In this instructional YouTube video, Mendell Gosnell of Centurion Real Estate Management outlines the most common reasons rental applicants are denied and offers concrete tips to improve the chances of approval. He emphasizes that the goal is to help applicants meet Centurion’s screening standards rather than to turn people away. The video walks through nine primary disqualifiers: (1) incomplete or missing application items, (2) insufficient or unverifiable income, (3) outstanding landlord debt or evictions, (4) negative rental history, (5) credit red flags, (6) background‑check issues, (7) dishonesty or inconsistent information, (8) undisclosed or improperly screened pets, and (9) general questions about qualifying. For each reason, Gosnell explains why it matters, how it can lead to denial, and provides a practical tip—such as double‑checking uploads, supplying clean income documentation, showing repayment of past debts, being honest about rental history, providing credit improvement evidence, preparing context for background issues, ensuring consistency, fully disclosing pets, and reaching out for clarification. The tone is clear, instructional, and supportive, aiming to set applicants up for success while adhering to fair‑housing and state laws.

Top reasons tenants don't get approved to rent with Centurion. Hi everyone, my name is Mendell Gosnell with Centurion Real Estate Management. And if you're planning to apply for a rental with us, this video will help you avoid the most common reasons applicants don't get approved. Our goal isn't to turn people away. It's to set you up for success by showing you exactly what we look for and how you can strengthen your application. So let's get started. So the number one reason that people don't get approved when they turn in an application, hands down, is an incomplete or missing items on their application. So any information, all— we need all information to be able to process your application. And this is hands down the number one reason that applicants don't get approved is simple, the application isn't complete. This happens when not all adults apply, those who are 18 years old or older, when we don't have all of the income documents that we need or income documents are missing, ID, identification wasn't uploaded or given to us, employment can't be verified. So a tip on that, just to let your employer know the number that you give us of your hiring manager or your supervisor, to let them know that to be expecting a call from us. We want to be able to get ahold of them timely and process your application. Questions aren't answered. So if your application is missing items, it makes it difficult to process, or we can't process, or it might, um, result in a denial. So a tip before submitting, double-check everything is uploaded and is accurate. Next, insufficient or unverifiable income. Income must meet our written criteria and it must be verifiable. Applications are often denied because income doesn't meet the requirement, documents are unclear or inconsistent, employment can't be confirmed, cash-based income isn't documented, uh, bank deposits don't match the stated income. So we accept many forms of income. We must be able to verify them. So here's a tip: provide clean, recent documents, pay stubs, offer letters, tax returns, benefit statements, or anything that can substantiate your income. Number 3, outstanding landlord debt or evictions. One of the most common disqualifying issues is unpaid rent to a previous landlord, outstanding apartment balances, or judgments for damages, collections, recent eviction, uh, filings, or judgments. These signals make approval very unlikely until the debt is resolved. So here's a tip: if you have past issues, bring documentation showing repayment or resettlement. Number 4: negative rental history. So your rental history matters a lot. Applicants are often denied due to repeated late payments, lease violations, noise complaints, property damage. Conflicts with neighbors, unauthorized occupants or pets, broken lease agreements. So here's another tip. Be honest. If something happened in the past, explain it up front. The context does help us make our decision. Number 5, uh, credit red flags. Uh, we don't require perfect credit, but we do watch for major risk indicators, recent large collections, utility or landlord collections, ongoing delinquency, extremely low credit scores, unpaid judgments, fraud alerts on the file. So most denials happen when credit shows a consistent pattern of unpaid obligations. So here's some, uh, feedback for you. If your credit isn't perfect, provide proof of recent improvements or stability. Number 6, background check issues. Oregon law requires individualized assessments, but there are some cases that may result in denial, especially if they pose safety concerns, property risk, pattern criminal behavior. We follow all fair housing laws and every case is evaluated individually according to the law. So here's a tip: be prepared to discuss context, rehabilitation, or changes since the incident. Number 7, dishonesty or inconsistent information. This is often overlooked, but it's a major reason for denial. Applications may be denied when information doesn't match documents. Employment can't be verified because details were incorrect, or income is overstated, or your rental history is misrepresented. Honesty always creates the best outcome. So Here's another tip: double-check everything before submitting. Number 8: Pets not disclosed or failing pet screening. Denied applications often involve undisclosed pets, restricted breeds, missing pet screening, incorrect pet information. So we use a structured pet screening process to ensure safety and compliance. So here's another tip: always list your pets honestly and complete the pet and animal screening. Lastly, if you have questions about qualifying, improving your application, or understanding our screening criteria, we're here to help. Our job is to make the rental process clear, fair, and professional, and we want every applicant to feel confident when applying with Centurion. Thanks for watching, and best of luck with your application.
