Packaging loan documents is, hands down the best way to get repeat business with escrow officers. You're probably wondering why, and it's because packaging is technically the escrow officer's job. So if you can do something that takes a task off the escrow officer plate, it will separate you from every other signing agent out there who simply walks in their loan documents and walks out of the escrow office. So let's get started, actually, how to use the cheat sheet for packaging. Remember, part one of the packaging system is make copies. So the way you read the cheat sheet is you start with the very far left column. The far left column tells you exactly what documents that need to be copied. Then you go to the far right column of the cheat sheet and that tells you how many copies to make of that specific document. I go through my pile, I get the closing instructions, how many copies. I go to the far right, I look total number of copies, and it says two. I go, put two in the, put that in the copy machine. I hit copy, I go two copies and I make copies. And so what we're going to do now is we take the copies that are on the copy machine and we're going to give them to either the title company, the escrow, or the lender using our cheat sheet. So without further ado, let's grab the copies from the copy machine. Lender's instructions. The lender's instructions, sometimes called closing instructions, are literally typed out instructions to the escrow and title companies from the lender on exactly how they want their loan closed. The borrower and the escrow officer usually sign these instructions acknowledging what's in the lender's instructions. Since it is the lender's instructions, it should make sense that the lender, with the original instructions back.
