INSANE D2D SILENCE CLOSE // Live Door Knocking

Austin Maser, a pest-control salesman and trainer, demonstrates the silence close technique on a live door knock with homeowners Rob and Susan. After pitching pest control, he stays silent after asking for the sale, watching the car hood and clouds while the prospect decides, and closes the deal. The video includes training tips on rapport-building and mirroring.

I'm going to have this sent over to you, okay? Like, you're going to get 2 emails. I'm sorry, I sent you another one, but this is the updated one for just 1 year. Just want to sign right there in that white box. 6 hours later. That was the gnarliest sale I have ever had. When it comes to silence.
Nasty.
So I was sitting there looking at the— I was like, dude, I'm just gonna roll with this because I like the awkward a little bit. I told you guys, you got to get used to the awkward. I was sitting there, I'm like, dude, I'm gonna outlast this guy. I was like, I could be here for 20 minutes. But I knew— did you guys hear him breathing? No. At one point he goes Ahh! And I was like— I looked down at the car hood, I was watching the reflection of the clouds just go. And that's how I was passing time. Guys, that was insane. I probably will never have a deal like that. In my life. Pleasure to meet you.
I'm doing well.
Been a good day. Happy the weather's doing better. What's a good email for you, Rob?
Lardass.
So Lardass, is that— that's actually a real email?
Yes.
Love it. Is that for like junk mail or something?
That's since high school.
So there you go, it works, right? Gets you emails. That's all we need. I'm gonna, I'm gonna email this all over to Lardass. For that first one though, you can either do debit or credit. Which do you prefer?
Oh, I want to talk it over with Katie first.
Forget So here's what we'll do. I mean, can I— can I look at the backyard real quick to see what we're looking at over here? My concern is the ticks, the fleas getting close to the home. All I need from you is a signature right there. Get you rolling for tomorrow. Sign right there in that white box. I'm going to have this sent over to you, okay? Like, you're going to get 2 emails. I'm sorry, I sent you another one, but this is the updated one for just 1 year. Just want to sign right there in that white box. 6 hours later. He's not gonna make it! He's gonna make it!
Do I have to enter the card information on your phone?
I'll let you do it on your side. Let's do that. As soon as you sign this, I'll send it over. Just sign right there. Happy we could help you, dude. Got any fun plans for the weekend?
No.
Just hanging out. Picture of me, that way you remember who I am. You want to be in it? 1, 2, 3. You ever text me, I'll remember who you are.
Now, the main issues that I've noticed so far is the ants.
They're bad out here. Where are you seeing them at? Door-to-door reps, when you're selling and you need a bottle of water or need to go to the bathroom, don't go to the gas station. Instead, ask a homeowner for a bottle of water. You need to be able to learn how to ask for things, and you need to learn how to buy things too. So if you can't even buy stuff that makes your own life better, uh, how are you expecting a homeowner to buy something for like $100 a month? Guess what also is $100 a month? My course. You need to hop on today. I show you how to sell to everybody, and you learn all the closes in every demographic with every single objection, and it's just $100 a month. So if you can't ask for a bottle of water or buy a training course, how the heck are you gonna expect to do well? In this job. Buy my course, stay on the doors, ask for bottles of water from homeowners, use bathrooms from homeowners, and stay on the doors. Time on doors is your best friend. And if you plug in my course, you're going to learn how to sell everybody. How did I not see this? I promise you, if I would have seen this, I would have talked to you about it already, because you know they're going to chew up your grass if you don't get them taken care of. So we, uh, we granulate for that. It's going to help out a ton. I'll quiz you before I leave. You ready? How much you paying today? How much after is it per month? How long is the agreement for?
12.
If you ever backed out before, what do we ask for?
Uh, $299.
High five. Stays locked in for life, brother. Hey, good to meet you, man.
Nice meeting you.
Yeah, dude, I don't think I'll ever forget you, man. That was cool to meet you. It was just, uh, yeah, I like the way you think about things. I could tell you were thinking, and that when you think—
I was trying to think of how the Well, financially, how things—
well, then once you sit—
it's going to be—
well, then once you sit there and think, it's like, oh, this makes total sense. It just sometimes you just need a second.
Like, doing it makes sense, but like I said, the financial end is— like I said, we're struggling a little bit right now.
God bless, brother. Have a good one. Norman, that might be the craziest. Dude, that was intense. It was like poker.
How long? Holy shit.
How long?
We're at 35 minutes right now, bro.
We had a nice 10 I was, I was watching. You guys hear me talk about silence today? What's something you took from it, though? I was going to say the silence. Silence. Sometimes silence is good after a close. After a close, it's good. It's like, yep, all I need from you is just to sign right there. Sign. I went over that with you. And then you just go silent. And a lot of times that silence after you ask for debit or credit or sign right here or what's a good phone number for you, that's what breaks people. That was silence on steroids. Like, there's literally nothing going on. There's— it was just silent. But the guy was sitting there thinking about it. And sometimes people need time to think. I just have never seen that in my life. Like, quite frankly, the craziest silent deal I've ever done. Silence. Okay. What do you notice? That you mirrored him super well even before the silence. When he came out, you like instantly matched his body. How you doing? I just didn't care. Yeah. Just doing bugs. Been a lot of ants. Like, you guys see that mirror right there? Good job catching that. How about you? I was going to say the same thing. Just like the last lady you had a lot of small talk with. Yeah, yeah, yeah.
Yeah, that much.
And so it was like you did a little bit to like build rapport, but you also just were like bugging them. Yeah, dude. Oh my gosh. I knew I was due after yesterday, guys.
Do you take entertainment in payment?
Let's just keep going. I mean, this is a huge W for me to be like, okay, we got some momentum going. There's, there's 2 sales here. You guys can see that these concepts, they work, right? So we'll just keep going. Okay, cool. Love it.
I have tripled my sales since learning from Mather Sales Training.
We do the bugs out here. We're about to be best friends. So— oh, did you really?
Yeah, we were house hunting in this area for quite a while and they just Do you like this one? Yeah, we do. This one needs some love. Yeah, but that's okay. Yeah, fixer-upper is good.
Yeah, fixer-uppers are good.
Yeah.
What's your name?
It's got good bones. Uh, my name is Susan.
Good to meet you. I'm Austin.
Nice to meet you.
12 seconds later. Brittany, right? Did I get your name? Oh my gosh, you're fired. Susan, as far as the bugs go, I'm assuming you guys have not gotten the pest control set up yet, correct? Correct. Okay, so I know that you're still seeing the ants. Yeah, I know that you're still seeing the ticks in the yard because those get bad. The fleas for the dogs, and then also the mice. When you guys do see the ants on the inside, where are you mainly dealing with them, Susan?
Actually, mostly our garage. The inside's pretty well sealed up. Our biggest issue is the ticks right now in the backyard are really, really bad.
Okay, ticks in the backyard. Basically what I'll do for the ticks, Susan, is I'll do a treatment 15 feet out in the yard with the granulation. Okay, that's going to flush out all the ants, all the spiders, all that. Um, and then lastly, I know you know how the wasps get out here. Yeah, yeah. If you don't treat the eaves, they actually can get inside the vents and then actually make their way in the attic.
Lovely. I hate that. Awesome.
We're about to be good friends. So, um, I basically, in a nutshell, Susan, I kill all that. If you see bugs in between my every 3-month treatments, call me, we'll come back out for free. And then last name, how do I spell it? Very good. And then a good phone number for you because we'll be— you'll be the one that we call every time before we come out.
Yeah, 208.
And what's a good email for you? That's the last thing, @gmail.com. So remember, um, is this the first time ever doing pest control then?
I'm assuming, um, I've had pest control when we lived back in Idaho, but nothing out here.
And This is 120, correct?
Yeah.
Okay, perfect. So I just want to make sure I have the address right because I know you don't want to go to a— there, that's my truck. So we're doing Rob's house.
Nice. So first home together.
Congratulations. How'd you guys meet?
On Tinder.
Hey, there we go.
No, that's good.
Why? I always ask people and they always act like kind of bashful about it. I'm like, that's fantastic. It's a great place to meet, right?
Because, well, yeah, that's not what Tinder is really for, but yeah.
Is Tinder— is it a hookup culture?
Yeah.
Well, I mean, it ended in a great thing, right?
They're all smiling.
They all know. They all know. No, no, no, no, no, no, no. Well, I never got on Tinder. It ended in a good thing. I was on Mutual back. Isn't that Mutual? They call it Mutual out in Utah. That's like the Mormon Tinder. And you know what? There is like a total hookup culture with Mutual. And it's like, oh, you met on Mutual. Whatever.
Tinder's the same way. My mom yelled at me for hours because I met my husband in the middle of the night. Night after not knowing him at all in like a random IHOP parking lot.
Thank goodness it turned out well.
Yeah, she was like, you're so lucky he didn't turn out to be like a serial killer and all of a sudden—
Duct tape, I need it for, uh, taping something. Yeah, you're fine.
I lived.
But I'm gonna have this all sent over to you. You said it was for the initials, correct?
Yes.
Okay, and then I'll just have you sign there in that white box saying I went over that with you. For that first one though, it'll just be that $149. We'll just do the outside. Would you rather do debit or credit for that first one?
Uh, 7.
Okay, cool. Do you have that memorized like my wife does? Yep. Well, that's why I'm out here working so hard for the online shopping. Susan, could you guys give me a welcome sheet please? When he's done there, I'm just gonna have him come right over here.
Thank you.
High five!
I will say you're a really good sales rep. I work at a tree company where we do sales with stuff like this. I don't have to go door to door like you do. Yeah, yeah, um, because my clients are like tree guys. Okay, um, but you're really good at sales.
Thank you. Well, that's why they had me come out with the guys.
Yeah, you're welcome.
I'll take a selfie with you that way you remember me. You ready? Okay, you're awesome. Thank you for the compliment, that means a lot.
Not a problem.
As a sales trainer, I was like, cool, I guess I am okay. Okay, well have a blessed day. Okay, you'll see my guy after he's done at Rob's house.
Okay, perfect.
Thank you so much. Yeah, of course. Bye-bye. Is that the technician? Then I have another one for you right after. We're going crazy today, bro. What's your Venmo? Uh, I'll show you. I'll tip you for each house that you do for me today. You rock, homie. Thank you.
