Property management company interview worksheet. In this video, I'd like to go over, um, a document that we have in our company. We give out to prospective clients that are, um, shopping around for property management, and we encourage them to ask these questions to us and to the other competition out there so that they can accurately compare apples to apples. So in this video, I'd actually like to just kind of go through some of the responses to the questions on this property management interview worksheet. So again, we're Centurion Real Estate Management, and we thank you for watching. Obviously, the number one question that we get from investors is, what is it, what do you cost? And for that, we need to know what you'd like us to manage and the needs that you have. So be happy to give you a quote on that. We have some other video videos that talk about the average cost and some of the things that go into into the cost of property management. What your costs are, how many properties do you manage? We manage about 2,000 rental units or doors throughout the Willamette Valley, a mix of single-family homes, small plexes, larger property manage, larger multifamily apartment complexes, as well as commercial properties. Up and down the Willamette Valley corridor. We have branch offices here in Salem, Oregon, as well as Corvallis and Eugene. Also, how many employees work for the company? Currently, we have about 60 employees throughout our company. We have a full-time maintenance department to serve your needs, as well as office staff managers. We've been in— how long have we been in the business? We've been in the business about 20 years, and we're associated with a number of professional organizations, which actually is important. We get— we stay up to date on the industry changes, changes that are happening in the legislation, and they're an advocacy group for our industry, which benefits landlords as well. Some of those organizations include NARPM, the National Association of Residential Property Managers, IREM, which I have my CPM designation through, it's Certified Property Manager. The SRHA, Salem Rental Housing Association, as well as the other city local rental agencies. Multifamily Northwest, we're connected to them for our forms. The local Chambers of Commerce. The Northwest REIA, the Northwest Real Estate Investors Association, the Oregon Rental Housing Association, NAR, OHBA, Lynn Benton Rental Housing Association, Oregon Business and Industry Association, and so many more. Can you terminate management early? Yes. Yeah, we just require a 30-day notice. We want you to be happy, so we will do everything we can to take care of your property, take care of you. But again, 30-day notice if you're wanting to terminate services. Does your company do sales and brokerage? Yes, we do sales and we'll help you purchase property, we'll help you sell property when the time is right. So we'd love to have that conversation. Does your company have their own licensed contracting and plumbing maintenance crew, handyman, and do they, or do they sub everything out? So So yes, we're general contractors and we handle a lot of stuff in-house. We have a full maintenance department that handles everything from faucet leaks, just your run-of-the-mill maintenance repair requests, as well as turnovers and capital improvement jobs as well. Can we handle all types of repairs? Well, we can handle most every type of repair, but there definitely are some things that can be done better or more efficiently, or we don't have the time for, or we're going to sub those out. What is the max that you'll spend on repairs without contacting me? Each of the repair limit is set by property, but there is a limit that we have that if it goes over that limit that you'll be notified in advance. Are statements sent out? Those are usually sent out at the end of the month. Are monthly statements and checks sent out? Yes, of course, we do send out the monthly statements, and most of that stuff is done electronically now. What kind of accounting system do we use? We use actually a lot of different softwares, but for our accounting, we'll use a combination of QuickBooks for the company and AppFolio for the property accounting. Can the company pay my bills? Which ones? We can. We do pay the utility bills along with most of the property bills. How much money is in reserve for the company? How much reserves does the company require? Generally, we'll require somewhere around $800 to have in reserves. Of course, we really encourage each one of our investor clients to have their own independent reserve set up. We can help you With that, we can give you some guidance and feedback as to how much reserves to set aside or to set aside each month. We have worksheets for that with the common capital improvement items, their estimated lifetime, and then so if you go through that worksheet that we can give you and you input what your estimated life expectancy is for each of those capital repair items, Where will the company advertise my units? Boy, this one has changed so much over the years. I've been, been doing this for 20 years. When I started out, the primary way of advertising vacant units was yard signs and newspaper, and nobody uses the newspaper anymore. Then it went to Craigslist, and then it went online, and then this exploded with a lot of different online vendors out there. So we use everything and anything that we can get good traction with, and that is always changing. Things like Zillow, Apartments.com, etc. So that's just a quick snapshot of some of the answers to the management worksheet that we wanted to share with you guys. We encourage you to ask similar questions or those same questions to other property management companies that you might be interviewing. And if you're interested in our services, give us a call. We'd love to talk with you and give you a quote for property management and show you what we can do. We offer a lot of guarantees. We think you'll be exceedingly satisfied with our services. We look forward to talking with you. Thank you.
