So what an incredible back setup. Steve, have we missed anything on the back set before? We kind of continue moving forward.
Just the actual batteries themselves. These are high output batteries, like I said, deep cycle specifically made to be able to be recharged and recharged and recharged 100 times.
So I have a quick question on that. So are you pulling these out to recharge them every night? Are you bringing the chargers in and connecting them here?
I don't, I pull them out, but every two weeks, three weeks.
Oh, so you're only doing it twice a month? Basically, if that. Oh, God. And again, that's kind of the benefit of having two. You only have one. You almost got to redo it once a week, every four or five days.
I just wanted a system that I didn't have to maintain so often because that takes time.
I think the best part, like if you were blown away by this, wait till you see what he's turned his Hyundai into. So let's talk about that next. Okay, so you thought the bag was awesome. Let's check out how he actually built out his four door Hyundai into the best mobile office arguably that I've seen yet. So look, come around here. The best part is, have you noticed or do you notice there is no front seat? My man took out the front seat and replaced it with a desk that comes out, which we're going to show you in a moment, and the printer. So as you can see here, he's designed this to where this is his office seat. So he sits here, prints dock here and then he has a scanner to the left. Now real quick, let's make sure you can see my hand is this here is connects to that battery in the back. So this is how Steve knows how much juice is inside that battery at all times. And so he knows if he needs to bring it inside. Like he said shared earlier, it's about once every two weeks he's replacing the batteries to go in and recharge. You can see how the front seat, this thing slides on rails. This is absolutely incredible. Really break this down. Let's talk about this amazing contraption here.
This right here actually slides back. And then I use this extra board to be able to serve as a desk for either me when I'm prepping docks or a client Whenever there's inclement weather and I need them to sign somewhere and it's raining and Starbucks are full, so they sit back there. The frame itself, I was inspired by those old CD players, and I'm gonna date myself, I guess, a little bit. But those old CD players that were on two platforms with springs on them to stabilize the CD so it wouldn't skip. And I built the prototype, and then I took it to a fabricator and I asked him, I gave him my vision, and I went to Home Depot. I got the rails that extend. Those are made for drawers. But I got them because I wanted him to weld it to the actual platform itself. And then two to three days later, he gave me this, and I'm very happy with it.
Talk about that more. What is a fabricator? What did you google to help them if they want to try to do this where they live?
Yeah, Well, I just googled aluminum fabricator. And like I said, I took them the dimensions of the actual printer. I took them the dimensions that I want the platform to be, and then I just took it.
Now, let's talk about this other contraption that we see here.
It's basically what you guys would see in cop cars. They have what holds their laptops.
Where did you buy that from?
Amazon?
So literally, he just lifted up this railing, put the fabricator, put this little connector piece. So this literally connects with that bolt here. How much did it cost you to get the fabrication done and get the car seat out and rebuild? What did all that cost you?
The actual fabrication cost $800. And then the laptop holder costs like $115. So it's. It's definitely pretty pricey. But you got to think about how more efficient you can be. It's. It's all about time, right? And seconds equal minutes. Minutes equals hours. So if you can just squeeze in one more signing a day, that's an extra $150, $200. So if I can print while on the move, as opposed to having a printer in my trunk and then having to go to the trunk or in the back seat, then I could just print on the go.
But I also want to make a few caveat here. Especially for new loan signing system students, you're looking at a six figure notary Public loan signing agent. You don't need to do this right out of the gate. I share this to maybe get a few hacks to build out yours, but you don't listen. You only go out and drop a $1,500 on this unbelievable setup. Also talking through that, that you didn't start off like this.
No, not at all.
We're gonna go through it even more detail, but as we start adding up the cost, you're like, wow, this is expensive. Yeah, he's a six figure notary public loan signing agent, so he can afford it. But if you're a brand new notary public loan signing agent, just get inspired by this. Don't feel like you gotta copy it and look at some of the other videos of other mobile offices, but let's keep it going through this. So now we're looking at the scanner. Steve, I see that scanner sitting on something. What is that platform? Where did you buy it?
I bought it at Best Buy and It was like 15 bucks and I just needed something that leveled out the scanner itself. That way it won't. The papers won't come out at an angle.
What I love about what you've created here is that looks like just a laptop monitor stand. It is. So you're taking normal things for other uses and making it like everything is just kind of repurposed. Repurposed is a good word. So again, that's an Epson scanner, which I love Epson and brother what I recommend. But you just took a laptop thing, put it on there, one side's hanging off to create a level. Like really, you don't need to overthink it at all. So let's go in the front here and let's show everybody what it looks like to print out docs. So tell people what we're looking at right now looks like a router. And then we have something else has digital readings. What do those do and how does that benefit you?
Yeah, so in here I have a wireless router. And the reason why I wanted to get that was because I wanted a wireless connection to my laptop, my tablet, my phone, my printer, my scanner, as opposed to just having a whole bunch of cables that while driving and trying to figure it all out would just complicate things.
So I love that you actually put a router there as if it's a home office. But it really solves the problem of not having a ton of cords because we watch some other mobile offices notary hacks. You'll see cords running from here to there, but he Wanted to create it just like was an in home office. How are you connecting to Wi Fi?
So I'm using an Inseego Skybus 160. I got it at Verizon. And again, we got to think about cost, right? As a small business owner, a lot of your money goes into expenses, right? So you want to kind of keep those down. So at Verizon they give those out for free if you have a business, and then as long as you open up a line with them, it's free.
Oh, that's a good hack. I didn't know that. So you get the actual hotspot for free as long as you have, you pay for their hotspot service. What does that hotspot service cost you?
An additional 20 bucks on your phone. So it really was a no brainer. And the reason why I didn't. You can just go off of your phone, but it makes your phone really hot and then it kills your battery faster, right? So and you can't connect like your tablet to the phone and then the actual printer itself.
So you have the hotspot, the router connected to the hotspot, and then all the other electronics connected to the router itself. Perfect. Okay, got it. I knew where to go. And talk about those. What is this that I see with the digital readouts?
So that's also part of the battery monitoring system tied to the shunt that we talked about earlier. That tells me a little more specific information regarding the actual battery life. Because with those batteries, although they're very good, you shouldn't lower or use your batteries below a certain point in order just to extend the battery life.
I'm telling you, this is probably one of the best, most thorough mobile app easy it is to print docs once you've done everything that my man Steve has done. So Steve, take us through setup, right? And you walk in, you turn on your hotspot, go, all right, I get.
A signing, I accept it, and they send me docs, right, that confirm that I have docks. Then all I do is turn on my router here. And just real quick. The reason why I got this specific one is because if you go into areas with bad signal, you can actually have two different services playing at the same time. So if one is bad, it'll drop it and get to the next one.
What's really cool is the hot spot is the router. So that was free, by the way, and you get it for free if you pay the $20 a month. So the router is the hotspot. So he's not buying a hotspot and a second router. Does that make sense? So he walks in, he turns on the router, which is really the hot.
Spot, and then I just pull up the documents and just hit print.
I mean, it's literally that easy. How incredible. So everything looks so complicated. So it could be this easy. Literally gets in his front seat, hits the print button and bada boom. So Steve, thank you so much for showing us your amazing setup. So if you notice, when we were going through the front seat, he had a little file box. So we're gonna figure out what's in the file box and how come that makes his life a little easier. So Steve, why don't you tell everybody what's in there and just keep it as if you're literally driving down the road and what you do.
Alright. Well, sometimes when I don't pay attention to how much paper I have my printer, I run out of paper on while driving. So everything was made with a purpose. Right. So if I'm printing and I have to clip a set of papers, my clips are already ready, the folders are right there. If I run out of paper, the papers are all within arm's reach. If I run out of paper, I just reach back, I get whatever tray is empty and then just refill on the move.
What's the purpose of the folder?
Things they keep documents that I need, for example, like invoices for specific escrow companies, jurat attachments. Right. Acknowledgement attachments, stuff like that.
So what he has is file holders. And in the file holders he's organized with invoices, attachments for notary, jurats, notary acknowledgements, super organized. What else you have in those slots? It's just those two?
Yes.
Okay.
I also have masks. Just in case things get crazy. You need masks. I have this additional organizer.
Explain what that is and why the purpose of it.
So I have additional binder clips here for different sized files. And then I have some rubber bands, because some escrow companies require rubber bands around their packaging. I have some stickers that I put on some snacks. Anytime I go in and mark it, I just put my little face on there. That way they remember.
So smart.
And then a QR code that I attached to the donuts or whatever. So that way they see my face and they scan it and it takes them to my Instagram, Facebook, LinkedIn, Venmo, all that, the QR codes. And then I also have ink replacements for the actual notary stamps themselves. I have an additional sort. Quick Right. Basically fuses for my inverter in case they blow out. I have extra in here. So basically anything that I might need extra of that I don't regularly need, I just have it here in my oh no, I didn't plan accordingly box.
Oh, no, I didn't plan accordingly box. Anything else inside there? Inside the bigger. No, the bigger overall file box. Everything covered?
Yeah. I have a cup, it's a clean Starbucks cup that sometimes an escrow officer, whenever they're really, really nice to me or they gave me five signings in one day, I give them as a thank you. So I always have a thank you in my box just in case I need to spontaneously thank someone. I also have some. Some snacks because you need some snacks. Sometimes it's hard to pull over, get some food, you know, and you're just on a real tight time hack. And then I also keep a book. Sometimes you do have those 30 minutes that you just need to not think about signings, not think about clients, and just do you. And this does that for me.
Thank you so much, Steve, for breaking down what's in the file. Kent, I'm in your front seat, but it doesn't stop there. We can go to the back. He has so many more notary racks in the back of his car. Follow me. Because this is getting into the mindset of a six figure notary public loan signing agent, the first thing I want to discuss is this. It's always being ready to show gratitude. You know, you never know in that moment is like, oh my gosh, thank you for this. So if you already have something to show gratitude for, you don't need to run around and lose that moment running around three days later. Because if something happened in the moment, he's like, oh, I got something to show you gratitude with. Thought that was unbelievably smart. What I love too is this. Six figure notary public loan signing agents are always learning. They realize they're never the smartest person in the room. You could easily jump on YouTube and watch off roading videos in between appointments, but you don't. What you do is try to get smarter. So I don't want that loss on anybody because as amazing as these mobile notary hacks are, it really helps look inside the mindset of successful notary public loan signing agents. And speaking of that, what I love is this. And I hope everyone copies this. It's not only the unbelievable, handsome photo of my man Stevie, but the QR code. Because you can slap these on anything even after you Do a loan signing, and you put this. And you want to just give people more GW information, right? It's always being ready with something that the consumer can contact you with. You drop off docs, you just met a new Realtor. It's like, bam, bam, slap this on top of whatever, because it puts a name to the face, right? So you can have a QR code, but if you have a person next to you card. Oh, that's right. I met Steve the notary. You make it personal, but more importantly, you make a connection of like, oh, that's right. I love Steve. I got to learn more about him. So by putting these side by side, it gives this QR code context. This acts as a business card. I mean, this is so smart. And slapping this on anything is genius. And you can have this QR code go to anything you want to go to. A website, your Instagram, your LinkedIn page, a link tree showing all the different things.
And that's what it is, a link tree.
So smart, so easy, so genius. And that's why we call this Notary Hacks. So now we're gonna dive in the trunk because he has way more notary hacks in here. Why don't you take us through what we're looking at in the trunk?
Sure. I have a box of snacks again. Sometimes an escrow office has a lot of escrow officers in it, and they're all hungry, so it's nice to be able to have something to drop off. So. And a sticker goes on it, and a QR code goes on, and I just leave it. And they always see it when they go get a snack, and they hopefully associate me with something good.
And my guess is, Steve, as soon as you give that away, you're putting a new one in its place. So you're always prepared.
Yeah, Costco is great for that.
What an incredible episode, man. So let's go into this. What are we looking at? This specific one.
So this tote in the back is actually my shipping box, my shipping materials box. So I have all my FedEx stuff here. And then I have, you know, these go in with full packages or whatever, and then for letter size, and then I have the FedEx ones for the actual just letter size, small seller's package or whatnot. My ups, some more manila folders in case it's just single docks. But I also have stuff to clean. My scanner lens, some tape sometimes if they want you to seal the actual manila folder. I also do field inspections, so I have a laser measure and a Manual one just in case my batteries die. I also have a measuring wheel here for bigger stuff that I need to measure and then just to wrap up the mailing stuff, I have the labels that go on.
There's nothing worse than going to a FedEx stop and they're not having envelopes. There's nothing worse going to a UPS drop off and there's not having UPS envelopes. So what he has done is solve that problem by getting all these supplies, which are free by the way, and putting them back of his car, including where he put the package slips. He has everything in there from A to Z to make sure he doesn't waste time. What I also love is being a six figure notary public loan signing agent. He does field inspections. That is also taught by me. And complete notary mentorship. Being a notary public is amazing because you make money in different avenues. It's not just loan signings. There's a reason why you're so successful. It is taking your notary commission, utilizing it amazingly as a notary public loan signing agent, but taking your notary commission and doing a post seals that I also teach in complete notary mentorship. So you're always learning, right? You have books. It's not like I'm a notary public loan signing agent and I'm done learning. It's I'm a loan signing agent, make six figures. But if I have an extra hour, why am I not doing field inspections? Why am I not learning on all post deals? What an incredible day. There's one last thing that I noticed you have in here that we have not covered what is in the very back.
So a lot of the times you get those clients that don't have tables or their tables really messy or you're signing in a parking lot or there's two of them and you can't sign one in the back. I got this at Costco for 25 bucks and it's just a quick fold out and I'm ready to sign them wherever.
What I'm sensing here, it's all about the customer. It's all about the client.
My work is a reflection of me, but also a reflection of, for example, like Bill Zuniga, Bree, Connor, Alex, they all put a good word in for me and they say I trust his notary to give him the signing. Trust him as well. And I have to, you know, honor that.
More important than it's any signing service owner, it's any escrow officer 100 real estate agent. You realize that you are an extension of whoever you're serving. And like you said, you know that comes back in the form of referrals. So this entire mobile office. Yes. Does it make you more money? But ultimately it makes you a better notary which equals more money. And if you focus on the customer experience, your customer service is down to.
Their exact attention to detail.
Such a good thing. Frankly. I thread the marine in you. Yeah. And you thought we were done. We're not done because everyone always asks me man, what's inside the notary bag of a six figure notary public loan signing agent. By the way, first thing that I noticed, this is Toomey. Okay. This is a six figure. This is a six figure notary public loan signing agent bag right here from an outlet.
And my first slit I have a card holder so you never want to fall short in your cards. So have my cards. And then has a QR code as well.
That's that loan signing system logo.
And then I also have some post its because sometimes you need to put some notes on documents right. For something that was wrong or something that needs to be corrected or addressed with the client. So I also have some post its to be able to just leave. Sometimes you just put it into a Dropbox and you don't have time to actually get a face to face with the escrow officer. So you leave the note, attach it to the docs and that way you don't forget. And in here I have my stamps, two stamps. Sometimes the space that they give you is really small. So I got the small stamp and then the bigger stamp.
I hope everyone's taking notes and he's been a signing agent long enough to know you might sometimes get a little notorial verbiage squeeze on a letter size page and there's not room for a bigger notary stamp. And so what you have to do is you have to get a notary attachment and put on an attachment on that takes more time. So the way he makes sure he always has maximize the time which is money. Here's a big one and a small one. The post its notes. So good. You never know when you're like oh borrower didn't want to put this information on the. You know this is called the statement of information. You're writing out notes in real time. So I hope everyone's taking notes of this moment. So keep going.
A felt pen because sometimes the signature line is missing and escrow asks you to add a different signature line. So I have a felt pen. I also have a clear clipboard so I Can see where the line is in relation to the other line. So that way I just make my lines even black pens sometimes they use black pens and signings but it's very few. And my thumbprint, my modern journal which is really really good and I wouldn't try anything else. And I also have the rescission calendar. I also have our bible, the notary handbook folder with attachments, acknowledgments, jurats, copy certifications.
Let's jump in real quick. So two things. Six figure signing. How many years have you been a loan signing system student?
Two and a half.
Two and a half years. Still uses a notice right? To cancel calendar. Everybody should use one. And again speaking of taking your time, he has pre printed his name inside this so he doesn't need to do this at the appointment. Your attention to detail is unbelievable and your efficiency is another level and I had to point some of that out. I tell every student that you can't be a good notary public loan signing agent if you're not a good notary public. I always tell every student you got to know your notorial laws. The fact he has the notorial laws in his book shows you everything. Keep going.
A tablet. Sometimes it's just easier when you're on the go taking signings just to be able to accept them or view docs. I can also print directly from this to my printer sometimes also taking a picture of the client's IDs or EDOCs. And I also use this tablet when I do the field inspections to take pictures of the actual properties themselves. So it's better than just using the phone. And that's all that's in my notary bag.
And that's all we have for this episode of Notary X Mobile opposition with notary public loan signing agent. Steve. I hope you got a lot of value out of today. Speaking of value, remember you only really need a mobile office if you're crushing it. He's a six figure notary public loan signing agent. His first rendition was $40 I think you said. So you can always build this. I hope the tips and tricks help you build out your mobile office. It's a nice to have, not a need to have. And I don't know if I said enough bro, but honestly I'm so proud of notary public loan signing agent. You become notary public loan signing agent. You are. And thank you again for everything did today.
Well thank you for setting up a culture where it's a good network transitioning over from the Marine Corps. I was really looking for a network of support and brotherhood. And that's definitely what you've done with LSS and which is really important to me. You know, like you always say, we're all colleagues. We're not each other's competition. And that's the type of culture I want to be a part of. And once you actually get into your. Into your program, there's no other comparison with other programs out there. So thank you.
You're welcome, brother. And you added that community right now. And I always tell people the best buyer loan signing system is not me, it is the community. And it's community members like you who literally take it out of your day. This is a Thursday in the middle of your workday. And you said, mark, absolutely. I will take as much time as I need to help the community build out their mobile offices. So you're part of that brotherhood, that sisterhood, that community we call LSS Nation. So thank you so much for that. So, of course, if you have any questions about anything we cover today, we're going to have a list of everything that he bought to put together his mobile office.
